"After residing at The Addison on Long Bayou for two and a half years, I regret to say that the once-pristine luxury apartment complex has taken a nosedive in quality since Inland Residential Real Estate acquired the property in October 2021. What was once a beautiful and well-maintained living space has become a story of poor management, neglect, and a disregard for resident safety and comfort. Maintenance, once a high priority of The Addison, deteriorated significantly under the new management. Common areas were left unattended for months, and any concerns raised with the office staff were met with dismissive responses, citing budget constraints. A simple refrigerator repair request resulted in a makeshift fix, highlighting the company's unwillingness to invest in resident satisfaction and comfort. The dog park turned into a mess with torn-up grass and unfilled holes that remained unaddressed for five months. This neglect had real consequences, as my dog suffered a torn ACL during this period, leading to an expensive surgery. The previously diligent maintenance crew was nowhere to be seen, and the overall cleanliness of the complex plummeted. Dirty breezeways, unkempt pool areas, broken tiles, and neglected landscaping became the norm. The management even fired the landscaping crew, leading to six weeks of overgrown grass and contributing to a flea problem that residents had to tackle at their own expense. The elevator in Building 1 remained out of service intermittently for a year and a half, and the pool was closed for two months during the summer due to damage, as the company prioritized shopping around for repair quotes over resident enjoyment. The front gate was in a perpetual state of disrepair, trash piled up around dumpsters, and residents were bombarded with annoying messages about potential fines for minor infractions. The presence of mold in Building 1, met with a minimal response from management, led to health problems for my family, including persistent coughing and phlegm. Upon moving out, the health issues ceased, confirming that the mold problem was indeed linked to the apartment. Numerous neighbors collaborated on similar complaints, highlighting a systemic issue within the complex. While The Addison on Long Bayou may present an attractive exterior and a great location, the plummet in management standards and resident care makes it a place to avoid. Don't be deceived by appearances; the value you pay for will not be reflected in your living experience. Save yourself the trouble and look elsewhere for a home that prioritizes your well-being and satisfaction."
"Looks much nicer in the photos. Hasn’t been well kept or maintained in the common areas. Broken grills, pool chairs and dog park equipment. The fountain on the back pond didnt work for weeks. The elevator in building 1 was out since from july to oct. The pool was also closed July to November and ZERO concessions were offered even though we asked repeatedly. Management has changed a few times since I’ve been here. The previous manager didn’t do a good job and ran the place into the ground. The new manager Trisha has an attitude problem and does not present as professional in terms of appearance. If you need to reach her, good luck. She has them screen residents who want to speak with her in person and she never answers email or returns phone calls. Typical luxury apartments have lots of perks like weekly food trucks, 24/7 accessible amenities, nice welcome gifts and FULL size appliances. This place is cheap but the photos make it look nice. Walk around and see the bugs everywhere, rust on all of the equipment, gates and fencing falling apart and how the buildings aren’t kept up with. The pool chairs are falling apart and the couches in the cabanas are disgusting because the cushions are never cleaned or replaced. Way over priced compared to properties that have similar cheap finishes. It could be turned around with better management but once again Inland sent someone not qualified to do the job."
"Edit to my previous review: This place has the potential to be what it was when I first moved here. We just need consistency and open communication. Lindsey let so much go and we ended up suffering for months because of it. The pool and elevator were both down for 2.5 months. Only certain people received concessions for whatever reason. The treadmills are finally fixed too, but the gym is definitely still lacking. The photos of the dirtiness still apply. My building was always the cleanest but lately there’s been no cleaning and the bugs/mosquitoes are out of control. It’s hard to keep consistent employees here. They’re lucky to have Jordan and Kasi who have stayed through the tough times. I will say Jay was a major upgrade to Lillian. I appreciate that he actually replies to emails and addresses our concerns. There’s still tons of things that need fixed, but they’re going to increase rent by 10% at renewal anyway? That makes zero sense to me. It’s nicer than some places, but it’s by no means luxury. It’s a step up from the Ridgeview down the road but the apartment appliances and finishes are exactly the same as that place. Cheap!"
"Trisha is a great Community Manager. I live across from the leasing office and I see her truck there every morning as I'm walking my dog at 7:30a. She's a hard worker. Although she has only been at the property for about 3 months she has made great strives. Just recently we had a pool party, and it was AMAZING! My building's elevator was down for some time. She made it her business to personally call me to tell me that the elevator was finally working and that she appreciated my patience and how sorry she was about everything. I thought that was very kind of her."
"It’s a shame this place has went downhill so quickly. We hoped the change in management would make things better, but the new property manager Trisha is so rude and condescending. She’s never available to residents and it’s pretty clear she does nothing to help with resident events or even listen to the resident feedback. The pool is FINALLY fixed after 2.5 months, no concessions were given. The gym is finally functional again as well, again, no concessions given for the months we went without. If you really look around you’ll see the grounds are not well maintained, fleas and fire ants are a constant problem. I know this is Florida, but I’ve lived in other communities and never seen anything like this. The gym equipment is outdated and rusty, the dog park is literally so rusty that items including a bench have fallen apart. The clubhouse would be cool if it were actually available to residents 24/7, but nope can’t do that either. The elevator in Bldg 1 has been out since July with no estimated date to be fixed. If you’re looking for luxury, this isn’t it. You’ll get budget finishes, cheap appliances and the worlds smallest refrigerator. Jay was a good addition, but whoever decided to bring Trisha here was clearly mistaken. Her attitude is unprofessional and her wardrobe is even worse. Mini skirts with pumps, chest hanging out and bright pink eye shadow is not what I’d expect to see from a property manager. As others have said, it’s not luxury, not worth the price and definitely not a “gated” community. Expect a renewal increase of 10% or more if you choose to stay. If you’re looking for budget “luxury”.. go to The Courtney or The Vue. If you want real luxury, check out Rowan Pointe (formerly Livano), Allure at Gateway or Satouri. If Inland really wants to turn this place around, maybe they should be more present OR pick better choices in management. Jay would’ve been a much better option. Don’t bother responding with the bogus “please contact the office with your concerns”. The office has been contacted several times, including corporate and NOTHING has been done."
