"Property management will ignore you. You will not get questions answered. There is a strange loud metallic clanging noise coming from either the radiator in my room or the basement and it happens during random times it seems so I have to wear ear plugs to bed. Would highly recommend renting elsewhere."
"Late August when we were moving in, the sprinklers turned on and flooded the the entire walkway in front of our apartment, I believe they just turned the leaking sprayers off and still haven’t fixed them. In the apartment there was paint all over the floor, mirror, and tiles. The faucet handles are so lose you can’t turn the water on without holding the base, and speaking of water, the water temperature fluctuates from lukewarm to burning your skin off no mater what time of the day. The door frame to the bathroom was split and the maintenance guy put caulk over it and left the mess on the floor. The power goes out easily and the last time it did, the basement flooded and had to be pumped out (not sure if it’s related but since then I’ve been having an allergic reaction) the laundry room floods often, at least one machine is usually down. They’re card-reader only and it charges you almost $20 to do two loads. The walls are paper thin, I can hear my upstairs neighbor’s phone vibrate. There’s constantly loud noises coming from the walls and ceiling at all times of the night and you can hear the laundry machine doors slamming. Not sure if someone else’s dog in the building has fleas but no matter what I do, my dog keeps getting them. We’ve put in countless maintenance requests, I’ve texted and emailed the property manager and for the most part, she doesn’t reply. She said she’s worked here 16 years but gave my boyfriend the speal before moving in that the only utility we pay is gas? It’s not. It’s electric. They repaved the parking lot but still haven’t finished repairing the overhead walkway that’s caving in near the laundry room. Great location but the apartments themselves are just gold covered sh*t"
"When we first moved in in 2018, it wasn't bad. The apartment manager was an air head, but she honestly did what she could when you got her on the phone. Since then the apartment complex was bought by a new company and living here has become one infestation away from becoming a nightmare. The apartment manager is incompetent, she does not send emails when appropriate, like 2 until 2 hours AFTER the power has gone out to inform people that the power is out or when she had someone working on the water without the tenets' knowledge and all running water was suddenly rusted. She does not reply to emails, like same said situation in which we got very concerned that our water was rusted. The company (or manager whomever made this poor call) replaced the coin operated machines (that worked perfectly fine) with card operated ones, giving us no notice. These washing machines are constantly down because the card readers do not link up to the network and payment cannot be accepted. These machines are also in need of desperate maintenance. The one in particular has almost set the laundry room on fire TWICE because it needs a new belt and instead of calling the company, she would rather unplug the machine and write a cute little note. Projects are half finished always. The walk way above and below have been in "repair" for over a month. It is not safe to walk under and I can guess if it's not safe to walk over for similar reasons. The trees in the back have been half cut down where large logs have been left in the yard looking like a complete eye soar and left with a dying tree standing in the way. The weeds in the back that were "cut down and weeded out." A homeless man walking by one day did a better job than the hired help that has now made an actual problem of this area that it was just growing out. The snow that was half plowed, leaving enough slush for the driveway to ice over, leading into the staircase that was not touched but also iced, making it very dangerous for anyone that wants to do their laundry that is accessed from this walkway. To top it all off the manager lives here. She's very aware of the things that go on and how poor the environment is getting. Instead of replying to phone calls, texts, or emails. She spends her day inside sometimes, putting a note on your door at 6pm the night before telling you to lock up your animals. It could be worse for sure, but who knows, the skunks living at the dumpster might finally come out."
"I have lived at Avenue 11 for 4 years and it has been the best experience! I was fresh out of college and new to Royal Oak when I moved here, so this was the perfect place for me to be so close to downtown. The Farmers Market being across the street is also a HUGE bonus, plus a great fish market on the corner, the Royal Oak Library kiddie corner and police and fire stations a few blocks away. The area is incredibly safe! The manager of the property, Jean, has been such a dream to work with especially compared to other landlords I encountered previously and during my apartment search. She is so willing to help in anyway possible and prompt about scheduling maintenance visits if an issue arises. The building is old and has creaky floors, but, not an issue. The apartment was neat and clean when I moved in and maintained very well. The location (being less than 2 blocks from Main St!) is certainly what makes this place even more desirable and there aren't any parking fees, which is unheard of in Royal Oak! Overall, I cannot speak highly enough about my time at Avenue 11 and my experience with management! Update 4/2018: I moved out in Oct 2017 and about 1 month later MTH management took over, the prior manager was then let go. I cannot speak to MTH, only my experience with Jean, who was a gem of a human and incredibly helpful!"
"Apartments are reasonably nice and have a great location. Management was taken over by MTH management recently and they could not be worse. Past management was excellent. Tenant who lives above me is extremely loud are strange hours of the night. They have two dogs that will cry, whine or bark almost continuously when the tenants are gone. This has been brought to the attention of MTH management for the past 1.5 months. Each time I have reached a secretary who has taken my information down and told me that the property manager will contact me. Today was call number 5 with the same response and I still have not been able to speak to the manager of the property. No call or email, radio silence. The new property management has a huge issue with communication. DON'T LIVE HERE."
