"Their tenants do have all the luck. OPM is the best company I've leased from while in West Lafayette (my third landlord). Dealing with the office has always been straight forward. I haven't had to deal with any nonsense. Likewise, they enforce policies and the contract strictly. The staff are also always reachable and prompt in replying. While the unit I lease is dated, it is very well maintained, and I'm happy with its value for money. Their maintenance folks are great. They're nice and prompt, attending to any issues on the next business day. While not literally having all the luck during my time renting from OPM, and having a hiccup or two, I am glad with my leasing experience so far, and would highly recommend them to anyone looking for a place to rent in the area."

"O'Neil property cares about their tenants and the property being well kept. With many people to rent from, its important to choose one who upholds their end of the contract. When you here of friends & family having difficulties with the simplest of maintenance issues. Even not being able to communicate with someone in office, it makes an impact. It's not simply about having a roof over your head. A place you can be satisfied with giving your earned money to is important, specially in this economy. I've been in the same apartment for some years now, & what a difference management makes. Factors that are most important as a tenant, O'Neil covers them well. I'm a single parent myself, & even things like tenant safety, is a priority for them."

"I rented with O'neil Property Management at The Harbor in Southaven for 2.5 years, and my experience with them was consistently positive. They always addressed maintenance requests promptly. The spacious layout and tranquil community were added bonuses. One thing that really stood out was their fair approach to rent increases. While they did adjust rates at renewal, they always kept them below the market price for similar units. This made my decision to renew twice an easy one! When I had to unexpectedly terminate my lease 6 months early, O'Neil was incredibly understanding and helpful. They offered me several options for breaking the lease, and we worked together to find a solution that benefited both of us. They even found a new tenant quickly, which made the transition seamless. Overall, I highly recommend O'Neil Property Management to anyone looking for a reliable and tenant-friendly rental experience"

"Before I start, yes I AM using a burner account to make this post, so when you respond back to this review you don’t have to go ahead and state the obvious. Please use the correct grammar when replying, as well as the correct punctuation. Your other responses show the lack of professionalism this company uses. Where should I start on how bad O’Neil Property Management is? The women working the office are disrespectful and will insult the way you live if they see one thing out of order during an inspection or while giving a tour in your home... They might even insult you as a parent if they simply disagree with you. Be cautious when offering information to these people as they will find a way to use that against you if it comes to that point! They might also add fees to make you pay for things that aren’t your responsibility to fix, and then up-charge you x4 the amount you could’ve paid to fix it yourself! They make you jump through hoops and pay application fees knowing they won’t rent to you, even after talking to you. Glad I don’t live here anymore. Or did I ever? ;)"

"What I didn't like about my experience applying for an apartment with O' Neil Property Management is there underhanded ability to not clarifying their requirements to qualify for their apartments. I was told my income must be 3X the amount of monthly rent; after I submitted my application to, O' Neil Property Management, I was given a tour date, upon the scheduled tour date, I get a text message telling me even though I make 3X my monthly rent before taxes, I would have to make 3X the rent after taxes, which I should have been told before I even submitted my application and the $35 application fee. I feel like I was intentionally misled. All the good reviews are from individuals of Caucasian Descent, which reflects one-sided treatment. As a resident in Indiana I realized the culture here is to leave the African American population out of equality much as possible. The policy and procedures designed to follow proves that."
