"I did a cash out refi with this company and it was one of the most frustrating experiences I’ve ever had. It took 2.5 months to do a cash out refi. They are extremely incompetent. I had to resend various info to them multiple times that somehow kept going missing. They are so bad, that I’m busy closing on another house and my title company asked me if I was doing the loan with Lending One because they did not want to deal with them again. Further, my loan got sold by them to Selene Finance and there was obviously not correct information handed over because I’m now receiving letters saying there is not insurance on the house I own (which we had to pay in full and upfront for the whole year) and Selene Finance is saying I’m not an authorised person on the account and they can’t help me. I own the house… Stay clear unless you want to deal with a lot of frustration and headaches."

"I refinanced multiple loans with Lendingone, and I was not satisfied with any but maybe two. Even though my property was fully rehabbed, they directed the appraiser define properties that were closer to foreclosures in short sales so they can under appraise my property value. I haven't used them since because at the time, they were the only lenders I could find to finance the type of loans that are widely available now. I have gotten some calls from some of their Account managers trying to see if I had more properties to finance and I told him, your company under appraises property deliberately and I would never use them again. It was pretty obvious they did that because they kept changing account managers all the time. If you thinking about using this company, I would definitely elsewhere. Responding to the response. That is not true the lending home has no influence on the appraisal. I've spoken to each appraiser and lending home as always send each one of the appraisal is back and they would always come back lower. I'm a real estate agent and I challenge each one of the lower appraisals accurate comparables it was not each time because Lendingone wanted the lower appraisal.I call each appraiser to ask why they gave such lower comparables, and each one (who didn't know each other) said that lending one made them change there appraisal with the lower comps in the area. On one occasion, I even had an appraisal that was just done 30 days prior and submitted that to Lendingone and they denied it went with the lower appraisal. So to say Lendingone has nothing to do with the appraisal is not true."

"I have had 2 times get loan with lendingone . Really fast process for my dscr loan , rate and fee is competes with other mortgage companies .loan have to be under LLC name is really great because in the real game of real estate I have to have LLC to protect me anyway"

"STAY AWAY - PROCEED AT YOUR OWN RISK - Be cautious about this company and their untrained staff specially a representative there by the name of Kevin Kavanaugh. He misled me from day 1, i sent him all the required documentation at the very beginning. After all the documentation was supposedly "REVIEWED", Kevin sent me a link to pay for an appraisal and after the inspection took place, no communication from their end. I had to chase this particular rep for updates and once we finally spoke, he informed me that he had made a mistake and gave me wrong information on their product guidelines costing me now an appraisal fee and lost time / productivity. I will be filing several complains with the regulators including the attorney general and the BBB."

"I'm writing this review to warn everyone about the horrendous experience I had with Lending One. Their communication is abysmal, and their staff's sense of entitlement is beyond ridiculous. Trust me when I say this is a company you absolutely do not want to do business with. Let's talk about their communication, or rather, the lack thereof. When I tried calling them, it was like shouting into a void - nobody bothered to answer. And on the rare occasion that someone did pick up, they were incredibly snooty. It's mind-boggling how a company can be so dismissive to a potential customers, especially real estate investors To put it plainly, I urge you to stay far away from Lending One. terrible communication practices and the entitled attitude of their staff make them an absolute nightmare to deal with. Save yourself the headache and find a company that values their customers and knows how to communicate properly. Note to Lending One: I sincerely hope that upon reading this review, you will take it as an opportunity to improve your customer service and communication practices. It should not require a public review for you to acknowledge and address customer concerns. I anticipate your response, which I expect to be along the lines of "we have no record of your attempts to contact us." However, this only reinforces the issue at hand. Instead, I urge you to have dedicated and attentive individuals manning the phones, as well as account executives or loan officers who genuinely demonstrate enthusiasm for doing business. Proactive and responsive customer service should be a priority, even without customers having to resort to drastic measures."
