Reviews of JLM Properties
"This place is a scam. No available website to see properties available. They don't have an agent or landlord meet you at the property. They make you leave all of your information out for any and everyone who comes inside the property to see. They have now had the same excuse for not sending my application out due to "someone already put the deposit and first months rent down so it's no longer available", but still have the property listed, up to 3 weeks later. They have you submit a 15 dollar application fee for the "credit check" and other various things, but they don't even pull your credit. This is the second time in less than a year that this has happened. Once in Covington and now in Cincinnati. Save your time and money and do NOT reply to any Craigslist ads submitted by this "company"."
"JLM PRODUCTIONS is the WORST! They are crooks, slum lords, and EXTREMELY unprofessional! They bought the house I was renting in the middle of my lease. They ALSO bought the house AS IS. They then tried to claim that I caused the damages to the house - WHICH is DOCUMENTED - as damages that I was NOT responsible for, and then REFUSED to pay my deposit back on the basis of things that are NORMAL wear and tear. If they want to debate this...I STILL HAVE PROOF...They take advantage of people they think have no recourse to fight them. I do no not wish those company on ANYONE! Don't walk...RUN!"
"*** edit*** I HAVE PHOTOS TO PROVE ALL MY CLAIMS ON THE ROACHE INFESTATION.*** *** And, I can provide documentation to prove all of my other claims as well. Including and not limited to proving that I had moved from the building my dad lived in previously in 2015, and had not lived with my dad since I was 16. I also had an exterminator at my home, and can without a doubt say I do not have ANY infestation in my home. I have called multiple other exterminator companies, and they all verify that the company exterminating that property hasn't done it properly.*** My dad moved into a apartment in July 2018. At moving in, he had no bed bugs or roaches, however the building was undergoing treatment for roaches. My dad just turned 65, and is always on time or early paying rent and other bill. He is known to even pay out of pocket for basic repairs. Since then he brought home a bed bug without knowing. His property management has done numerous inspections for saftey violations. They came in while he was at work and half the time left his door unlocked. During the last inspection they discovered the bed bugs. At which time they made him pay $600 for extermination, @ $50 a treatment. He only got 3 treatments, and they won't follow up until september. Then he was forced to pay an additional $400 for one neighboing apartment. At which time he was told to throw away his entire bed and only living room chair or be evicted. Why bother exterminating? They sent him a letter last week accusing him of knowing he had them upon moving in, and that we have to have them ourselves, and as such, I'm prohibited from the property. My dad is 65 and his health is not great. I need to be able to help when he needs it, so I refuse to stay away. He lives alone, I'm all he has. Also, side note this company is not credited with/by the BBB."
"The people in the office are friendly however if they ever want to keep decent tenants their maintenance needs to change. Their main maintenance man "fixes" things in a way comparable to putting a bandaid over something that needs surgery. Our property at 10420 Debbie Drive was not in very good shape, however it was liveable when we moved in. We turned on the heat in October and quickly learned that it didn't work in half of the home and we went through our entire propane supply in only 2 weeks. We sent a letter with our rent check about the issues yet heard nothing so we stopped into the office. In November the maintenance guy came to our home, he seemed very uninterested in fixing anything, he looked at a few things and said he would have to talk to the office about running a new furnace line. It is now March and the furnace issue has still not been addressed. Several times the roof has leaked in the back room and the 'maintenance' man has supposedly fixed it, yet it continues to leak destroying the walls in the home. A few weeks ago it started leaking in the hallway as well and we called, a contractor was sent out, he looked it over and said he needed to get approval to seal the roof. Snow melting and rainfall has made it impossible to traverse the hallway without getting dripped on. The ceiling looks like it might collapse if the issue doesn't get fixed before the next rain. The maintenance guy has came out and done a few small things here and there, but he's definitely not interested in tackling anything that takes time or effort. If they just had maintenance that cared enough to do a proper job the property wouldn't be in such bad shape and your tenants wouldn't be unhappy. For the company's sake I hope that they can pull things together because I would not recommend them as it stands."
"Worst property managers I have ever had!!! It always took them months to come and fix an issue that would have taken a day. I live in a house I rent from them and the floors in the restroom dropped down 2 inches. I called them and let them know and it took them 5 months to come and fix the problem. Not only do they Jerry rig the stuff they fix but they also raised my rent $120 on the year, no late fee grace period or anything. Rent must be paid on the 1st of every month or they charge you $100 for a late fee and even start the eviction process that day! Mindy is a complete ass and is rude to me when I try to let them know they aren't fixing stuff right. I have filed a complaint with the BBB and have still yet to receive any information so therefore they don't check their email either. I would never recommend anybody to have these people as your landlord! They shouldn't even own property because of how negligent they are as owners! Find someone who actually works with you on fixing issues and rent, you'd be better off! Don't believe me then try for yourself... You've been warned!"
