"Be prepared for Jackie to lie to you about carpet damage at move out - especially if you have dogs. She loves to pretend to be a good person so she may waive the fee for the “damage” as well to receive your praise. Also, as others noted, hope you like to be lectured about religion and hoping the apocalypse takes us all from this “crazy” world! That’s the kind of thing you keep to yourself. Don’t need to wear your insane badge on your shoulder. Aside from that, prices are way too high considering the age of these apartments."

"Not sure how this place managed a million 5 star reviews, but you will notice most of them refer to maintenance and how prompt the repair requests are addressed-this I found to be true. Maintenance crew is prompt and courteous, so thanks. Management on the other hand is just not ok with me. I lived at the Macedonia location for several years. The neighborhood manager changed a few times, but it never caused issues and was always a fine experience. Moving to this location just to save a little on rent each month was a huge mistake and I found myself missing everything about the other location and wished I had never moved. I found the manager at this location to be much too "on watch" at all times and quite meddling. Maybe some perceive that as being attentive but it just crossed the line for me. The biggest issue of course, is the dedication to nickel and diming tenants and keeping as much as your security deposit as possible, as pointed out in other reviews. As a long term renter across northeast Ohio, the only time I have ever been charged is years ago when a large mirror I had hung tore the drywall enough a create a noticeable hole...and I understood why I was charged...and still they didnt even charge me an unreasonable amount for the repair. You WILL be told the entire carpet needs to be replaced no matter how small the "issue" was, so be prepared for that. For some reason what I found more offensive than the carpet, was how the neighborhood manager determined pretty much all of my showers/bathtubs, refrigerator and oven to be dirty enough to charge me their ridiculous fees for each item (it ranges anywhere form $30-$50 dollars for each "dirty appliance"). Again, for as many times as I have moved out of a unit, I have never been charged for stuff like this. I know as tenants we are expected to clean reasonably well and not leave things in shambles...but apparently she expects things to be left absolutely perfect or else. As a former leasing agent, I can tell you that all units are cleaned during the regular turnover process and unless things are left in a disaster, most people don't charge tenants for stuff like this. I dont typically bring personal issues into business because I understand they are separate, but knowing that I was dealing with a very heavy family issue that caused my move out in the first place(over 1,800 miles away) I guess I was wrong in my assumption that there would be any type of empathy or understanding at the fact that I had less than two hours to make everything as perfect as possible before I had to catch my plane after the moving truck left. The experience here was more than unreasonable, it was disheartening. Other than management issues, I just dont feel these units are priced properly, they are unattractive, outdated and the location matches. I cant blame management for that one, I should have known better upon touring it, but in hindsight it is nothing short of a rip-off. Redwood, if you read this, please do not bother with the stock response saying you are "sorry my experience was negative and please call us"...I have already spoken with you serval times and you guys do absolutely nothing to even attempt to resolve things, so it must be a feeble attempt to come off as caring enough to provide mediation. Good luck EDIT: I see that after a few negative reviews, Redwood decided it was time to do some damage control and somehow managed to get "tenants" to write a couple of 5-star reviews that were incredibly lacking in detail but made sure to mention how great management is. What a joke."

"Please consider before renting here. For context, I have been renting mid to upscale rental properties for the past 13 years, several states across the US. I have NEVER been charged a dime for damages. I promise you, if you rent here, Jackie, the neighborhood manager WILL find something to charge you with. I was inspired to write this this after reading a review recently written by a resident who described my exact scenario. Jackie single handedly walks through your apartment and (along with other ridiculously small items to charge you with) will look for any excuse to tell you that your ENTIRE carpet needed to be replaced. I had no pets and there was nothing notable that happened to my carpet..I was bewildered. To give you some more context, I previously rented a brand new unit at the Quarter in Ohio City. I dropped a hot tool on the carpet causing a small burn and upon move-out, my manager informed my they would have to charge me for the repair if they could not fix it. I would have understood had they charged me because it was my fault, but they DIDN'T! They were so focused and doing the right thing by the tenant and not nickel and diming them, that they informed me they were able to fixed a BURNED carpet. SO how it that Redwood isnt even able to take care of truly minor stains/imperfections? In addition to these gigantic carpet replacement charges, she finds the silliest things to charge you for such as "dirty oven" or "dirty shower". Again, bewildered. I cleaned my unit as I always do when leaving but apparently, if it not literally perfect it is considered dirty and you will get charged. Every single unit is turned over prior to new tenants moving in including cleaning so why are they doing this? They are the epitome of the "nickel and dime" management. Do they get some kind of kick-back or personal recognition for keeping as much of people's security deposit or something?? I also didn't care for the intrusiveness I felt from the neighborhood management. I talked with some neighbors one day and we all agreed it is like we are being watched at all times in an effort to find something to charge us for. I was accused of secretly having a dog when in fact I was dog sitting for my friend for less than 2 days. Seriously, who goes around spying on tenants and making mental notes on if they are walking dogs?!?! Everytime I had an interaction with the manager it was a lot of personal questions and attempts at turning it into a conversation about my life; nothing that pertained to my lease or rent. Just weird. This last one is my fault because I knew it before signing the lease but these units are WAY overpriced. Ugly location, really unattractive grounds for the complex itself and ZERO amenities. The other locations are all way better. Go elsewhere where the rent at least matched the price tag whether it be higher or lower and you dont have to deal with weirdo intrusive management."
