"Terrible. Said they would respond to disputes about payments in August. I reached out to them multiple times to get a response about my dispute as I returned a key fob that they claimed I did not & would have to pay for. Kept harassing me and sending me “reminders” about me paying them and refused/ignored all my emails and phone calls wanting my dispute to be handled. Then they threatened legal action. Don’t rent from here they don’t care about you."
"I wish I could give zero stars. The maintenance men are nice but way overworked. It takes months to get a visit for a work order. Saying the trash is a big problem is the biggest understatement I could make. Dumpsters in the parking lot are always overflowing and never seem to get emptied. Not to mention the fact that blocking a two way parking lot with a dumpster 24/7/365 is an inconvenience and dangerous for drivers. The trash chutes are frequently locked for weeks at a time because “residents clog the chutes”. I somehow don’t believe this given I had lived here a year before the trash chutes were mysteriously being clogged by residents, however this did correlate with Landmark Properties taking over management of the property. Hmmm? The office staff is extremely rude, unhelpful, and frankly just inconsiderate. The office is frequently closed during stated operating hours without notice to residents other than a written paper sign at the desk. For example, I saw a resident knock on the office door for package pickup and a staff member came out and told her to come back later because they were having lunch. This would be perfectly acceptable had they not all had lunch at the same time or informed residents that the office would be closed these times for lunch. The last package I picked up required 10 trips to the office during stated operation hours. I have to stay away from the office at all costs because just being there is upsetting because of all the negative experiences I’ve had there. To mention a few, the office lost my package for days and blamed UPS for not delivering it even though I got a notification from the office that it had arrived and was ready for pickup. Fortunately the package only contained toiletry items but I also have prescription medication delivered and this was very concerning to me. What if they had lost my medication? That is not easily replaced not to mention costly because insurance won’t cover it to be filled twice since they already paid. After this experience, I haven’t had anything shipped to my apartment other than through USPS which leaves my mail in a locked mailbox and parcel locker. Furthermore, the office staff has refused service to myself and other residents because “it’s not their job and you’ll have to wait for the person who gets packages to arrive”. This experience occurred during the middle of the office operating hours just for reference. The telephone to the office is not answered unless you call multiple times in a row and the staff is often unable to assist with basic things. The phone service mysteriously goes out multiple times a month and is not restored in a timely fashion. This is the same phone that was there last year when Uptown managed the property but only went out a handful of times over the 12 month lease term. The wifi and electricity in the hallways, Stairwells, and common areas was out for days with no apparent urgency from management. Turns out the electricity was shut off because they didn’t pay the electricity bill. All the while blaming the issue on Duke Energy and claiming Duke was working on the issue. I’m lucky I wasn’t locked out or injured during this time given the stairwells were pitch black and the key fobs didn’t work because there wasn’t power to the locks. And I’m sure this is just the start of the issues I’ve had since Landmark took over. I’ve learned that nothing gets done around this property until the proper regulatory agencies are contacted. Then, things are miraculously addressed and resolved within hours. Before leaving this review, I have made the management aware if my issues and concerns multiple times but if you live here, you know nothing has changed. I was willing to give Landmark the benefit of the doubt and politely dealt with these issues as they transitioned management and got acclimated to the property. But here we are 8 months later and nothing has changed. I don’t have any more excuses for them. DON’T LIVE HERE!!!!! The rent is outrageous given what Landmark puts the residents through. Oh, and it’s going up too."
"If I could give negative stars, I would. I was going to wait to write this until my lease is up, but at this point, I don’t want anyone else getting trapped here if they don’t know what they’re getting into. To preface, I’ve lived in a 1 bedroom in Building 1 since August of 2022, so I’ve been here through 2 management companies and almost 1 and a half school years. First, the old management wasn’t bad. Sure there were some flaws but they were all very sweet and did their best to handle issues efficiently. The one work order I put in during my first year was handled within 3 days and it was marked as “Low Priority” by me when submitting it. This management company is another story. To start, my car got stolen out of Blue Lot in July, which conveniently doesn’t have security cameras despite the staff being aware of multiple instances of theft and break ins on their property. One staff member simply said “it happens in every lot” when we asked to get a parking spot in Red Lot since we can monitor that one through our window since management doesn’t seem to care. She ended up agreeing to get us a Red Lot spot when the time came to renew parking agreements for the next term. When renewing time came, we then had to fight to get that promise upheld as they tried to get me to park in the same spot where the car got stolen, yet hadn’t invested in any security measures whatsoever. Most recently, the wifi has been down for days at a time with no apparent reason, with little to no urgency for it to be fixed (Note that Building 3 doesn’t have these issues as they have Routers/Extenders in each of their rooms, convenient that they couldn’t invest in the other 2 buildings though, right?). The trash rooms were locked for weeks, allowing trash to pile up in the halls and outside dumpsters, but then threatening residents who put their trash in said dumpsters after telling us to since there’s no where else for it to go until they unlock the rooms (see the contradiction?) The power is now out in the halls and stairwells, meaning we can’t even get into the building using our key fobs. This is not only a security risk, but just plain unacceptable given how much we pay to live here. The phones are always conveniently “down” and even when they're not, they will dodge calls to avoid doing their jobs. The staff is lazy and they don't even do the bare minimum, and if you make them do their jobs, they treat you with disrespect. There are the few front desk workers who are sweet and transparent students who obviously see both sides, but the rest of management is another story. If you choose to live here for the convenience of being so close to campus, make sure you’re in Building 3. They haven’t had a single issue for the 2 years I’ve lived here while Buildings 1 and 2 are falling apart. Also, know that when you sign the lease, you’re locked in for the term no matter what. They write it so that you’re paying rent for the entire duration unless you sublease or find a lease takeover, so plan to be stuck there if you do decide to sign. Oh and they just raised rent :) Overall, save yourself the trouble and don't live in this overpriced, dirty apartment complex. Just rent a house."
"The new Management is terrible. The phones mysteriously go down weekly, the trash shoots have been locked for months, many residents have not had air conditioning, wifi constantly goes down and today the lights in the hallways stopped working so it’s pitch black when trying to find your room. During all this, they raised the rent. Last year I would have said it’s a good option to live here, this year I’m just waiting for my lease to be up."
"Wish I could rate 0 stars. Staff doesn’t really care about their residents and continuously blame them for issues caused by themselves. Trash rooms have been locked for months with threats from management to fine residents who don’t take their trash to overflowing dumpsters outside all over the sidewalks. Not to mention, they can’t even take out a community trash that is in main entrances which has caused an awful smell and flys. Maintenance won’t actually respond to a request unless you bother management enough. Packages are left out for anyone to grab and not placed where they should be, even when delivered to the correct addresses. The convenience to be on Xavier’s campus is great, but that’s about it. Definitely recommend anyone to living in a house over this excuse filled property management group who doesn’t care about their residents."
