Reviews of Royalton Greens Apartments
"Located next to a police station w/locked door access and plenty of shopping places nearby. Buildings are solid cement brick construction which makes them quiet & well insulated, w/well maintained units. I've lived here 8 months and never had a problem. The staff is courteous and always helpful. The residents are nice and respectful. This is a great place to live."
"Do not live here. I lived here in 2020. They entered my apartment without permission and my one dog pooped the floor because she was so scared. Maintenance didn’t bother to clean up the feces or tell us they were entering our apartment that day. Every time they would call and ask permission we would tell them not unless we are home because we are not comfortable and because of our dogs. You would figure they would get the idea by month 8 or 9 but they did not. We had black mold growing in our bedroom. Maintenance told me it was because the buildings were made poorly and rain would leak through “sealed” windows. I wouldn’t disagree there. I could hear my neighbor through the walls and people heard my dogs. I would not live here again nor would I recommend living here. Edit: My lease was for one year and we decided not to renew when the time came."
"If you like being harassed constantly, even while you’re working this is definitely the place for you! I applied because they’re so nice, then after application it’s straight phone call after phone call. Not kidding. I wish I NEVER put a holding deposit down because the second they get it they show their true colors. They pressured me into saying I can move in a WEEK later than when I applied, instead of a month which is what I was aiming for. They call my current landlord and then call me right back saying “did you not tell them you’re leaving?” BEFORE even telling me if I got approved or not. NO? Why would I say i’m leaving with no for sure place to go. Very weird. Then proceed to tell me I get accepted and I need to bring forms to them. I say I will I already had the one form on person to get signed and I’ll get to it. They call back the very next day asking for it, which any reasonable person would understand there are jobs and real world appointments you have to make to get things done, so I have to tell them again yes I will get it to them. I get a phone call during work and a voicemail, so I email them because I am at WORK and say I CANT TALK ON THE PHONE RIGHT NOW and tell them AGAIN I am working on getting the forms to them. ONE *EXACT* MINUTE later they are CALLING me when I just said I couldn’t talk on the phone. After I can’t answer they call the other applicant RIGHT AWAY asking for the stuff I JUST HAD TOLD THEM I WAS WORKING ON. I have never felt more uncomfortable and stressed in my whole life. I just had said in the email November 1st would be more appropriate because how is one to get all of this stuff done in a WEEK? Apparently they think the world just stopped and I could just make magic happen. I talk to them on the phone the very next morning and they repeat the same exact thing to me, i’m not kidding. At that point I know I don’t want to live here if that’s how they treat me. All they cared about was getting me in in their week, and not being considerate about my schedule one bit. No one has ever called and asked the same question to me so many times before. So yes, keep my holding deposit of 300 dollars for the TWO MISERABLE DAYS you kept the apartment off the market. Also, if you reply with a snippy comment like the other guy about the pet urine you really are showing how inconsiderate you really are."
"Avoid at all costs. To start with the general issues: 1.Price: It may seem like Royalton Greens offers competitive rates for the area, but the price will go up significantly after your first year of residency. In my over two years of residency, my rent was increased, a new trash collection fee was introduced (there is no trash collection, you have to walk it to the dumpster yourself), and the service charges for paying rent online are much higher than other properties that don't use the Realpage software. If your budget is around $1000 a month for rent, you will easily be paying $1200 a month within two years. And the average wage increase will not cover that added cost. 2. Community: When I initially toured Royalton Greens, I was assured that one of the strongest characteristics of the apartments were the community events. In my two and a half years, there was not a single community event held at the complex. The only time you will interact with management, staff, or neighbors is if they need something from you or you need something from them. If you're looking for a community feel, this is not the place for you. 3. Facilities: The pool may or may not be open on time, the gym equipment is regularly out of service, grass is rarely cut under and around picnic tables, and the covered parking spots are rarely attended to. Maintenance staff is kind enough and timely, but drastically undercompensated in both wages and benefits compared to other local apartment staffs. The facilities and amenities are severely lacking. Now the personal part: Royalton Greens withheld $236 of my deposit after I moved out because of what they claim is "pet urine damage" on the carpet. My dog was two years old when we moved in to the apartment, and well housetrained. My dog never had an accident inside the apartment. I know that, as I would have been the only one to clean an accident up if one did occur. I had been suspicious of Royalton Greens treatment towards pet owners from the beginning. Soon after I moved in with my dog, I received a call from Mary stating that there had been complaints about my dog barking while I was away at work. I apologized and assured her it would be fixed and I had no clue my dog was causing a disturbance. Mary then suggested that I have my dogs vocal cords clipped, or Royalton Greens would need to escalate and I could be asked to leave. In my very first interaction with management over an issue I was asked to have my dogs vocal cords clipped and then threatened. My suspicion was proven to be accurate. I am confident the staff found one stain on the underside of a carpet that had been installed back in 2017 (date confirmed by management) and because I had a dog listed on my file they could claim it was my fault. I asked politely via email for some kind of proof that the stain was from my dog, and not any other kind of general wear and tear that could have occurred in the previous 3 years before I moved in. I received one grainy photo of a dark spot on the underside of the carpet (which they were removing to dispose of, not to clean, as I had one of the very last apartments that had not been updated). I asked for proof beyond a doubt that it was my doing. My money is being withheld, and the burden should be on management to prove it was me, not on me to prove it wasn't. A week later I had yet to get a response from the regional manager, and after one more request for a response I received a message saying I would not be offered any concession. No mention of my request for proof, or how they determined the stain was my fault and worth $236. Avoid Royalton Greens, and any other properties managed by Burton Carol at all costs. This is just a bottom of the barrel investment property to them. They are not concerned with the quality of life for their residents and they will take advantage of you financially whenever possible. I will be contacting the BBB regarding this issue."
