"I have been a tenant for 3 plus years. In that time, the owners have been friendly, professional, attentive and quick to resolve any issue, which were few."
"DO NOT RENT FROM TIM RHODES PROPERTIES. They have bed bugs coming out of the walls and they won't get rid of them. They just rent them anyway knowing the bed bugs come out of the walls.. They are very old and outdated and they will not make any improvements. They do not do any preventative maintenance on anything. Darren Tim's son the new owner and the staff are very rude and unprofessional. They make mistakes posting your payments repeatedly. They do not care about their tenants at all. They really truly need to be condemned."
"The only thing going for these apartments in the location. The apartments are outdated and not taken care of. Bugs everywhere, trash everywhere, gates hardly ever work. I always had the worst problems with the A/C unit within my apartment. When I first moved in, I had to have the maintenance workers come fix it three times within two months. It can be 70 degrees in the living area, but upstairs it is 80 (which makes utilities very expensive). My water went out ever so often and it takes a while for someone to come out and get the job done. I've never felt safe here, the laundry room is disgusting, and the courtyard is never kept after."
"These apartments are liveable but in DESPERATE need of not only renovations, but basic maintenance. Both the units and the complex itself are very poorly maintained: a security gate doesn’t work (and they’ve been notified for months by multiple tenants that it’s broken), the courtyard is infested with roaches in the summer, and the three units I’ve seen (one of which was my own) look like they haven’t been updated in about 40 years. Understand that when it comes to these apartments you are mostly paying for the downtown location rather than updated amenities, for the same price you can afford much nicer units elsewhere. Edit: also worth noting is that they changed their name on google to hide the bad reviews that were originally posted, I remember reading some of them prior to moving in back when I was in Florence. That should give any prospective tenants and idea of how this company operates."
