Amalta Broken Sound

"Important to note: I am not a resident of Amalta Broken Sound nor have I lived at Amalta Broken Sound. I toured this beautiful property extensively with full intentions on moving in but in the end did not, at least for now. I initially discovered this amazing apartment community when it was Manor Broken Sound. During the late stages of our search, the community was later acquired by Lincoln Property and renamed "Amalta Broken Sound" during the late stages of the COVID era, a time of major transition and rental market uncertainty. There was lots of movement in the South Florida rental space and to be honest, a large amount of bloat from what would eventually be discovered to be temporal out-of-state renters shortening on hand supply and creating short lived ghost demand. Even after acquisition the property was still new/new - there were tons of apartments that have never been lived in before. First Impressions: Amalta is LOVELY. It sits off of a main road and looks nothing short of a resort oasis. There's a baby grand in the lobby and the interior decor is accented with Tiffany Blue. I loved it onsite. The common areas are incredibly well thought out and well maintained - a convenience mini market on site, billiard tables, exhibition kitchen, whomever designed the property had one thing in mind, luxury. The drawbacks: The size and how the space was appointed within the actual apartments. In order to have the space we desired and were accustomed to (I won't say "need" because there are so many, many, houseless people on the streets in South Florida, using the word "need" would be incredibly insensitive) we have to upgrade to a 3 bedroom which was not priced competitively and within market at the time. The risk we couldn't get pass at the time: The apartment community and it's residents were, at that time completely divided. There was a contentious war of the neighbors. If you read the reviews, you see a reflection of exactly that unneighborly behavior. One resident will say that children are being yelled at for simply playing in unauthorized areas and driveways and the opposing neighbors will say Amalta Management is simply not using their authority enough to curb the poor behavior. A true Hatfield vs McCoy feud. As a woman of color and an outlier in an area like Boca, I couldn't run the risk of being centered in the chaos especially because I did want to enjoy the stunning amenities. I have to see life through an extremely careful lens. The decision at the time to say no was regretful and heartbreaking but I would definitely revisit the idea of moving to a new more sorted out Amalta in the future. "Outstanding!!! I recently renewed and transferred to a Villa within the complex. Amalta made the process super easy and streamlined. The admin staff was extremely helpful. I cant say enough good things about the staff. From the property manager Adriana the assistant property manager Kathleen and the leasing specialist Victoria. All went above and beyond to help me throughout the process. I was extremely lucky to have their help. The staff always made me feel welcomed and valued as a tenant. When going through the transfer process. I would call or stop by several times a day for questions and help. 100% of the time they were always there to help and answer the phone! As for the building it’s basically brand new with beautiful pool and amenities that most communities do not have. The property is well maintained and Amalta has the best maintenance crew you could ask for. Big shoutout Grant, Jhon and Pierre who have done an amazing job. If I ever had a maintenance issue it was addressed immediately with care, respect and professionalism especially entry of unit when not at home. Amalta has made a clean and safe environment for all tenants and I could not have got better service anywhere else! As someone who has lived in the area for 25 years and rented pretty much everywhere in Boca. Im truly blessed and can feel comfortable recommending this community."

"First year living here and it's been great so far. Staff is very friendly and attentive to residents' needs. Any maintenance needed is promptly addressed. Security (although useless) is on-site after business hours. It has a gated parking lot. Apartments are pretty spacious. My only three complaints with this place is that amenities can not be used after 8pm on any day, the walls are kind of thin so you occasionally hear your neighbors vacuuming, and MOST IMPORTANTLY, YOU ARE FORCED TO HAVE A CONTRACT WITH RESONATE FOR YOUR KNTERNET AND THEY PROVIDE AWFUL CONNECTION SPEEDS, CHARGE YOU FOR ON-SITE SUPPORT, DO NOT ALLOW YOU TO CHANGE YOUR NAT SETTINGS (they are strict by default and if you want moderate or open, it's $25/month extra in top of their over-priced service). They are a 3rd party that offers other carriers' services but upcharges you for those services when you would normally be able to go direct to the carrier for a cheaper price, better router, no contract, smaller deposit (if any), and most of the time also offer free installation. RESONATE IS THE ABSOLUTE WORST and if you find a similar apartment complex for the same price, I would go with the one that does not have RESONATE as it's exclusive internet provider. "I usually don’t leave reviews but this time I was amazed and want to tell you about my experience. My husband and I live near by also in a similar apartment complex. We have watched Amalta being build. We revisited recently and were pleasantly surprised that the new management actually created and atmosphere in the building, you feel it as soon as you walk in and it’s definitely a warm and inviting one. You feel that you truly cared for as building is well laid out: plenty of places to rest and relax: spa, pool, bbq area; great gym and convenient market like in a 5 star hotel. You cannot ignore it when you are home on a rainy day, lots of places to do things and entertain. Management was lovely. Answered all of my questions with a pleasant smile. I would like to highlight Victoria, she showed us around, talked about the building advantages and what will suit our needs, just a professional person. She made us excited about joining Amalta community as it feels like home. We read the reviews about Amalta and still decided to come and see with our own eyes. The building definitely has a lot of pluses compared to other building and our current place. To be honest by living in big buildings I noticed that some people are just never happy and satisfied and simply not made to live in a community and I can tell I like to have neighbors, make friends and socialize. Looking forward to moving there soon"

"I was debating between renting here or at Aura down the street. I met with Eilin and she was super friendly and kind. She gave me an amazing vibe and a great tour. My experience with Aura was the polar opposite. So despite the extra cost, I was sold on Manor! Plus, they do have a steam room, sauna, TWO hot tubs and a much more upscale decoration so definitely worth the extra money. Love my apartment view as well! Loving living here so far and looking forward to more great summer/pool weather! G"
