"Most horrific place I have ever rented from. Where to begin other than the extremely upcharged rent for faux luxury. Upon move in two of our outlets were broken, the floor was scuffed, the baseboards were broken, and though maintenance requests were put in, nothing was ever done in the two years we lived here. Now they are trying to charge us $1000 in move out costs, though we have the proof this was done prior to our move in (That’s for you Blanca :)) This company attempts to fine the tenants for anything they can all while never holding up their end of the lease agreement in which they enter your unit without 24 hours of notice, let maintenance requests sit for up to a week without acknowledging them, even if your WHOLE SINK is falling out of the counter due to faulty installation. The sole savior for this complex, is the amenities, though 15/24 months we lived here the gate was broke, and multiple of the gym equipment was broken upon move in, never once operational the entire two years we lived here… and the pool closes without any notice. Don’t ever expect to have family or visitors over as there are 8ish total visitor parking spots for 7 buildings with 4 floors of tenants. They even try to charge the tenants that want to reserve guest parking for their visitors. If you’re looking to move to this area move somewhere else. If you currently live here I feel for you and strongly recommend that you constantly check your resident account so you can keep track of the fines that they add on, and for each and every little inconvenience or problem you encounter you should call corporate, complain, and complain as much as you can to the leasing office! Make their lives as difficult as they try to make yours :)"
"Lived here for 2.5 years and hated most of it. 1. The gate is always broken. If this is any reason for you to want to live here, keep this in mind. 2. The “car wash” is an overhang with a gas station vacuum/air combo which actually requires you to pay. 3. EV charging is a “new amenity” but it is just standard 120 V outlets. 4. Our A/C was broken for about three months. The lease says you can break it and leave with no fines if management fails to repair the apartment. Once I gave them notice I was going to move out, we had an entire new A/C unit the next day. 5. After our A/C was replaced we were left with a giant hole in our wall for months. We put in several work orders for it to be repaired and they kept just marking them complete even though the hole remained. 6. They will charge you fines for anything they can. Fine amounts are not specified anywhere, so there is no consistency on the amounts. They made baseless fines against me so I sued them in small claims court to get my money back since management was useless and just wanted my money. 7. The walls and ceilings are incredibly thin. We heard our upstairs neighbors every step and our next door neighbor’s arguments with his girlfriend. This wasn’t the noise typical of apartment living, it was excessive and evident of poor construction. 8. The landscaping in front of our building was dead for a majority of the time we lived there. It was just dirt and the remnants of dead shrubs. Much of the landscaping was dead for months and now it seems they are trying to fix it, but it isn’t working. 9. Parking is just absurd. You are required to pay for an unreserved spot and there is never parking available at night. Guest parking is so sparse that we had friends park at the plaza across the street and walk. 10. There is not a single thing about this property that makes it “luxury.” There is no service at all from management. The only way to speak to them is in person as they don’t answer the phone. The pool is overrun with people who don’t even live here. 11. There is dog waste everywhere with empty stations for owners to even try to pick it up. Fields and the dog park are mine fields. There was one person who lived there who would pick everything up since the property never did. Hallways and the stairs always smelled like urine. 12. Traffic on Gandy Blvd makes it painful to leave between 7-9 in the morning and 4-7 at night. Not the community’s fault, but definitely something I wish I knew before moving in. There is also constant street racing at night on Gandy which you can hear from inside the apartments. We hated living here so much we paid almost $4000 to break our lease and move out. So glad to be out!"
"Don’t waste your time going for a tour. I’m not kidding. They had me look at 3 apartments. The third apartment’s lock wasn’t working so I couldn’t even see it. Made me wonder what happens when locks don’t work late at night. (They’re digital door locks with no option for a physical key.) In the first 2 apartments there were MASSIVE dead cockroaches on the floor. The apartments are empty and they can’t keep cockroaches out. The office worker I spoke with was not at all concerned that this was my experience so clearly it’s at least that bad once you actually live here. Imagine the cockroaches once you actually have food in the kitchen. No thanks."
"We renewed our lease for year 2 in January of 2023. I’ll start with the big grievances. Our sink fell out of the counter, it took maintenance weeks to fix it. Meanwhile, we had dishes piling up and water leaking into our cabinets. We put in 10 different requests expressing the urgency to no avail. I went down to the leasing office and demanded someone help us and finally we got help. They charged us $100 for a “trash violation” because we put our trash out on a day they’re suppose to collect our trash. It was the day after a holiday so maybe this changed, but no email was ever sent regarding the trash collection change. Charging your residents $100 for a “trash violation” is insane. The parking here is absolutely horrendous. They have towed cars that belong to residents and if you have a guest, don’t bother trying to get them a guest spot. They’re always filled, given the fact that there’s 10 total for the entire apartment complex. Also, you have to pay for any additional parking. They siphon money from you at any opportunity they can get. They forgot to charge us for utilities in previous months, didnt say anything, and then added the accumulated fees to our final months rent. We tried telling them we were moving out on their app. This was not sufficient enough for them and they tried to charge us $6000 for not telling them ahead of time we were leaving (we filled out an entire detailed form stating we were leaving 90 days in advance). They also refused to sign a rental verification form for our new apartment complex. We argued with them for hours and hours until finally they agreed to sign our rental verification form for our new apartment. They enter your apartment without permission or a heads up (we installed an in apartment camera because of this). The gate you pay for monthly is never working, the pool is always shut down for something, the equipment at the gym is always broken, and if you ever have an issue, contacting the leasing office is nearly impossible. The people at the leasing office are condescending and pretentious (which is ironic because this community is absolutely horrible and they shouldn’t feel entitled to be working at a community this unreliable and broken) My partner and I are pretty chill people, but the fact that we have issue after issue with an overcharge or financial grievance, the people at the leasing office scoffed at us and refused to sign a form saying we rented there (childish and probably not legal). Everything you pay extra for doesn’t even work but the minute you put your trash out a little early you get charged. Please read these reviews and take them seriously. It is not worth living here. The lack of privacy itself is crazy, also our sink fell out of the counter and no one seemed to care. “Luxury living” is an absolutely falsehood. I’d rather live in a community that cares about its reputation and residents. Overpriced for what it is and it’s pretty terrible."
"Parking is horrible. Management is useless. Your lucky if the amenities are all operational(main reason we moved here). The front gates are always broken in fact it allowed people in to start pulling door handles at 1 am. Did I mention parking? They took away two more spots for electric vehicles, at least they will get their money worth for a guaranteed parking spot and free charging. This will be our last year here. The last “good” review was over a year ago. Watch out. Gandy beach might be a better option."
