AMK Rentals and Property Management

"As a tenant of one of AMK's properties for three years, I'm sad that I have to write this review. There's no need to sugar coat anything, the bottom line is you are doing yourself a disservice by using AMK as a property management company. As a renter, avoid at all costs. You will be treated poorly, expected to pay for EVERYTHING extra, and be double charged for failed repairs on their end. You will not get your security deposit back, it's 'that' kind of company. What I can say, and something I'm very grateful for, is that AMK is a wonderful example of how people shouldn't behave. Beyond the questionable legalities of their behavior in handling state law requirements, the conflict of interest when Mallorie Kragt is the real estate agent on the house I rented when the owner tried to sell, or the other myriad examples I could divulge..I feel vindicated in that I am not, and will never be, like those I encountered when dealing with AMK. I would be ashamed to have them manage a property I own, and I would beg that you avoid their properties at all costs when it comes to renting. There are good companies out there, however, AMK is not one of them."

"Avoid at all costs. You will have to pay for all of your maintenance repairs and don’t expect to get your security deposit back. AMK will accrue a list of charges that add up right to your security deposit. We were charged for nuts/bolts, batteries & caulk, etc. They ignored our request for receipts and proof that repairs were needed."

"AMK is the worst rental property to rent from. They charge every little thing my light bulbs and they was like 20 feet in the ceiling. They wanted to charge me 50 dollars to come change them. My power went out one day on the outside while I was cleaning the leafs and I didn't know what happened. They blamed me for the power going out tried to charge me 150 for maintenance to come out and push a button. I wouldn't recommend them to anyone they literally try to charge you for the smallest inconvenience. I had a year inspection coming in for the A/C they stated I missed one I never got told about it charged my 75 dollars then they set another appointment I told them as I work 1st shift I wouldn't be able to make it and they said if I didn't go they was going to charge me another 75 dollars. I had to take a point at work because they were not willing to work around someone work. Don't go to AMK even if it's your last option they will bleed you. I was desperate because I had my pup and I didn't want him living out of our car, but now I regret it something better will come up. Just be patient. I spent 336 for carpet cleaning and I did my best because I had to move out in 2 days and they want to say I didn't do ahit nah they just trying to keep as much as my deposit. I pray to God for their salvation, and that they don't do what they did to me to someone else. People please watch your back with this rental property."

"FYI - never rent for AMK property management. We have had black mold for the entire time we've rented but only just found out 3 MONTHS AGO and they only just started remediation on Monday. They put us in a hotel until Friday and then informed me yesterday it would take until the end of the month to finish remediation but they're not going to pay for the hotel until the end of the month. Instead I can move to the apartment above it ( which is just as bad if not worse). Since both units up and down failed code enforcement in April of 2023 or terminate my lease with no repercussions. I cannot come up with the money to live somewhere else in two days. So, I called lawyers and all sorts of stuff. The bottom line is they are slum lords and I am on my own unless I pay a ridiculous amount to sue them and it still won't get me anywhere to live on Friday. Just try and stay way from them."
