"Previous resident here. The apt complex looks beautiful. The maintenance is wonderful. There is a few ladies in the office that are very friendly however, this is about what we residents feel and observe. There is a smell of marijuana in the hallways/ building even by the pool (after hours) and the smell of dog/animal in the hallways/stairwell. It’s not a temp smell it’s an everyday smell. People in the courtyard looking suspiciouse, oh just the smell of weed. As u would walk by and they would be standing there hiding it in their hand. Couldn’t have been more obvious. Rules are not did hard to follow. Couldn’t enjoy the pool due to many people living there bringing their friends and family over that don’t even live there. SweetBay neighborhood homeowners next door to apt complex teens drive golf carts over to be at the apartment pool when they have their own two pools in their own neighborhood. Ppl stay in the hot tub after hours, when we were told at sunset it closes. When even saw people drinking out of glass bottles being loud, & playing music. The people in the hot tub we could overhear the conversation and they said the courtesy officer is real cool “dude,” as long as we’re quiet he said he doesn’t care even if you live here or not. We couldn’t wait to leave. Tonya H at the time did her best to try to relieve a lot of issues. She was very easy to talk to and work with. However, she’s no longer there sadly. She left Aug 2023. Upon us moving, it was because I just cannot take the noise from the family that lived above us. We started out in a third story three bedroom ( brand new) never been lived in apartment. In July, we transferred to a first floor apartment 3/2 in a different bldg. Huge mistake. I don’t even know why they put families on the second and third level because all you’re going to do is hear thunder. Even if they have a big dog, you’re going to hear them running. Be careful when you choose to have a courtesy officer sent out when complaining about the sound. It can make problems worse as the resident above made even more noise on purpose. It was literally the sound of elephants was always happening throughout the day, it actually led all the way up until midnight. I had no relief for me and my family. We would leave and go night fishing with our family to avoid the noise praying they would go to bed (the neighbors). Shouldn’t have to! I know the family above us had four children, two toddlers and two teenage boys. It made things really hard because they were all homeschooled, and I work from home myself, and I couldn’t literally focus on getting anything accomplished. Neighbor above was very impolite and I don’t see where we were ever going to be getting some relief. I decided to put my apartment on the market and we moved our family right out after we just moved into the first floor. Welp! You can also hear your neighbor above, washing and drying clothes as it does make noise. I did not notice this noise until we lived on the first floor. We eventually purchased a home since the apartment life isn’t for us. It’s not hard if you just follow the rules and be mindful of your neighbor. Upon us leaving the complex they billed me for $215 for trash and water/ sewer. We got a money order handed it to the front office lady since the new manager was not there. Apparently they lost the money order and now put it on our credit report , we still owe! Luckily, I have the stub for the money order and the receipt from where I did buy it so always make sure you keep all your stubs and receipts. Timeline of events Moved in March 2023 switched apartments in July 2023 . moved out August 2023. As I just cannot take the noise and atmosphere . I am leaving a negative review as nothing positive came out of this and now leaving me with her credit when I know I dropped off the money order. I have called several times, and the property manager never called me back even though the front office lady did promise me she would. Well it’s affecting my credit. I did the right thing and paid asap now fix it already please."
"Don't move into this place for the love of God. The alarm goes off all night multiple times a week and it's been happening for just about 6 months now at this point. I didn't have to wear earplugs to sleep at my dorm in college but I do at this "Luxury" apartment. I've reached out many many times about the issue but it has not been resolved. I have taken time out of my work day 3 times to speak with the manager and he's been unavailable. I tell everyone I can about how bad my experience has been here."
"Had a great experience when looking at apartments. I needed something relatively fast, and they had many options available. It is a brand new complex, and is absolutely gorgeous. The application process was fast and fair, and the front office kept me and my roommate informed of the process. We got approved for an apartment, and will be moving in soon. Excited to live here and use all of the wonderful perks! EDIT- After 5 months of living here: The mail situation is a disaster, and the leasing office has lost not one but 2 of my packages and the staff blames it on the delivery company when I have called them both times, and they said my packages were delivered to the office. The staff is incompetent, and my roommate and I have been charged every single month for insurance when both of us have outside insurance policies. After the lease was signed, the staff wanted nothing to do with residences or the concerns they have. I can not wait for my lease to end because I do not think I will re-sign here."
"We just finished up our year lease at SweetBay and here’s my honest review :) Pros: The apartments are SUPER nice and clean. Better than any other apartments we looked at! The maintenance people are on point! Not only did they come after-hours within 20 minutes to fix our AC but they keep the grounds very well kept and all the amenities are taken great care of! Trash was taken out for you if you leave it outside your door which bc we were living on the 3rd floor was SO helpful! Gym and yoga room were always clean and so nice to have on site. We used the clubhouse to host parties and it was so great to have that space available for us! 2 of the doors to the buildings have keypads so if for whatever reason you accidentally forget your keys, you aren’t locked out of the building! Cons: Our neighbors are so loud even on 3rd floor that you can hear them all the time! There is never any parking available close to the stairs, being that I lived on the 3rd floor with a newborn, having to park really far away was always annoying. (On that note, there are no elevators either…think grocery shopping haha) The pool was almost always crowed with people smoking and drinking and playing loud music, it just wasn’t super family friendly in my opinion! Our Building smelled like weed constantly, and our neighbors smoked weed so it made our apartment stink! We complained about this several times to management. The price… it’s so so expensive compared to most places around Panama City and they raised the price for our renewal which was the deciding factor is us moving out"
"DONT MOVE HERE!! From personal experience, and many other people currently living in this facility, this is the farthest thing from "luxury living" even when compared to similar apartments in the area. The staff is incompetent and rude, and unless you report them to the BBB the don't act on any complaints. There is trash everywhere. The building stink of weed and cigarettes smoke, alcohol, or animal poop/pee. And it's overall NOT safe. No security, no speed bumps, and nobody on staff to actually care enough to make sure amenities are family friendly. It's the least they could do after squeezing me for almost all my deposit after leaving it SPOTLESS. Avoid at all costs! Just go to an Arbor community, save $400/month, and get a significantly better living experience. Thank me later."
