"DO NOT RENT FROM PROGRESS RESIDENTIAL!!!!!!!!!!!!!! I wish I could give them no stars. I've rented with them for 4 years, 3 different properties (I don't have the patience to go over the transfer process), rent has been paid on time every month, and we've complied when asked. To say this company is money hungry is putting it lightly. An example, they charge for friendly reminders; NOT VIOLATIONS, friendly reminders. Tenants aren't given any HOA handbook. Any community changes are sent to you in the form of a bill. And let's say by the time they've sent you your bill; I mean friendly reminder, the neighborhood has sent out another friendly reminder, both are tacked on to your rent. There was a point when we were paying $300 in HOA (All friendly reminders of a few strands of grass being in the cracks of our driveway. We have not received a violation during our tenancy). What made us decide to leave was the $1000 addition to our rent because Progress Residential wanted a new lawn. They hadn't given us a heads up that it was happening; maybe we could've gotten our affairs in order so the blow of paying an additional $1000 on our rent in this economy wouldn't be as jarring. No, they made the decision and we funded. So save yourself the trouble and rent from someone else."
"If I could leave zero stars that’s exactly what would be given. Horrible company. No compassion or human consideration. I lived in one of their homes in Davenport and paid my rent always few days early. Before ending my lease I lost 2 immediate family from an accident and had to travel away . When I arrived back I was told that even though I suffered unforeseen circumstances my lease was ending and I would be leaving in a month. I never accepted a renewal and was only honoring the lease terms. I was told that because I did not physically email them , I would still be charged an extra month rentvdueb to not specifically telling them at least 2 months earlier. I come from up north where the end of your lease is your last day unless the landlord signs a new lease. The staff was inconsiderate and cruel. They also send you a notice stating that when you left you must completely disinfect and show proof of either a paid company receipt or store receipts of actual products purchased to clean the home as well as wash down the outside of house and obtain landscaping of bushes and lawn. Basically doing all the work to have a ready house for the next renter. Your deposit is threatened if you do not oblige. Horrible company. And their comments on her responding to people’s complaint are false. They do not personally reach out and make an actual effort to rectify their money hungry, money oriented company. I have several family members relocating to the south and will never encourage anyone to do business!with progress residential. I was warned by other who live in Davenport but went against my better judgment. Don’t make the same Mistake. The positive reviews are fake and probably from people from the company . There is no way for such a drastic difference, especially since I never gave issues, always kept I tidy home and paid in advance . I own several rental properties in New England and would never conduct my business this was."
"Do not rent from this company. We were renting a home in Winter Garden, FL from 2021 to 2023 and could not wait to leave. During the hurricane of 2022, our living room flooded through the baseboards and living room windows leaked. We filed a maintenance request and after someone sealing the windows, they leaked during the next storm. Someone from Progress came out to check where the leaks could be coming from, said the roof needed to be checked but he had to get a quote. The next day our case was closed in the portal and there was no resolution. Every major rainstorm continued to flood our living room, with no responsibility shown by Progress as the homeowner. They charge $45 just to notify you that an HOA violation was received. Their personal are rude, and ineffective. It takes 2 hours to reach someone on the phone, and days of following up over email to receive a response. They are the worst rental company I’ve ever used, and I hope whoever rents that house next is made aware that their living room will flood repeatedly with no action on their part. Everything is the renters responsibility and at the cost of the renter. Lawn care, pressure washing, landscaping maintenance, fixing home damages, servicing appliances, regular pest control, dryer vent cleaning. They maintain nothing. You might as well just own a home, which is what we ended up doing in order to leave this company. Everything has an additional fee, they nickel and dime you at every turn, and try to get you to pay for RESODDING the entire lawn. They also only gave us half our deposit back, and when we emailed this morning inquiring as to why only half was given and what the other half was used for, they refused to provide us with that information. They overcharge, do not care for their residences, and on top of it all, their employees are rude and inefficient. Rent from an actual property owner. This company is a scam."
"Do not Rent from If you do take lots of pictures with Date stamp of everything including smoke alarms. I rented for 2 years and got charged over 3k in damages after fighting them I got $800 back even though the damages that I got charged for were in my pictures of move in and move out were the the same. Also on the Move out they tried to charge me for smoke alarms that they removed for inspection but all my photos had them there. also there advertised rent price is higher after they add Smart home and other fees. On the move out they pretty much want you to have the house move in ready for the next person. From pressure washing the home and walks to new paint on the walls. which they tell you in an email when you tell them your moving out. and that is not listed in your lease. at least not when I signed it when I tried fighting that they told me there will be no more negotiations and the small refund was all I was getting Also had fence damage from a storm and it took 2 weeks for them to come out and all that did is nail the rotten wood back together (which didn't last). If I had the money for a lawyer I would go after them"
