"I lived at Byron lakes for over 4 years and have put together the good, bad and the ugly of living here. I would encourage anyone who is looking to move in to give this review a read as it might save you multiple headaches and misery in the long term. TLDR; Highly reconsider living here if you plan to occupy the apartment from 8am-5pm, or expect to be treated with dignity and respect as a tenant The Good (actually really good!): - Landscaping - Pond views from certain apartments were beautiful - Conveniently located - Rose in the office. She was kind, and tried to help with issues as best as she could given the constraints put on her by management. The Bad: - Bloom internet and TV. You are locked into using their ISP. So you had to pay well over market price for their own internet subpar speeds. For reference I believe 300mbps down comes at a steep $80 per month. - Petty rules that bordered on harassment of tenants. During the pandemic they issued tickets for vehicles that were already registered with management for expired tags, in my case it was less than a month expired. Want to hang anything in your window? Nope, written notice. Have too much snow on your car a day or two after a big storm? Again, written notice. All of these carried fines if you did not correct the "violation" quickly. - Zero notice for any maintenance done in the community. On multiple occasions we were sent notices that parking lots were to be repaved the NEXT day, and if you left your car there it was going to be towed at your expense. This happened 3 times that I recall with different parts of the complex. What happens if you are out of town or unable to move your car? They do not care. The Ugly: - Non stop renovations. Most days the renovations started after 8am, and was near non-stop noise while crews demoed the old and drilled, sawed and hammered in the new, often rattling walls and making work calls near impossible to not be interrupted. This alone would be reason enough for me to not recommend living here. If you live in a middle apartment for example, you will have 8 surrounding units that may need to be renovated, subjecting you to months of constant noise during the day. - Water issues. Attached is a picture of water shut off notices FOR JUST 2023! These shut offs would often span hours, to the entire work day. It doesn't take much imagination to think about how much that affects the day to day routine. Shower? Nope. Brush your teeth? Nah. Need to wash your hands after being a human in the bathroom? No shot. Need to cook? Forget about it. - These water shutoffs have gone on for as long as I have lived here for 4 years, likely totaling past the hundred mark. These notices are given only 24 hours or less in advance so planning ahead is incredibly difficult. To add insult to injury, after several of the water shutoffs the water would contain rust or debris which I am sure was not healthy to drink. I was never notified of the quality dropping or for boil notices, and I am lucky I noticed it before drinking it or using it to cook. This likely put many residents at risk, but when I reported it, the only thing I was offered was a new sink aerator, and the underlying issue was never addressed. - Management simply does not care about its residents. When all of the above issues occurred I would advocate for residents and attempt to work with management to try to find a solution to minimizing impacts of the issue at hand, each time it was met with a "we don't care, deal with it" type response. For many issues I would work my way up the chain from Byron Lakes (Cassy) into Edward Rose corporate (Mark), to only be met with the same dismissive, obstinate responses. I do not see the situation at Byron Lakes improving until there is real top down change within Edward Rose as a whole. So there you have it. A real look into the pro's and con's of living here. At the end of the day I could not tolerate living here any longer and moved. Godspeed for those still living here, I hope you find an arrangement that works for you long term."
"I moved in around 6 months ago. Since day 1 I made them aware that our ice maker doesn’t work. They’ve been out 5+ times now and have not fixed it. Maintenance guys are nice, but every time I talk to people in the offices we just get frustrated and disappointed. Our ice maker, dishwasher, and washing machine give us issues regularly. I talk to different people in the offices and was told I’d hear back from them but they just don’t follow up. This past time I just said that it would be nice if we were compensated with some money off each month until they fix the issues I’ve been dealing with because they haven’t fixed them."
"My boyfriend and I really liked the atmosphere of the apartment complex. We enjoyed how detailed the staff was the tour. They were more than happy to answer all of our questions. This is definitely an apartment complex we would consider living in."
"Absolutely loving it! Moved into an updated unit and I have no complaints. Maintenance is responsive and communicate very well with you on updates. Beautiful view overlooking a lake and it even has a storage area on the balcony. MASSIVE upgrade from my last apartment complex management. I am honestly not sure why there are bad reviews. Everything has been easy from signing the lease all the way to maintenance. They are responsive and update you quickly. I finally found a great apartment I can live at for the next few years until I can afford a house. Thank you Byron Lakes!"
"I lived here for three years before buying a house with my husband and loved it. We always had turkeys and ducks in our back yard. When we got divorced, one of my best decisions was coming back home to Byron Lakes. Now I live on the lake in the very back of the complex in a newly renovated unit, and it is like paradise. There’s a resident blue heron that is just beautiful. (I call her Bobbi!) I can’t say enough good things about living here. It’s quiet and beautiful. The office is helpful, and maintenance gets things taken care of in a timely manner. I just love coming home here every day. It is my sanctuary! It’s one of the best places I’ve ever lived (and I have lived in a lot of different places in the military and after that as well)! I just love this place!"
