"Let me start off by saying as you can see from my profile photo I am black and I have had no racist experience here. Go look through my reviews of other places and you will see I have had racist experiences before so I am not blind to racism- it's just not here at Hermitage, some people unfortunately refuse to face reality and instead go to the race card instead of taking accountability for self. Be leery of the negative comments. I've resided here since 2022 and I have no complaints with Ms. Ruth, maintenance or my neighbors. When I was deciding on moving here the reviews did make me nervous at first until I spoke with our lovely Ms. Ruth. My first conversation with her eased my nerves and she welcomed me. Ms. Ruth is sweet, thoughtful and direct but kind. She along with the residents here take pride in Hermitage. She even started a food pantry for the residents here. The negative comments are all from people who have either never lived here (which why are you leaving a review for a place you've never resided?) or due to their inability to keep the community rules were non-renewed. This is a community where everyone works, believes in kindness and looking out for each other. If you're rude, into illegal things and a bad neighbor sure you won't enjoy it here. But if you're like most people who just want a relaxing atmosphere to come home to after a day's work then you'll have nothing to worry about. My unit isn't updated (see how I styled my 1/1 in the video) but that's not a problem for me because of my interior design style. Everything functions as it should and if something needs to be taken care of (my toilet was running and my water heater wasn't properly heating my shower when I first moved in, I also recently needed new kitchen lights) it's done relatively quickly - all of my issues had a turn around time of 24 hours or less (most times it's same day). The demand for available units here and retention rate speaks for itself. My recommendation to you if you're interested, come see the property for yourself and don't drag your feet because the apartments go fast."

"I am a Realtor of 17 years and I am assisting a friend and client complete a rental application for a rental home and who happens to be a past tenant at Hermitage Apartments in Valrico, FL. The rental application calls for past rental Property Manager's name and address for rental history verification. I was not aware that I was calling the weekend emergency line. I thought it was the office number. I called and introduce my self to the Property Manager, Ruth, who totally told me off, was extremely sarcastic and rude while at it, and said she was tired of people calling that number for the stupidest questions. She then abruptly closed the call. This person is so unprofessional and nasty, that any negative description of her is definitely and understatement. After this experience, I honestly can not comprehend how the owners of this property, after the horrible reviews I just saw posted online about her, still have her employed there. That says a lot about the owners too, in my opinion. How can they not be aware of these situations? It is very sad to encounter this type of behavior in our Real Estate industry. I must warn the other Property Manager who will call her for rental history verification. Too bad I had to give it 1 star on this rating to be able to post, which is definitely undeserved. Beware public!"

"I lived here for 6 months and broke my lease early because Ruth is a very nasty individual!!! You have no privacy when it comes to anything even receiving mail. She talks to you any kind of way and when defending yourself she threatens to “let you out of your lease” she frowns up at ANY black person that comes into the office to talk to her and sent the maintenance man in my apartment without giving me proper notice. I do not recommend no one to move here and anyone agreeing with the way she runs things is racist just like her. She has other neighbors watching you and she goes around asking other neighbors if you have other people at your house! Please steer clear of these apartments it is not pleasant and I was not comfortable in my own home I’m so disgusted with her these apartments does not deserve a one star old and outdated!!!"
