"When I first moved there the apartment smelled of mold. The heater/A.C. was constantly breaking. The maintenance had to come and fix it 9 times and refused to just get me a new air conditioner. The apartment is located in a poor, sketchy place where I would get catcalled just stepping out the complex. EFN properties tried to take all of my security deposit even though I spent a day cleaning up every inch of my apartment. They were trying to charge me on damages that were there long before I moved in. It was pretty much a scam to get drain as much money as they could from you."
"Let me start by saying my experience dates back about a year and a half. I'm writing this review solely because I came across my lease from EFN in documents of mine and figured it did not hurt to share the experience that was had with EFN to save others from a potential problem. The actual tenancy was an overall decent experience. We couldn't beat the price of rent for the location and amount of space we had. We paid our rent on time every month, never an issue there. There was never any real problem until we actually needed something fixed or done. Then things were done slowly. We literally had a hole in our roof, contacted them several times, and ended up having to fix/patch it up ourselves to avoid the continued staining and dripping from the roof until someone finally came to fix it....this was during hurricane season! At move out the landlord tried to come up with every reason why we were not only not getting back our deposit, but then owed her like $7! She eventually returned some of our money from the deposit, which was not an easy process and involved speaking with legal counsel. The home was in great condition when we left, not perfect upon leaving (there were a few stains in the carpet that weren't able to be removed completely, and the closet doors were off the hinge), but we literally cleaned the home without running water because they hadn't come out to fix a leak/pipe burst that occurred almost a month before the intended move out. We got clean water from a park nearby and dumped it as it dirtied, repeat, until the house was clean. We even flushed the toilet with clean water before we locked the door and returned the key so that it flushed manually and filled with clean water (she tried to say we left urine in the toilet, but I could put money on her maintenance man using it and forgetting he never came to fix our water issue and then left his business in the toilet). The only reason we didn't continually complain about the water outage was because we had access to running water at the new property we were moving to and could shower/use the bathrooms there as needed during our move out process, and it was close enough that it wasn't a complete inconvenience... Esther lied about communication that was/wasn't had between myself and her staff... the move out process was an absolute nightmare. I would have given EFN 5 stars, despite being slow to fix anything that may have happened, had we not had the terrible experience that was "moving out from an EFN Property". I urge you to take pictures from start to finish; I'm certain it's the only thing that saved me in my situation and got some of my money back in my pocket."
"I lived at the property for a few years. I found the office staff very friendly. It’s a family owned business. So, the family makes or breaks all decisions. They do a great job keeping things as quiet as possible and are very good at taking care of unwanted noise. On the other hand, the maintenance is not very well. I had many leaks in the closets and in the kitchen area. I had my personal belongings ruined by the hurricane. Mold developed on the walls. Maintenance came and sprayed vinegar on the walls and carpet. But, the carpets where not to be cleaned until they chose to replace them. The contact I signed said you need to have the carpets professionally cleaned upon move out. When I moved out, I spent two days scrubbing the apartment, stove everything. I received the paperwork back from management that it was unexceptional on my cleaning and that the carpet needed to be replaced. I did revive a very small reimbursement, with a big clause of all deposits and $$ we’re final. I this point, if I was to move into this property again, I’d just leave. Not clean or do their check list. Also, I received an IRS interest income statement in the mail for the deposit I had. I don’t recall that $$ being included in moving out."
"Let me start off by saying these places are 470 a month so that is why I chose to live here. They are one bedroom one bath and have a small kitchen. The bathroom is inside the room and there is a nice size closet in the bedroom. It is walking distance to UF and is in a pretty great location. The sad part is that the owner is completely unprofessional. She and her family have no business running an apartment complex. Aparantly, from what I was told her husband passed away and left her and her family this small complex. The owner/landlord has a horrible attitude. When I first moved in and had a guest over, she called me asking if someone living with me. Mind you I had only been living there 3 days. After that she had the nerve to call me and ask me if my handy-cap sign was real!!!! Not to mention the maintenance man doesn’t do his job and will just say everything is just too ‘’old’’ to fix. He is also not a trustworthy person. The office staff is rude and extremely unprofessional...which is a shame because this place COULD be pleasant. The last thing I will say is that you will not get your security deposit back no matter how clean the place is."
"If you're looking for cheap rent in a good location, then this place is just fine. It's old and squeaky and the walls are thinner than paper, but the neighbors are nice and it's close to campus and downtown. The landlords, however, are the most unprofessional people I've ever encountered in my life. My roof has leaked for the past 6 months (despite multiple work orders being submitted and the maintenance man seeing the leak firsthand). The maintenance man lies about fixing things he never fixed and the landlord will defend him because "he's worked with us for 15 years and wouldn't do something like that" They're awful, catty people. I would rather have my roof continue to drip on my head than have to talk to them about it one more time."
