"PLEASE read and listen to the other reviews- this place is unprofessional, unfair, and dishonest. I'm active duty military and I lived in the rental property for 2 years. Any time the property required maintenance, I never heard a response. I often reached out directly to the landlord to have issues resolved, who also expressed to me on multiple occasions how awful PCS was to work with on their end. Ginger (the rental manager) is almost certainly one of the most incompetent and egregiously unprofessional people I've ever had to work with. On more than one occasion, she lost her temper with me on the phone and in person when I approached her with questions regarding the lease and moving out. My roommate and I went to the office one day to ask why we were being charged an additional month rent after the lease termination date. She argued we did not provide her notice of vacating, despite numerous phone and text conversations more than 3 months in advance expressing we would vacate. Distraught, confused, and panicked, Ginger snatched the paperwork in question from my roommate's hands and crumpled it. She often deferred questions to her 'broker' (who we never were able to contact directly, as Ginger refused to give us a valid email or phone number) and often ignored the contract when we would quote directly from it. Trying to reason with Ginger was like explaining to a toddler why the sky is blue. After two years of frankly awful customer service, the nail in the coffin was the absurd amount of money they deducted from the security deposit. I professionally cleaned the carpets, spent 7 hours deep cleaning the apartment to the point where it was not only cleaner than it was when I moved in, but cleaner than any apartment I had previously vacated and received full payouts for. I followed the move-out checklist (which was laughable how much responsibility fell on leaving tenants as well as how much would be charged per item not followed, for example $75 to replace the water filter, $150 for paint touch-ups PER ROOM, $50 for A/C filter replacement, arbitrary amounts for dust, etc.) Nearly $1000 was deducted from my deposit with charges like $600 for "bad touch-ups" and $100 for "dust found on top of fridge." This felt dishonest and predatory as I was a good tenant and steward of the property for over 2 years. Despite the name, they are NOT military friendly, or a solution but rather a problem. Don't rent from them. Save your money."

"This is a honest review of the last couple years my family and I rented from them: Overall, they are pretty nice. You’ll speak with Ginger and deal with her when it comes to getting anything repaired or dealing with the rental property. Nothing negative really to say about that. One thing I didn’t like was when we moved into one of the rental homes, there were some things that really needed to be fixed. We were promised that they would be fixed but a year later, they never were. I remember calling once a week for months to finally be told that their maintenance guy was working on more important things. Like getting homes ready for new customers. Hearing that grinded my gears. In their defense we had an issue with the AC unit and they had it fixed pretty quickly. If it’s not an emergency, they won’t get around to it asap. But if it’s something critical, we saw them jump on it fast. They did deduct some money from our deposit. They charge some outrageous prices for some really small things. Like replacing 2 bulbs and a few drip pans for a hundred dollars. Overall, if I had to, I might rent from them again. However, I wouldn’t let them manage my rental properties at all considering how long it takes for them to fix things and keep up with homes. Literally years. Good luck."
"PCS Real Estate Solutions is definitely one I would recommend based on our very own personal experience. Moving from MO to FL in 2015 was a daunting task but luckily we found a home to rent through PCS before even arriving to the area. Hubby arrived ahead of time and was able to see the property before we signed. PCS had the carpets cleaned and stretched from normal wear and tear and everything was in working order. All we had to do was unload and unpack. Whew! The neighborhood here in Bay Oaks Estates is the best. Kind and friendly people. We've made friends for life. The few times we have had maintenance requests the process was easy, fast and professional. We never had to wait long for someone to arrive and work was always completed quickly. One time, I forgot that I had set up auto pay and ended up paying rent twice for the same month. I went to the office to explain and Ginger and the office manager (sorry, forgot her name) were very helpful and issued me a check to put the funds back in to our account the same day. After our initial 12-month lease we were able to go month-to-month with no rate increases which we fully expected. Our rental has been very comfortable and a blessing which allowed us to become familiar with the area before searching for our forever home. 3 years later and we have finally found our forever home that we will be moving in to within the next month. I called Ginger at the office to ensure that I follow the expected move-out requirements. She answered all of my questions and put my mind at ease in the event there are any delays with our new home purchase and move-out. I am confident that our move-out will be successful and deposit will be refunded timely. I will update my review after move-out, just so this review is complete from move-in to move-out. I honestly do not understand the bad reviews here. I cannot imagine that anyone has ever had a difficult experience with PCS. Each and every time we ever had to contact them (whether online, phone or in person) we have always received courteous and professional assistance. Every request was always handled quickly and satisfactory as well. If we weren't ready to buy we would definitely be staying put. We can't Thank You enough PCS."
"They are buy far the worst rental company I have ever dealt with. I am a early 30's respectable renter with a good track record from all previous rentals. I have always left my houses in better shape than I got them by offering to fix and improve during my residence. I had countless neglected maintenance request from a uneven sliding back door that was open to the elements( reported constantly for 14 months and nothing done after original visit), possible mold in the vents never inspected, Water damage to the roof that was never fixed, to rotting trees that were dropping limbs in the yard and driveway and only half way handled. That pretty much sums them up, "Halfway". They are professionals at the runaround and problem evasion. They will assure you over and over that they are doing something but no real progress or results occur. They are the first and only company I dealt with that would not let you be present for walkthrough at the end, kinda sketchy when asked why too. After putting countless hours into cleaning up the house to their checklist and leaving it in what I know was exceptional shape, I received only a portion of my deposit with very vague explanation on the document to be followed by a response of "we can't tell you what that is you have to submit a response". The general answer given and probable policy of the crooks and con-artist was to withhold a standard percentage of the deposit and see if the tenant pursues it. Then follow up by making it so annoyingly impossible to deal with that the tenant will just "forget" about it. I wish I would have read reviews before I rented from them and if you are moving into the area don't use them. If you do, prepare to be screwed or an attempt at least. I wish I could give them no stars."
