"“Misleading Practices and Hidden Fees” I recently had a disappointing experience with Maple Ridge at Ave Maria, FL. The lack of transparency regarding additional lot fees after selecting a home layout was frustrating. Despite inquiring about all costs over the phone, I was blindsided upon visiting their location. It's disheartening to see such hidden costs and disguised prices, leaving me questioning the integrity of their business practices. The inconvenience of driving 1hr 20 from Fort Lauderdale only to discover undisclosed fees has left me hesitant to recommend this development. Buyers beware – careful consideration and research are advised before committing to a purchase home from this developer! Ps: Today Date 01/28/2024"

"Maple Ridge is a very nice community with contemporary houses. Ave Maria is a planned city and it is very calm, ideal for the people that don't want to deal with traffic."

"We were very excited when we purchased our new home. Aly in sales was very professional, polite and accurate with all the information. We closed in January 2023, moved in February 2023. After we moved in we started to notice all the issues. Customer service is not fair or customer friendly - they will find issues not to honor repairs under the 1 year warranty - Vicky Pereda (Lead Specialist) will find ways to deny your claims! **Make certain on the closing inspection and post closing inspection - ALL ISSUES ARE DOCUMENTED -DO NOT LET THEM GIVE YOU A VERBAL - IF ITS NOT IN WRITING THEY WILL DENY YOUR REPAIRS.. Jeff (Manager) is very friendly, helpful and fair but it is literally impossible to contact him because all calls and emails go through Vicky and her team - no transparency. It is not August 19, 2023 and there are repairs that are still pending that Customer Service doesn’t follow through unless owners are endlessly calling/emailing them for follow up - no system in place to track progress or completion. We are very dissatisfied and disappointed with CC Homes. We attempted to contact the CC Homes Corporate Office in Miami to speak to an Executive to only be routed to Ave Maria Customer Service - terrible experiences with not outcome to speak to upper management. Below we will list all our issues and attached photos for the facts we are listing: **Ensure they write all the issues down when you sign the final walkthrough and post closing inspection (45 days after you close) for all issues/repairs** 1. Roof tiles cracked on corners (J. Quintero Roofing, Adler Roofing) 2. Sheetrock cracks on edges 3. Caulking not a good quality - kitchen, bathrooms and baseboards. 4. Bathrooms - loose shower heads, scratched tub and scratched shower glass. 5. Grout in kitchen, laundry room and bathrooms fall off or cracked. 6. Stairs: caulking, sheet rock and casing falling off, some stairs are detaching. 7. Gutters: no wedges (will fall off after a year) - we had to pay $825 to add wedges through another company. 8. Closet door doesn’t close - opening short by 2 inches 9. Bathtub hose leaked and caulking incomplete 10. kitchen countertop chipped on installation Good luck with your experience."
