"Where to start- not even sure. I guess I’ll start with my very first impression/experience with this place. I applied to live here through the website, rent was listed as like 950 a month for the studio, unit 402. I put my application through, they took FOREVER to get back with me on approval, so I was panicking because the application cost is not cheap and I was running out of time. They finally got back with me and said I was approved to live here, but only “conditionally”, because I had a medical bill in collections from literally 8 years ago. Never in my life have had an apartment building tell me that, and I’ve lived in Miami Florida in a VERY expensive luxury building. So they made me pay extra for the deposit. The manager at the time, Dori, had to re-type my lease about 4-5 times because they kept trying to charge me more for rent than what was listed or the deposit amount was not correct. Dori also tried to call me one day and say “where did you get the quote of 950 for rent? Because market value is actually 1300”, and I said absolutely not. After the 4th time of my lease rewrite, I should have chalked it up and moved on elsewhere, it was a sign to not rent from this place but I needed somewhere fast. I signed my lease- moved in- and immediately noticed that the walls are quite literally, PAPER THIN! I could hear every word my neighbor said. Full conversations, every word. I work from home and my customers that I would need to talk on the phone, could hear my neighbors TV and the bar below me as well if that tells you how thin the walls are. As mentioned, I work from home. I have a desk setup with a rolling office chair. I very quickly noticed the foundation problem in unit 402. My office chair on wheels would literally roll to the other side of my apartment, NO JOKE lol. I had to buy a rug to put under the chair. My bed was also on wheels and would roll to the other side of the apartment too. How is this legal or safe to rent in that condition??? I literally lived here actively for about 4 months and then moved in with my boyfriend full time- I quickly realized how awful this apartment was and basically used it as a storage unit for 8 months. The appliances are OLD OLD, and the dishwasher was so loud I could never run it with company over. Let’s also go back to when I moved in- it was very dirty and gross. The refrigerator had food remnants in it from the previous tenet that almost made me want to vomit. Which ties into when I moved out- luckily, I had paid a cleaning crew to come in a clean the unit spotless because the new building manager, Rolanda, told me at the move out walk through that if I would not have done that and just cleaned it myself, they would have charged me like 100.00 for cleaning. I’m sorry what? They are scamming people with that because they do not pay to have it cleaned based on the condition it was when I moved in. So what is that 100.00 for? I felt the entire time I was there, the staff and management were very scammy. I had little trust in them between the 10 parking tickets I got because I wasn’t put in the system correct and the 4-5x they had to rewrite my lease and tried to charge me more money. So I made sure I was present for the move out walk through because I was going to make sure I got my 1300.00 deposit back. Luckily, I did get the full deposit back, but I would just steer far away from this place. They are now charging 1250 for my unit, 402, which is a rip off. There are 0 amenities available. Not even a washer or dryer. OH- and you better hope there are no events going on in the Oregon or at troll pub because they rent out the spaces designed for tenets!!! So you’ll never get to park your car at the place you pay rent to get home!! I was furious on multiple occasions. There so also always trash everywhere outside the building. They put in a dog station for doggie bags but never once refilled them once they ran out LOL. For 1250 a month, check out gateway lofts in centerville, it’s a luxury apartment with a pool, clubhouse, etc. do not waste your money here."
"Your packages will never deliver because they use a key fob system and UPS, FedEx, USPS, etc will sometimes forget to bring the fob so they'll leave notes that "they missed you." When you escalate to management (that is based in Ky, so not local), they will not help you. Dog poop and dog poop bags riddle the parking lot. The brick in the apartment crumbles onto your bed, off the walls onto the floor and onto your tables. They do not provide washer/dryer so many people use a laundromat (I bought mine). Your car will get ticketed multiple times, even though you registered your license plate. The walls are paper thin so you will hear everything... especially things you don't want to hear...and the smell of marijuana and cigarette smoke will come through the vents. I'm probably missing a good amount of details but I was sorely unimpressed by management and would not recommend for the above reasons."
"I think this place is a great place to live in the downtown dayton area! The price is fair for everything that is included: water/trash/sewer, Parking, Cable and Internet! Along with that the appliances are all updated and brand new (Fridge, Microwave, Over/stoptop, Dishwasher) Amenities that are not included are Garbage disposal, and Washer and Dryer. They provide options for renting a washer and dryer as well instead of you buying your own. For trash there is a trash shoot on the far side of the building, which really isn't too big of a deal. I believe every apartment comes with a kitchen island that includes storage underneath, and the floors are all concrete. I currently live in the studio apartment and its nothing like a studio I've seen before! They have created the space to make it seem like there is still a bedroom feeling just without a door. They have a giant organizer that is almost to the ceiling that adds as a diver between your bedroom and living room. I love the layout and all of the natural light this space gets with the giant windows. With the building being brick I don't have too many issues with noise, there is a train that passes by throughout the day and that is not to much of an issue. Noise from within the building can be a little loud at times. All of the units have front doors that have about an inch of space between the door and the floor. It might be worth getting a door cover at the bottom to help diminish sound in that gap. I will say being a night shift person I really have no issues with light (I don't use black out curtains) or sound during the day. I will use earplugs and an eye mask sometimes, the times I don't I am not really woken up by any outside noise or have any problems. The only things I think could be improved on is that the windows do not have screens in them, making it extremely hard to open your windows without having bugs come into your apartment. It is also something to note that you will need to buy a fire escape ladder if you live on the 3rd or 4th level due to there are none provided. I do wish there was a bit of a bigger common walking area to put a picnic table or something along those lines so you could enjoy the outdoors without always being downtown. Overall I love this place, the staff are nice, the maintenance people are super helpful and understanding. They helped me hang things on my wall! (with the whole brick wall I wasn't sure what to do) and even helped me take off my door to wear my washer and dryer is because the kind I bought was just a little too big. I hope to be staying here for a few years!"
"As a disclaimer I've lived here for close to 3mo, so while that's a reasonably representative length of time it's not yet the full lease term. I've no complaints with Weyland or the two individuals I've interacted with, Phillip and Sally. Both have been professional and prompt enough about responses to questions/paperwork/issues. The building itself is nice, good views of downtown and while technically yes the mail room is unsecured as mentioned by another review the first floor of the building requires a keychip scan to enter unless they're folks attending a Speakeasy Yoga session. The elevator and staircase also require scans of that keychip to get into, and units start on the 2d floor of the building and up, I've seen tenants get packages delivered to their door. No complaints about utilities or costs, love the shower heat and pressure. The units are standing showers only, no tubs from what I understand, if that's important. Kitchen equipped with fridge/stove/dishwasher, no garbage disposal in the sink if that's important. My fridge's freezer rattles significantly when it's on its cooling cycle, which was something noted on a walk-in inspection. You will hear it anywhere in the unit through closed doors. Something else to note is significant repairs or modifications may take a hot second to get done because the building is "Historic" so there's more paperwork to process to get that OK stamp. The building has a trash chute on a separate portion of the building with access at each floor of the building, where you dump your bags. Additionally there are two dumpsters out in the parking lot. The online portal for paying rent, submitting maintenance requests, and adding your cars to the registry for the parking lot works well enough, though it did lag in matching an early payment of rent to the coming months charge which sparked a supposed late fee, but Phillip was able to aide me in resolving that. The building is immediately adjacent to a 24/7 active elevated railway, but in all honesty it's not that noticeable and I appreciate the quiet background rumble as it legitimately makes for good white noise while sleeping. Occasionally a heavily-loaded train may rumble the floor some, but not alarmingly so. I believe they're not permitted to blow horns as it's an elevated track in city bounds, but sometimes you hear one from farther out; it's never been enough to wake me up and I'm a light sleeper. My biggest/only complaint is with unit neighbor noise. These walls have to be made of paper or something, and the front doors have a good one inch gap between the floor and bottom edge so you will hear most things on that floor of the building. Because the floors are polished concrete, you will also hear everything in the unit below you. If they let their front door slam, and darned if they don't slam it every single time, you'll know. Rent's a fair enough price, location *was* good before the CoVID-19 stay at home order killed downtown, units themselves are pretty nice, I just have to knock a star off due to the noise."
"This is an incredible location to live. Our apt. is often the starting point and ending point for the night, with the Oregon district filling the hours in between. This apartment does lack a few key necessities. The mail room security is non-existent, and any old person could get in the building and steal the packages laying on the floor. If you are having guests over, there is no buzzing them in, must go down and get them. The floors are all slanted. Drop a marble on the floor at it will accelerate at approx. 3 inches per second toward one side. Dust is a major issue, not sure but I think the ventilation system pushes an access amount throughout the building. Overall it is a great place to live and I am happy with the price and location. Those are just a few minor inconveniences."
