"We have lived here for 10 months now, and a general statement is that this is the best building we’ve lived in to-date. It truly is beautiful and the touches and amenities far exceed any other luxury apartment complex in the Miami area (this is not a condominium building- rather a managed rental building). The pictures and videos you’ll find online are not “bait and switch”, rather it really looks, feels and is like this. The gym is basically half of the 2nd floor and broken up into 3 large, individual spaces with soaring ceilings and fantastic equipment. The quality of the construction is excellent and this is the quietest building I’ve ever lived in. There’s a grand porte-cochere and then a spectacular, enormous lobby. With a couple hundred units in the building (and mostly occupied now) it does not come issue free, but no building possibly can. But for the most part, the neighbors are incredibly respectful; It’s full of professional residents and lots of families which is comforting. There are a lot of very large units here, and pricing exceeds any residential, managed high-rise in the entire Miami area, but we feel it is well worth it. There was a management change about a month and a half ago, however they kept the head of maintenance (Julio) who is excellent, and also one of the treasured Front Office/Services Persons (Victor) which was smart of the owners to help keep some continuity. And I have confidence that the new management headed up by Venessa will maintain and elevate the residential experience here at Slate. And as for location, it is super convenient as within a few blocks radius there are two full supermarkets, a Walgreens, a CVS and multiple banks, and all the necessary downtown type establishments. Starbucks next-door. You can easily walk to all of them within several minutes. And then basically a couple blocks away in the opposite direction is the beach/ocean. And just a 10 minute drive to the Aventura, Mall, which is basically the best mall in South Florida. And the building is right in between Fort Lauderdale international and Miami international airports, 15 and 30 minutes away respectively. And a 25 minute drive to downtown Miami, or you can just take a 10-minute train ride from Aventura on the new Brightline."
"Cheap Apartments for Luxury Prices. I've been living here for 6 months, and honestly, it's not great. First off, there's dog poop everywhere, and nobody, not even the management, bothers to clean it up. The grill area is a joke – it's dirty, barely works, and all they do is throw a cover over it. Don't even get me started on cleaning; the building is hardly ever cleaned. I've never seen anyone vacuum the carpets, and you have to beg management just to get the floors mopped. There's also a security issue with random people using our pool. Plus, the doors around the building are always breaking, which is super annoying. The pool area itself is a mess – the furniture is broken and filthy, the cushions are moldy and stink, and the umbrellas end up in the pool after any bad weather. The old management didn't care at all, and they got fired for it. The new management has been here a few weeks, but nothing's really changed. Maybe they need more time, or maybe it's just how things are in Florida. I'll update this review if things get better, but for now, it's pretty disappointing."
"Although marketed as a 'luxurious and sustainable' residence offering resort-level service, the reality falls short of these grandiose claims. The untidy bedding casually strewn across the balcony not only contradicts the promised opulence but also calls into question the establishment's commitment to cleanliness and meticulousness. Such oversights significantly diminish the allure of an otherwise breathtaking view. Furthermore, the establishment's motto of being 'small yet detailed' seems to have been forgotten somewhere along the way. Despite multiple reports to a front desk that also serves as concierge, package handling, and security, there appears to be a concerning understaffing issue. With 250 apartments at a 90% occupancy rate, it's puzzling that budget constraints are cited as a reason for not hiring additional personnel."
"It's quite baffling how a place that boasts 'luxury living' and 'resort service' allows such a glaring oversight. A shattered glass pane in the party room for over two months? It's not only an eyesore but also a safety concern. One would expect prompt action in a reputed establishment. This is luxury? Perhaps it's time to revisit the definition. Not to mention the endless chain smoking of cigarettes and Marijuana at the pool and balconies. So much for a smoke-free building and surrounding grounds!!!"
"I have been residing here for quite some time now, and it's clear that the management has put a great deal of effort into crafting a luxurious living experience for its residents. The building's aesthetics and amenities are truly remarkable. The amenities offered are undeniably top-notch, further elevating the living experience. Some of residents don't have common sense and are disrespectful to others, It's disheartening to see trash bags left at the doorways overnight, and carts on hallway or parking for a few days while over residents are looking for them. No complains to cleaning staff, they do a good job. One of the most frustrating aspects is the behavior of certain personal trainers who use the gym as their professional space. While I understand the need for personal trainers to conduct their sessions, it is simply unacceptable for them to bring non-resident clients and neglect basic hygiene practices. Loud music and disturbances in the cardio and yoga areas disrupt the tranquility that residents expect when using these spaces. The fact that these trainers profit from the building's amenities while showing a lack of respect for residents is deeply disappointing. The management should consider implementing stricter policies to ensure that amenities remain a sanctuary for residents to unwind and exercise without disturbances. I believe enforcing penalties for violations and upholding the exclusivity of amenities to residents would greatly enhance the overall living experience. Because this is one the biggest reason why I'm planing to move and why other people moved."
