"Beautiful property and centered in the expanding area of Panama City! The neighborhood and neighbors are very welcoming. I’ve been here a few months so far and I can’t really find any complaints. The 5 bedrooms here are the price of most 3 bedroom apartments in the area, but with way more space! Management has definitely improved since restructuring!"
"With Greystar taking over, upkeep and administrative things have definitely improved. We're very happy with the management and certainly the community. It's the kind of place your kids (or you) can ride your bike around, walk your dog, relax with a book on your front or back patio, or hang by the pool. There's a lot to do within a short drive- whether it's visiting Downtown Panama City for a beer at History Class, watching dolphins swim at Under the Oaks park, shopping at the farmer's market in downtown St. Andrews, seeing the gorgeous views/playing on the playground/walking the many trails at Lynn Haven Bayou Park & Preserve, or surfing at St. Andrews State Park. There's plenty of restaurants and shopping down 23rd Street AND a Publix is coming soon just a mile away, too! I think it's really important to be honest, so I do have one complaint - it's that the sprinklers only work for about half of the community. For a while I was certain they didn't work at all until I saw them on in another area of the property lol! My grass (and my neighbors') is so dry and each have quite a few (or a dozen lol) unpleasant sand pits... but 'pobody's nerfect' as they say, and I'm very happy to have sprinklers be the only thing I have to worry about! Between the convenient location and the community, we would absolutely recommend to others."
"I’ve lived here less than a year and we are on the 4th management company. The lawn is never cared for despite having to pay $100 fee. The office never answers and only returns calls after hours when you’re unable to answer. You have to physically go there to see them to get any answers. Neighborhood is unkept and people park all over the lawns. My siding is covered in creatures and they won’t clean it. Again despite paying a fee. My bathroom fan has been broken since at least May (it’s almost sept). No fix in sight. When I first moved in you could see from the floor of the closet to the outside all along the wall at the base. They just used liquid nail to fill it in. After all that and all the fixing I’ve had to do on my own, they want to raise the rent… Run do not walk away! Move in was a nightmare (4 managements ago)."
"I would certainly not recommend this property to any interested tenants. The property is over all nice and maintained but unfortunately the new management is completely unprofessional and unwilling to help any tenants. Since moving into the property in June 2023 I have had 32 charges to my account. The bookkeeping of how they are charging residents is completely broken and most residents are being over charged. The Secretary at the front will simply ignore any concerns you have and has went as far as hanging up on residents. She will belittle residents and laugh at your concerns. The property manager will act as if she is trying to resolve your issues but you will not hear back from her amd she will just say she is "waiting to hear back from her boss" all while the problems continue with no resolve. I would encourage any perspective tenants to look at other properties to avoid the hassle of being over charged and humiliated by the property employees. There is a reason there is so many vacant homes in the community and they consistently offer high specials for new tenants. Please avoid your family the stress and regrets of moving into this community."
"UPDATE BECAUSE THEY ASKED FOR IT: Not one person has ever reached out to me as an apology for how I was treated; though, Bridgette isn’t here anymore. The managers in the office change often but the newest set seem nice enough. They will charge for 1. Parking on the road 2. Parking at the edge of your yard. 3. Leaving your trash can out at the end of the road if you work too late. I’m sure many more things. So if you’re having family over for a holiday tell them to carpool. You get a 3 day grace period or you get charged $200 on top of the rent & the pool is closed more than it’s open. If these new girls in the office work out and are nice human beings, I actually don’t mind living here. The neighborhood is really nice & the neighbors are awesome. My utility bills are decently priced as well due to the younger age of the homes. The price is high and I wish I knew about all the extra charges beforehand so I knew what not to do with my car or trash can I don’t think it would be so shocking. Raised my rating from 1 to 4 stars. They recently brought on a new property manager named Bridgette. And when I tell you she talked to me like a DOG, I’m not joking. If I weren’t already locked into a lease I would honestly look elsewhere. You’re not getting a “good deal” renting here & i can assure you Bridgette will be difficult to work with. Not someone I could ever recommend when talking about where to move your family. The assistant property manager Shania is very sweet and helpful, but even she can’t make up for the complete disrespect that comes from Bridgette. She cursed at me several times over a simple confusion on move in documents and payments. I had to call corporate and HER boss, Melissa, was much nicer and understanding and easy to work with. But I shouldn’t have to call corporate every time there’s an issue at property level."
