"Revised 1/9: Truthfully since I've lived in these apartments, it's been hellish. Now please do read my original post because a lot of that information is also going to be beneficial to anyone considering leasing. I just got off the phone with an employee in the office, Shannon, sweet girl, very attentive, caring, patient, understanding, and by far the best experience I've had since I moved in. She listened to my main concern then asked about any others and jumped right on it. She should be the manager! Or give the girl a raise! She works with the finances, but she should just run the whole thing. She solved my initial problem, is working on the others, and was so very kind about the whole situation. I enjoyed the phone call with her. Due to her exceptional work, I will add 1 more star to this review. I hope to see more improve with her aboard. Glad to have someone here who cares! Thank you, Shannon!! Older Review. As many others have mentioned in their reviews, this place is trash. Almost $2,000 for rent when nothing works! I've only lived here for almost 8 months and within this time frame my AC stopped working, my heat doesn't work either, my hot water is now broken, I have a TERRIBLE cockroach infestation that they are just ignoring. I've called time after time and they don't fix it! I've had pest control stop by 5 times and they tell me this whole apartment complex is seriously infested and there is nothing they can do. The WHOLE APARTMENT COMPLEX! Ever since I've lived here the gate worked for 1 month and has been broken since. BTW you HAVE to pay for the gate which doesn't work and for "trash valet" but they don't provide a trash can and the trash valet sometimes never shows up. Maybe after seeing my review they will get back to me because I always call and leave a voicemail. But they NEVER call me back. Just ignore me. And don't listen to their lies about new management. They keep telling everyone that as if it's some valid excuse but its not true. THIS PLACE IS HELL!!"
"Over priced apartments that are run down. The gate has been broken for months. Yet they continue to make residents pay for the gate. When I asked about when the gate would be fixed, nobody has an answer. And when I mentioned my concern of safety, I was told the gate doesn’t deter crime. I’m aware of that, but it does help keep people who aren’t supposed to be here out of the complex more often than not. Additionally, I’ve asked for extra lighting in the complex which all requests for the past year and a half have been denied. Parking lots are dark and people sit in their cars and smoke weed. There’s dog waste everywhere and several feral cats running around the neighborhood. They also refused to put a camera at the gate to see who breaks the gate by running into it with their car. So they just let the gate continue to be broken eight months out of the year instead of being proactive trying to find out who is breaking it, holding them accountable."
"Renter beware, even with the new management taking over the complex the service requests are left unattended or if it is addressed the issues are only halfway fixed. Water heater issues, air conditioning problems and their response when asked to address is “we’re short staffed and trying to prioritize the more important service claims”. Increasing rent is understandable in the economy but when they increase your rent mid contract multiple times and most of the amenities you overpay for only work part of the time is unacceptable (read your lease carefully increasing rent without notice is something they sneak in) . Gated community where the gate just started working recently (but you pay for that even when it’s broken), trash valet (when you have the required trash can that even after 2 years and asking multiple times and still don’t have one), being on a bottom unit and when someone flushes the toilet upstairs you have to turn the tv up because the sound of running water through the walls drowns out anything happening in your apartment, the water heater only working sometimes and one bathroom is only cold water and the other only hot so you shower somewhere else because it takes 2 months for them to fix it AND it still doesn’t work and now the apartment smells like gas constantly. Not to mention the handyman coming and going as he pleases without any notification to the tenants that someone will be in their home that day. The fact that no one ever answers the phone in the office and they’re only open 9-6 and most people are at work during those hours. This has been the worst experience and to continuously pay outrageous prices for an apartment that looks pretty on the outside but internally needs to be gutted unit by unit to fix the issues and to be made to feel like a burden because I feel as if almost 2000$ a month I should be a priority is ridiculous. If I could leave no stars I would."
"We looked at virtually every apartment complex in Pensacola and finally decided with much consideration, to live at Park on the Square. From the moment we walked into the office we felt at home. It looked like a picture out of a fancy magazine. We met with Lauren the assistant manager and she has assisted us through our journey in finding our perfect apartment. Her demeanor and dedication to her residents is remarkable. She went above and beyond to accommodate us and all our needs. She was totally up front about everything with the entire process which made us feel wonderful. Her bubbly and charming personality is perhaps the sweetest I have met in a long time. I would also like to mention that Christina and Danielle the Manager are equally lovely to work with, as well. First impressions really make a difference and all of the staff continually go out of their way to make you feel at home at Park on the Square. This community is top notch. I feel very peaceful here, it's quiet and has a nice mix of trees throughout the property. It feels like home. The pool is really great and open late for people who want to relax after work. The gym is awesome. They have multiple different kinds of ellipticals, free weights and good equipment. Honestly the best gym we saw in Pensacola! The community is very animal friendly and also very clean! The maintenance supervisors name is AB. He is really good at his job and knows his stuff. He is very professional and personable. The rest of the maintenance team are also great. Also have you seen the location. We have great shopping and restaurants within minutes of us. We are close to everything. We are literally down the street from miles of nature trails, kyacking and a great golf course as well. We found our home and I would highly recommend Park on the Square to anyone interested in finding their home as well. Thank You Staff! ~D"
"WORST APARTMENT COMPLEX EVER!!! STAY CLEAR!!! STAY CLEAR FROM ANY COMPLEX ASSOCIATE WITH “STRATEGIC HOLDINGS”! Wow…..Where do I even begin? The purpose of this review is to give the people who are seeking a future place to live an honest insight on the horrid experiences my family and I have endured here at the apartment complex, “Park on the Square”, in hope to deter any innocent souls from having to endure the same experiences. I am not one to demand/expect too much. But when an apartment complex charges you an arm and a leg to live in their complex, you expect at least for it to be worth the same (or close to) the value you pay, right? I mean, where I come from, $1500-$1700 a month for an apartment complex seems high right? You expect a pool, gated community, safe place, plenty of parking, nice yard to walk, nice room with decent quality, right? Oh, well they advertise these things big time!!! But what they forget to tell you that the pool will be snot-nose green half of the time, the "fresh new carpet" will have random nails sticking out underneath the carpet that will put holes in your kids feet, the gates are broken, they are wide open and don’t even work (READ YOUR LEASE 18.1 Security. Owner makes no representations or guarantee to Residents concerning the security of the leased premises or the residential Community. Owner is under no obligation to Residents to provide any security measure or take any action no required by statue. The presence of courtesy patrols, ACCESS GATES, surveleillance cameras or other deterrents do not gaurantee that crime will be prevented. ETC) but, this apartment complex owned by STRATEGIC HOLDINGS like to advertise all over their websites “GATED COMMUNITY”. ? FALSE ADVERTISEMENT at its finest. (“Surveillance cameras” FYI, they don’t have any security cameras whatsoever, don’t let that the fool you) They like to advertise their “concerns and understandings during the hard times of Covid 19 ”, but they will charge you a daily late fee every single day. ( Starting 75 dollars on the 4th of every month and $10 a day to be exact).Add a couple hundred dollars on top of your rent if you don’t pay exactly on time. Oh yea, not to mention harassed everyday with phone calls and notices all over your door. This is typically done by a large woman named Karrie Morphis. You can tell she personally gets gratification giving people notices and late fees. She will not work with you in any way shape or form. She is a very unprofessional, discourteous, unpleasant human being. The care care center, does not work. The business center, you do not have access to, but those are just a few of the things they love to advertise deceptively! Do you like your water being shut off randomly twice a week for hours because pipes are constantly busting and needing to be replaced? Well, you will be in love! You will get that here, and then some. The picture you see of the yard....that is on a dry sunny day....it didn't just get done raining. There is sludge that is always in your yard because pipes are leaking 24/7. This is the area you walk through to get into your apartment. You can bet your rug will become black soon. In their LEASE CONTRACT - 11.3 - BUILDING, HOUSING, OR HEALTH CODES. - “Owner will comply with all applicable building, housing, and health codes related to the lease premises” -18 RESPONSIBILITIES OF OWNER - “Owner will act with customary diligence in keeping common areas reasonably clean; maintaining fixtures and appliances; maintaining the roofs, windows, doors, floors, steps, porches, exterior walls” Well, I can promise you they don’t follow these codes….pictures below for proof! Notice the white wire sticking out randomly? Well this is exactly where you walk to get into your apartment. As you can see….this is not the expected outcome when paying over $1500 a month, am I right? I have lived in some cheap apartments….paying $400 a month…and had a more pleasant experience than this expensive dump. Save your money, and go somewhere else!"
