"False Advertising at its finest!! The pictures advertised do not match reality. Do you like to be deveived? Do you like getting ripped off? Do you want to pay ridiculous amounts of money for roach-infested, cinder-block walled, no security apartments? If you answered yes to any these questions, then this is the place for you. The tenants are suffering because rent has been significantly raised without any renovations to the insides of their apartments. This non-gated community (advertised as a gated community) has had broken, non-working gates for at least 3 years. What a complete rip-off it is to live in this unsafe environment. Enter at your own risk. To give a balanced review, let's look at the good things 1. Close to schools, and public housing 2. They pick up garbage (when they want to) 3. There is an amazon hub. 4. Maintenance is nice, but severely understaffed and overexaggerated. Best of luck to you."
"This apartment management is scamming tenants by not returning the security deposit of 4000$ and they are accusing Elon property and the new management doesn’t have any responsibility that they don’t have common sense to look after the tenants problem of returning deposit. So if anyone seeing this review do not visit the west river flats because there might be changes in new management every 6 months and they will scam you."
"Two very different experiences here for me. Rented for 10 months from August 2022-June 2023. First eight months were fine, no real complaints. Walls were surprisingly thin, so loud neighbors could easily be heard. The final two months were incredibly tumultuous and very frustrating for me. On the night of April 24th, I returned home to a warm apartment and the A/C blowing warm air. The next morning I put in a maintenance request as well as called the office to notify them being this was an urgent issue since it was late April in Florida- temperatures were in the mid to high 80s most days. It wasn't for another two days that someone even LOOKED at my A/C. To make things even worse, the person who looked at my A/C stated that there was nothing he could do now and someone else needed to come and fix it. The next couple weeks would be an absolute nightmare. Everyday would consist of me calling the office multiple times asking them what was going on and every time their response was that they were looking for a company that could fix it. This went on for WEEKS. They gave me a small portable A/C unit for my entire apartment and said that that should be enough and since they gave me the portable unit, there was nothing else they could do. The unit did nothing to cool my apartment. I ended up putting it in my room and closing my door so I could at least sleep in my apartment. During these weeks I saw a monumental increase in bugs and roaches. I also was unable to keep any garbage in my apartment because the heat would cause the garbage to rot and emit a horrendous odor (as well as attract more bugs and roaches). My apartment became completely unlivable. Temperatures in the apartment reached up to the mid to low 90s (I have attached pictures below that I took). All in all, I was forced to leave my apartment and stay with a friend because I simply could not take it anymore. To add to all this, I was not given a refund for my May rent, I paid my May's rent, in full on May 1st. Throughout the month, I called asking about getting a refund and was told to email corporate. I never received anything back from them until I called in August and they just said no I wouldn't be getting it back. During the early stages of this, I was told by someone in the office to email the manager there and let them know everything that was going on. The manager would send everything to corporate. I emailed them three or four times and only received one email back saying they sent it to corporate. I was ignored for the most part by the emails. The A/C was finally fixed in the beginning of June, roughly six weeks after it broke. By that time, I had gone back home and hadn't been in my apartment for a couple weeks. However, I never knew it was fixed until I called them asking for updates on my May rent around mid June, when I was told it was fixed a couple weeks ago. I was never informed that it was fixed. Lastly was my deposit. I did not get it back. There was absolutely no damage in the apartment caused by me and it was as clean as I got it when I left. I called in August asking about it and was told that they sent an email to corporate and they would call me back when they got a response. I was never called back. Called them four times in September over two days, no answer at all. I am writing this in mid October and still have yet to receive a call back. I think it's over. I know they're doing major renovations right now but be wary, even when my A/C was working, it would often have trouble keeping my apartment at the temperature I had it set at when I was very hot (high 80s/low 90s outside). The A/C was very old and couldn't keep up with the Florida heat on some days. I was on the second floor which probably had something to do with it. I'm not saying don't rent there, I had very two different experiences there. I'm just letting everyone know what I went through there so they can make a decision themselves."
"I've been living at these flats for 5 years now, two different apartments. Since the new ownership has taken over, zero action or service came to our residence for the extra costs we are paying, roaches and plumbing have been a primary issue in the new apartment. We've been having to do our own plumbing and roach traps due to how negligent the new owners and the current maintenance workers have been on delivering service requests, neighbors even had a flood above our apartment and we had to help them at 3am to push water out of our apartment and theirs. Would give zero stars, not worth the near 2 grand a month."
