"Life was good hear until I found out the short Spanish lady is affiliated with gang and undercover street feds who kept parking in front of my house and she did little to nothing about it and the rules are to tow away those cars that park in your private parking spaces"
"This is the worst apartment complex that I’ve ever lived in! Ive lived in the ghetto of Avondale and that was better than living here. Your water will be turned off every week! . My car was stolen right out of the parking lot! Then my brand new car Was vandalized! Office staff are rude, and barley answer the phone. They will tell u we need to spray for roaches and then try and charge 250 for roaches that were there before you moved there. They installed new sliding doors and never repainted the wall back to the original color so my apartment looked ratchet! Maintenance is very slow at fixing anything! I lived there 3 years, there was no pool, play ground, or any of the amenities that where promised in the lease. There’s nothing for the kids to do, I literally watched kids use some old pipes/ trash from around the building to prop against a tree for a slide! my kids found stray cats and tried to bring them home out of boredom! they yelled about a seven pound dog pooping on the lawn in yet there were beer cans / trash everywhere! The rent will be raised 100 dollars a year! They have made small upgrades like building a new office with a fitness center that u can only enjoy during business hours! Don’t move here! Better off moving to the hood!"
"If you want roaches this the best place to move to. I have called the rental office numerous time nobody answer I literally went to the rental office and called right in front of them to watch them not pick up the phone this is the worst place to live they came and bomb my complex 3x in one month and left mouse traps for the roaches and all these trap where in my kitchen alone after the bomb the apartment if I could give them zero stars I definitely would highly not recommend at all unless u love roaches"
"My experience living at the Arbors of Kenilworth was not the best but not the worst. I lived in a two bedroom townhome. The office staff was always nice and cordial to us. I always had a positive interaction with Sherri and Brenda. When we met with them in person they made things happen pretty quickly. It was when we made phone calls that things would slip through the cracks. They had a third person working there at one point. They would forget to send someone to check on our issues. Or they wouldn't pick up the phones. When we first moved in, we had an issue with water seeping through the laminate floorboards. They fixed this issue within 1-2 weeks time. However, we experienced this problem again towards our move out date. This time it was coming through the floor in the kitchen. They said they would send someone to fix it and that didn't happen until I mentioned it in person. I found many dead insects along the windows and wall edges. There are all kinds of living bugs nesting outside the front and back doors. They do send pest control to spray. The times they have come they spray the first floor only and mainly in the kitchen area. At one point, we ended up with a hole in the ceiling. It took them about four months to fill in that hole. We would constantly call and they kept on giving us the excuse that they needed to fix the roof before they patched up the hole. I understood that but why did it take 4 months to patchup the roof? This hole was in my sister's room. Sometime in the winter, a bat flew into the house. It took them 3 days to send an exterminator to get the animal. We had to stay with our parents for that time. We are pretty sure the bat came in through the hole in the ceiling. If you are looking at a two bedroom townhome, keep in mind that the washing machine is placed inside one of the bedrooms. I did not realize this detail before we signed the lease. If you asked my sister about her experience, she would probably rate it 0 stars because she was the one stuck with the room that housed the washer/dryer AND the gaping hole in the ceiling. We moved out in August, we gave plenty of notice. We made sure the apartment was in good condition upon our departure. We always paid our rent on time and checked with the leasing office to make sure we had our ducks in row. It is now towards the end of November and we have yet to receive our deposit back. I have left messages and called several times and have not heard back. My next step will be to stop by in person. I would like an answer please. We have been more than patient. Now, I do want to say that they have given us credit on our rent for the inconveniences. They do eventually fix our issues. Keep in mind that this complex is a work in progress. I truly believe that they want to help you but there are too many moving parts. Our rent included water, cable, wi-fi, community services (which supposedly included the community center and pool.) The pool and office were under renovation the entire time we lived there. The way I saw it was that we were paying for an amenity that we were not able to use. Our fence was leaning in for the 13th months we resided there and it wasn't until we moved out that they sent out a notice about repairing fences. I think they are trying and in the future it may be an adequate place to live. Maybe some units are better than others. It could be a hit or miss. If you are a tolerant person then give it a go. I will leave you with a positive note. I loved that the dumpster was right outside my place. I liked that we had designated parking spots right outside our home. The staff was friendly, this includes maintenance. I just wanted to leave an honest review. Like everything, it has its good and bad. PLEASE, PLEASE, PLEASE answer your phones! Please keep your office hours. Many were the times I would stop by during office hours and find it closed. It's inconvenient and inconsistent. I really hope you turn it around because I think it has potential to be a good place to live."
"I’m going to be brutally honest and say this is the absolute worst experience of living in an apartment my family and I have ever had to deal with. There are so many things wrong with these apartments I could write a book. We have roaches from other apartments invading our apartment daily, we have our bathroom ceiling leaking water along with our toilet, we have flies coming in and out every day, we have had to have black mold removed from our water heater closet, there is literally a million things wrong and they won’t address or fix a single thing! I have written email after email and they will start responding and then eventually stop and never do anything to fix the issues. I have went in person and talked to someone at the leasing office and was assured these things would be looked at. NOTHING has been done. We have no choice but to look for another place to live because we absolutely cannot take it anymore. I have already contacted Luma property group as well and they have yet to get back to me."
