"Edit to respond to their reply to my review: It's fine, I get it. Safety improvements to my complex can be extremely expensive, especially when we are pouring money down the storm drains with poorly adjusted sprinklers that water not only the grass, but everything else around it. Having much of the water never even absorb into the grass because half of it runs down the street, and the other half evaporates because we water at 2 in the afternoon in August. Other areas are so saturated that the grass roots are rotting. We are constantly replacing dead trees with more trees that die again a few months later because they're planted where they can't get enough water. But certainly, I understand how expensive safety improvements can be when we are more concerned about wasting copious amounts of money on the property's water bill, and on replacing trees every so many months! *ORIGINAL REVIEW* Edward Rose doesn’t give a single care in the world what the residents, who live AT their properties, have to say as long as they get their rent payments every month. They are so absorbed in what they want that they won’t budge on anything you ask for. They severely limit what the individual properties have power to do, and when an office in Michigan has so much say on a property in Kansas there is bound to be disconnect. And there absolutely is. They have no problem telling you what you want to hear in an attempt to make you stop complaining."
"I put in a maintenance request on Friday June 30th. My air conditioner is not blowing cold air. I put the request in at 5pm. Which I understand they are probably closing for the day. So I waited thinking they will come by Sat. No response. My apt is up to 79 degrees all weekend. I called Sunday morning July 2nd and left a message. I haven't received any callback or email. Does maintenance not work on the weekends? I've lived at Gull Prairie twice before and had no issues. They use to be very prompt with issues. I have an animal and it's very uncomfortable for both of us. I just signed another year. I'm regretting it. So adding to this. Maintenance came in on Monday July 3rd to diagnose the air conditioner. I got a service note stating a/c diagnostics. Will return for further leak testing. I understand Tues was a holiday. Now it's July 5th. And no one came to service my air conditioner. I don't know what else to do. So it's Friday July 7th and I still don't have air conditioning. I called the emergency maintenance number yesterday at 530am and talked to a man. He said there was no ticket open. But he would send someone over. No one came over. It's a week later Friday July 7th. I called the emergency maintenance phone again and I couldn't leave a message because the mailbox is full. So I called the office and left a message for them to call me back. And nothing."
"We lived in their apartments for 2 1/2 years, and when we moved in the carpet had stains, not bad, but they were there and we noted it in the beginning and then when we moved out they had us pay for new carpet. It is impossible to get a hold of anybody of importance, when something goes wrong, the maintenance men do the best they can with very limited knowledge. The company as a hall takes advantage of you anyway possible and the ladies in the office at Gull Prairie are not nice people I lived at a few apartment complexes in my life. And this is by far the worst they are modern-day, thieves The only way they put money into the building is when people like me and others like me move out and steal their money oh and they tried to raise my rent $300 the year I moved out during Covid."
"My husband was sleeping in the living room when a maintenance person stepped through the ceiling in our bathroom (we live on the top floor). The ceiling came down and the manager's response was bascially we'll fix it but can't accommodate you (which is according to their contract) or compensate you for a hotel stay tonight. She also said they insulation was just paper, not fiberglass (it is), and was safe to go back to while they fixed it while staying there with our 1 and 2 year old. I've contacted the news station and city government because they didn't do enough to help us with a problem they caused."
"Apartments cannot be seen before move-in at any time. Even a vacant apartment cannot be seen. Only a model that does not have the same layout. Asked leasing agent to take photos of the specific empty (VACANT) apartment to send to us, and we were told that was against policy. Even after my child had signed the lease, we were refused basic information about the apartment (balcony or no balcony, side-by-side washer/dryer or stacked, north facing or south facing, pantry or not, height of the bar counter, etc.). Nothing. Enormously unhelpful staff. Just kept repeating a tag line about how residents cannot enter the unit until move-in (we were asking if THEY would enter and take photos). As a former leasing agent, I am shocked by the ineptitude. At the very least, the leasing office should have a detailed portfolio of the layout and amenities in each apartment. They should want their clientele to be as informed as possible. So far, we are very underwhelmed. Absolutely no effort by staff to try to be helpful or make us feel welcomed. I can only assume this reflects the leadership of Edward Rose and Sons because a business that values its customers ensures all its employees do, as well. A customer service business that purposely operates in a mode of secrecy and disregard is not to be trusted."
