"Not a resident here but want to commend Natalie the leasing agent rep on her professional, she was a great guide. We walked in unexpectedly, she was positive and jumped right to work. She showed us several apartments and along the way greeted and thanked the employees/maintenance. Those little gesture speaks volume and goes along way."
"Honestly I dont agree with any of the reviews. Maybe I am just one of the lucky ones, but I have been living here for over a year and have had no problems. The trash valet service always does their job and picks up my trash every time I put it outside my door. I also always find a parking spot. In fact, yesterday (Monday) I went to universal and came back around midnight and I found a spot within minutes. The staff here is also incredibly nice. I have had very few noise complaints as well. Every once in a while there will be a barking dog or a few events on the weekends in the morning, but nothing close to label it a nuisance. I recently also just renewed my rent, and although it did increase slightly, it wasnt bad given the location and the area. Overall, I really like living here. Its a small community, I always feel safe, and the management does everything they can to make sure youre accommodated for (Natalie is the best by the way). I obviously cant speak for everyone else's experience, but I have had a pleasure living here. UPDATE ONE YEAR LATER: So originally I had rated Azul Baldwin Park 5 stars but I had to come on here and update my review and lower my rating to 4 stars for the sole reason of the elevator problem in building 4424. I genuinely still love this place. It has a great location, good amenities, and a lovely community. However, in the past year we have had the only elevator in the building break down time and time again and I am so over it. A working and functioning elevator is a necessity to have in every apartment building and although I understand the elevator breaking down every once in a while, it happens multiple times a month. It is super inconvenient and I don't know what can ultimately be done about this, unless a new elevator is in the cards, but it is a big con. Although, I do want to give credit where credit is due and I still love it here, but I just wish something efficient could be done about this."
"I lived here from Jan 2022 until Jan 2023, its a very nice new complex in a beautiful area, right in front of Baldwin Park. To be honest, its a great place, I'm being too picky with my comments below, this place is better than 90% of the apartments in Orlando. Pros: - Its a new building with good quality finishing materials, good kitchens and bathrooms. I haven’t had any issues the whole year. - The sign up system is very quick and easy. Their resident online portal works well. - They host community events every now and then, they also have yoga sessions and other activities for residents. - They have a secure mailroom inside the lobby area. - All the gates are locked and secured, can’t access without a fob, for deliveries and guests the leading office or a resident should open the gate (can be through the call box or the fob). - The maintenance team do an amazing job. Whenever you request them they will be there. - The management team is wonderful, special thanks to Cheri, Natalie, and Kim who are always so responsive and helpful. - They have a clean gym and a nice pool. Everything is well maintained and well taken care of. Cons: - THE ELEVATOR! It is extremely slow, its much faster to take the stairs. And there’s only one elevator per building. - Too expensive compared to other similar apartment buildings. - Valet trash team would sometimes forget to take my trash bags. - Pest control could not rid my apartment of bugs; specifically cockroaches and tiny ants that love water, no matter how much i cleaned. Though i reckon this is a Florida thing, i dont think its inly this apartment, i feel this is everywhere here. - A specific Spectrum wifi package is required and not optional, its cheaper if you get one on your own. - Wifi doesn’t work in the computer room/lobby at the leasing office."
"I've lived here for three months and am already counting down the days until my lease is up. I hope this review helps any prospective tenants. Pros: - LOCATION: Location in Baldwin, near the lake and lots of green space. - ELEVATORS: Every building has an elevator. - STAFF: The office and maintenance employees are very friendly. Cons: - THIN WALLS, LOUD UNIT: From 6 AM - 11 PM every day, it sounds like there is an elephant doing gymnastics in the unit above me. I've lived in my fair share of mid-rise and high-rise buildings, but have never lived in a building that is so loud. Although the noise is not my neighbor's fault and is due to cheap construction, the noise severely impacts my quality of life as it affects my quality of sleep and focus throughout the day. - PARKING SHORTAGES: Parking runs out after 9 - 10 PM. There's street parking nearby, but it requires a short walk. - LOTS OF ADDITIONAL FEES: On top of the $2,500/month rent for a 1,000 sqft place (happy to pay a premium to be in Baldwin and for the friendly staff), the additional fees residents are required to pay are a bit hefty. You are required to pay $99/month for cable and internet (not optional), $30/month for valet trash, $25/month for pet rent, $5/month for pest control, $20/month for renters insurance (all required). This is on top of standard utilities like water, sewer and electric. - VALET TRASH: The valet trash staff are a bit ridiculous. If you don't tie your trash bag tightly enough or have something like a loose dryer sheet at the bottom of your trash can, they refuse to pick it up, cite you to management for not following instructions and threaten to fine you. I understand that rules are in place for a reason, but it's a bit ridiculous to be cited for such silly things, especially when you're paying $30/month for the service."
"My mom lived here for an entire year and never payed late. The last month they prorated the last 3 days and because she was off a couple bucks they charged her a late fee. I would not recommend living here. Right at the end she was charged over $300 on late fees. Also, half of the lease the intercom was not working, meaning the building where she lived was wide open. She was paying premium price for a security that didn’t work for close to 5 months. It was okay for us to understand they took the time to fix the intercom, but they couldn’t understand the discrepancy of the month of December due to their lack of clarification. Live at post lake or at Baldwin harbor. I would not recommend living here. Parking issue is also major."
