"The management company of Eagle Trace has been working hard this year to be more responsive to our owners/tenants issues and improve the conditions of the complex. There were several problems with the pool this summer, but everything has been fixed and the pool is now clear. We are also working on improving the landscaping - it will take some time, but we should have greener land next summer. We appreciate our tenants and look forward to taking care of them & their units."
"It's a shame how the property managers treat this place. The location is amazing, updated and clean but it's only because of the residents there. The staff spends no time helping any of the residents or cleaning the grounds. The pool is a travesty continuously being vandalized and none of the staff clean or fix the damages. This place needs new ownership badly!!"
"I lived at ET for one year in one of the single-level apartments, second level. This was the best apartment I lived in in Gainesville! (Though, if you've lived in Gainesville you know this isn't a very high bar! :-) ) Good: -TONS of parking. This was never an issue for me, my roommate, or guests. -HUGE apartment. Gigantic. Both bedrooms had absolutely massive closets, in suite washer and dryer hookups, etc. Biggest kitchen I've ever seen. Bedroom were huge, bathrooms had a lot of room as well. -Very decent rent. However, it does seem to vary a little between apartments.... -Although it feels like it's far away from everything, it really isn't. A drive to UF was about 10-15 minutes, to southwest rec was about 15-20. Sam's club and publix are right there. -Very quiet neighborhood. I only heard neighbors if they has some bass on WAY too high. I went on walks at night, etc., seemed very safe in the complex as well as in the nearby areas. -No bugs. I hate bugs. I saw two roaches the first week I was there, but we were the first tenants and I think they made it in while the place was vacant. They sprayed the apt very promptly after I complained, and I didn't see any more. Bad: -Some of the neighbors are annoying. One guy used to glare at me whenever I arrived at my house while he was outside (I have no idea why!), and the neighbor across the street was an insane b**** who used to let her dog defecate on my lawn until I yelled at her. Most of the people are fine, though. -It is insanely hard to get ahold of the building manager. The office is sometimes not open posted hours. When you are able to get ahold of them, they do respond pretty quick to maintenance stuff. But it is hard to get them. -They don't clean that pool as much as they should, and it is a little small/plain for a complex that size. But, it very rarely had anyone in it. I wish I'd found ET when I first moved to Gainesville! I was only able to spend the last year of my grad studies there. I would definitely have traded any one of the other Gainesville apartments I lived in for this one."
