"Do yourself a favor, don't live here I know is cheap but it's way worse than they show you. You are LUCKY if the dryer or washer works, it will eat your coins. You will end up with wet laundry and nothing else to do. Maintenance is nice, office people not so much. They will increase the rent every year but won't do any updates other than put a timer for the light used in the laundry room."
"Low rent, but too much fines even for small repairs.Old apartments and they charge people while leaving, don’t expect your deposit back if you live there for more than 1 year. I am paying extra 400 bucks along with my deposit. My friend was charged $1000 for bath tub repair and when asked regarding details they were very Rude and threatened them that they will go to court and get back the money."
"Infrastructure and appliances: These apartments are really really old and the same goes with the installed AC and heater. Because of it, we were paying high utility bills every month between $150 to $200, sometimes more than this. Rent here is equivalent to market price. Maintenance: For maintenance, they have only 1 person for all buildings. Many a times, after giving complaint in the lease office, got reply that there is a shortage of workers so it will be done after sometime. When they take rent, they want it always on time and if it is delayed, we pay late fee. But same does not apply to Victor Cassar Management. After giving complaint, many a times, issue was resolved after 2 to 3 days. Also, lease office person behavior was really rude. It will frustrate, the way they treat tenants. Management/Lease Office Behavior: My experience while staying in this apartment was really bad. Lease office sends notice to everyone on small things like if kids makes some drawing on cemented walk way or if someone plays close to building. You never know, when will you get eviction notice. Apartment Leaving Experience: My experience while leaving apartment was really bad. Before leaving apartment, I called lease office to ensure that their management will return my security amount. Its because I heard from many people and my friends that Victor Cassar Management keeps the security amount and do not return it. Lease office they mentioned yes, they will return. We kept apartment in really good condition and made a video while leaving. Previously, when we occupied the apartment, carpet was not changed. They handed over apartment with old carpet and once we started using it, it was etching on skin. So, we cleaned it ourselves with rented cleaner. Also, there bathroom/toilet flooring is really old and square pieces was coming out itself from floor, they just fixed it temporarily while handing over the apartment and over the period of time, it started coming out again. Overall, after vacating apartment, my $1200 was not retuned back and when I asked reason for it, they did not give any genuine reason, just said that it will not be retuned back. They fabricated a letter just to cover up."
"Pros: 1. The management is friendly and prompt when responding to service requests or any questions. 2. The rent is lowest in the area while the space is surprisingly better than much more expensive apartment communities. 3. The interiors are good however I would say the buildings need some work. 4. Right next to a school which parents find to be very helpful. 5. All the shopping stores are mostly within 10 minutes away. Cons: 1. Hot water - the temperature would fluctuate from hot to extremely burning hot suddenly and the management couldn’t fix this for me which was a big let down given how prompt they are with other things! 2. Cold air leakage in the rooms which might have contributed to inflated heating bill during the winter season. 3. Unavailability of at least 1 covered parking slot for all renters."
"We stayed here for 2 years. Here are our thoughts Pros - 1) Location - excellent location very well connected to shops, restaurants, theaters etc. 2) Price - compared to other apartments in Rochester Hills/ Troy they offer good value for money Cons - 1) Poor Maintenance - The maintenance is extremely poor. The maintenance staff is extremely difficult to deal with. Even the admin staff tries their level best to not approach a the maintenance staff. 2) Very old infrastructure and appliances - the appliances and fixtures are extremely old. The heating and air conditioning is decades old and is very very ineffective. The management does to change inspite of complains from everyone because the extemly high monthly electric and gas bills become the tenants problem. In a few summer months my and my neighbors electric bills came to about $300!! 3) if you complain about any issues they threaten you that they will send you an eviction notice. They don't even have an email address, they say they do not have any computers in any of their offices."
