"From well-maintained apartments, manicured landscaping, great management/staff, Park Avenue offers the comfort you need in an apartment-home with the essence of luxury. As a resident living in this apartment complex for 6 years, all my maintenance and other requests have been met on a timely manner with professionalism. Despite some turn-over with the property's leasing agents/consultants, the property manager -Ajax Atzinger, has been consistent, reliable, and highly adept in providing wonderful customer service. This is a great place for your typical working professional and/or small families due to the location of being nestled between numerous businesses and schools. The only issue(s) experienced is sometimes the noise from traffic on 39th Avenue, and I can hear my neighbors at times (thin walls), but otherwise, Glad to be here!"
"Very well maintained complex. Ajax in the office is easy to work with and very responsive to any questions. Extremely responsive to any maintenance request. Moving from house to apartment we were surprised at how quiet the complex is. All amenities are clean and well kept. Very good location."
"I’ve been living here for over a year. The apartment complex is well maintained, the staff are professional and prompt in communication, and the maintenance team does an amazing job. Also, a very friendly place for dogs. I believe the complex had a management change a few years ago. There were a few comments in the reviews I was worried about before moving in. My personal experience: 1) They don’t charge/micromanage uncleaned dog poop. They have bins and trash bags to make it easy to pick up after your dog. 2) I was worried about a smell prior to moving in, as a previous comment noted. When I arrived, everything was cleaned and felt like a new place. 3) The maintenance team is amazing! Sometimes they fix the issue in the same day I file a request. Thank you for everything you do! 4) Walls are thin. Sometimes I can hear the neighbors chatting or their baby crying. Generally, it’s a quiet place with friendly neighbors 5) At first, this place was outside my budget. You should ask about their preferred employee program"
"Welcome to the most expensive barrio in Gainesville! If you're looking to rent an apartment, plan on paying $2000.00 or more; my rent was just above that per month. Let me tell you what I got for my dollar: (1) four floods in fifteen months, (2) my air conditioner was operating half of that time, and (3) the maintenance guy, Lesandro (spelling might be off), cuts corners when filling work orders, he can never be found when you need him to do work, he refuses to do his job unless told to by management, and then cuts a belligerent attitude when you call him on his bullsh*t; he is probably the most unprofessional of all the office staff. When I moved in, with my family, the property manager, Terri (who now works for Bellamay Grand Apartments), lied to us about the first flood that delayed our move-in date by two weeks. She also guaranteed that our lease included 24 hour access to the apartment complex clubhouse, exercise room, and lounge areas; a perk that was supposed to last us the duration of our lease, but was taken away due to some tenants messing things up; we should have gotten money back on our monthly rent. If that wasn't enough there were safety concerns as well. The buildings are not constructed very well. They have very thin walls and there is NO privacy whatsoever. Each building has 1 fire extinguisher per floor located on each landing, and ours was not behind lock and key until I complained, and threatened to call the Fire Marshal, because someone could have tampered with it. In addition to that there are several holes in the ground near the walkway, covered by dark lids, that are seldom ever place over the holes right and could potentially hurt a child or small dog if they accidentally step on the holes. The funny thing with Park Avenue is that they care more about the dog poop that people never picked up than anything else; threatening their tenants with doggy-dna and charge a $250.00 fine each time their "lab" comes back with a positive ID on your pet. The bottom line is that the owner of this apartment complex is smoking crack if he thinks his complex is worth the money he charges for rent and move out costs. He is from Miami and chooses to charge Miami prices in a college town. Which brings me to my next statement: this place is going to turn into a student dormitory for rich kids attending Santa Fe College in a few years so if your a family man and don't like student living, then Park Avenue might not be the best place for you because its atmosphere as already shifted in the time I moved in and left. There are many great alternatives to Park Avenue. If you look hard enough you will be able to find apartments with more square footage for $500.00 off the price you'd be paying there; with a lot nicer, less stuck up staff to deal with. Let me be clear by suggesting that anyone looking for an apartment should STAY AWAY from this place!! It's all about aesthetics and not practicality and you will run into very rude employees. For what you'd be paying in rent, that is a headache no one wants. I hope this review was informative and gets your attention."
