"Would live here again if my rent wasn’t raised 20%. Currently pay $1030 for a 1 bed, 1 bath, 6 month lease and my renewal for another 6 month went to $1248. This place just simply isn’t worth that. No AC, old appliances, packages get stolen, and most things aren’t very updated (our hot water was out for 4 days). I have also noticed there are a lot of rats here which isn’t abnormal for an apartment complex, but it’s gotten to the point where I’ve found dead rats in the laundry room and also had damage to my car from rats chewing. I am just glad I don’t live on the first floor. The office staff is also impossible to reach and not willing to work with you. Which honestly, I was ok with when I was paying my original rent but an increase of 20% for what I’m currently getting is just not worth it. I would be ok with a slight increase, maybe 3-5%, but 20% is absurd. It’s cheaper for me to pay to move to a place with AC for a 12 month. They’ll offer a month free of rent to a new resident (which if offered to current residents, we would have our current rate) but not to current residents who pay rent on time. It just seems backwards to not incentivize keeping loyal and reliable current residents. They will have to pay to clean the apartment for the new person, go days, maybe weeks of it being empty, just for a new person to pay the same amount or less. It’s just a waste of time and money for everyone to run things the way they do. And then it took about 10 tries to finally get in contact with the office for them to say that the renewal rate is non-negotiable. I will say that maintenance has been great and on top of things. So it’s a decent place once in but don’t have hopes of resigning and realize you get what you pay for here."
"I have lived here for 15 years and interacted with many management/maintenance teams. All were competent but the current team exceeds all for their competence, action, and skill. Jim is an expert and completed two not so easy plumbing repairs in a few hours in two days within a week. If a part was not adequate, he would make another himself, which did work. Amazing, to me. It’s a very good thing when the staff “has your back” and proves it."
"If I could give ZERO stars I would. I don't even know where to start. The level of unprofessionalism and temperament of the staff is horrendous. Office management is not easy to work with. Their belittling demeanor is averting and lack of follow through to resolve any property issues is meager. God forbid you know your rental rights, they will make sure to refuse your phone calls and complaints. The maintenance team is great, but very slow. They need to hire more staff. There is no excuse as to why the property and the buildings shouldn't be cleaned up weekly. This property should not be maintained by 2 men solely that is an outrageous expectation. Maintenance requests take 1-3 weeks to execute and most of the time it is botched. Rent is ridiculously expensive for the lack of amenities and cleanliness of this property. For this property to be in Royal Oak, it sure feels like I stay in the ghetto. Beacon needs to do a better job of hiring competent employees with motivation and innovative ideas to make their properties nicer, cleaner, and more inviting to live at. All in all, DON'T MOVE HERE! Especially not with children, as a mother myself, I wish I would've done more research before moving here."

"Been living here since 2018 - switched over to a newly renovated unit in 2020. Very convenient area as everything u could ever need is within driving distance. Leasing office staff is also always extremely helpful when I have issues. Maintenance staff are nice and friendly as well and have helped me out multiple times!"
