"I couldn't be happier with my experience living in this apartment building! From the moment I stepped in, I knew I'd found a gem nestled along the river in little Havana The amenities here are top-notch! The pool is an absolute paradise – it's beautifully maintained and offers a tranquil escape on sunny days. The scenic views of the river add an incredible touch to the ambiance, making every day here feel like a vacation. My unit is nothing short of beautiful! The layout, design, and attention to detail make it a perfect haven to call home. The thoughtfulness put into every aspect of the space truly reflects the commitment of the management to provide a comfortable and welcoming environment for residents. Speaking of management, Simon deserves all the praise. He made my move-in process an absolute breeze. His professionalism, friendliness, and willingness to go above and beyond to assist made me feel valued and welcomed right from the start. His dedication to ensuring residents have a seamless experience is truly commendable. I'm incredibly grateful for the exceptional service, the stunning amenities, and the peaceful ambiance this apartment building offers. He truly took the time to help me choose the best apartment for me and my partner. The amenities are great and the apartment features everything we were on the market for. "The leasing agent Marianna was amazing from beginning to end, my sister and I have been searching on end to find our home and I even when we arrived later than the time of appointment (due to work) Marianna stayed after her working hours to show us around and even gave us a look at the apartment showing we were interested in seeing when talking about prices etc. finally we’ve finalized everything and can’t wait to move in next week!! She’s exceeded customer service, amazing human being."
"I thought I found the perfect place judging from all the five-star reviews but let me tell you the first-hand truth about TenX Miami. I’ve been here for 6 months and I’m just waiting for my lease to expire. There are many many promises made during the tour and it looks flashy and beautiful but once moving in, the FACILITIES ARE PAID. You cannot use the study rooms or meeting rooms as they are reserved for the highest bidder each month. If you bring guests to the building, you must PAY for them to use any facilities if there are more than 2 guests (per tenant). Parking for guests is also paid - nothing free here. The walls are paper thin (cutting costs) to the point where I can hear neighbors cough, sneeze, even listen to their conversations in their bedrooms and neighbors will often play loud music into the AM (it is a young crowd here). There is often a strong trash smell in the garage and hallways due to lack of maintenance and regular cleaning. Attached is a photo of literal dog poop that has been rotting in my hallway for over 7 days now - unfortunately this is a regular event here due to management cutting costs. Also attached is a photo of the recent fire in the building due to young, drunk drivers in the garage and water damage that filled many halls and was left to rot and eventually addressed by management with a “sorry for your inconvenience” email. The fire alarms are at minimum a twice-a-week event (many smokers in the building) and my work life has been affected since I’m often exhausted from the alarms going off at 3-4 am for 30 minutes at a time and they are LOUD. In addition there is regular package theft (with many unanswered emails from management) and regular break-ins to cars in the garage (also ignored by management). The lack of care by management means you are ON YOUR OWN once you sign that contract and your concerns will all go unanswered as mine have. I’m just thankful I don’t have my children/family here as I would not feel safe in this building with them. Also attached are pictures of a recent car break-in and one of the drunk residents passed out in the hallway. If they try charging you for parking as of recently as well that is new - parking has always been included for all tenants so FIGHT to get it free as they will try to rip you off from the moment you sign up. Also - the five star reviews? All paid for. They give you $50 off for leaving a five star review so do not trust them. If you want more information don’t hesitate to contact me privately but if I can prevent someone from being fooled like I was, I’ll be glad to help."
"I have been living at 10X Miami River for a few months now, and I love it!! The apartment is modern, cozy, and it has great brand new appliances. The building is secure, clean, and well-maintained. The staff is courteous, responsive, and efficient. Junior, at the front desk, is always available and ready to help. He’s the ‘go to guy’ if you need any help!! The location is perfect, right on the river and close to everything. I am literally a few minutes from the airport, the beach, downtown and many Miami historical sites. 10X Miami River is more than just an apartment building, it's a community. I feel at home here and I don't want to leave. Thank you Junior and the staff for making my living experience so amazing!"
