"“Maintenance” keeps knocking on our doors a million times a week. For what? Who knows. They group knock on all of our doors. Then sometimes come in, sometimes not. I work the night shift. You all also don’t need to be in our homes this often. Also if this is how many times I KNOW of you wanting to come into my home, how many times does “maintenance” come in when we aren’t here? Because they’re coming in regardless. It feels like we are living with our parents again and it also feels like our privacy is being invaded. I work the night shift. My wife does, too. All you all are doing is waking us up to spy on our apartments. There is not this much to fix, and when I or my wife has been home, you just walk in and walk out. Don’t even get me started with emails every day about the random HUD inspections. We aren’t a HUD community. You all don’t have to lie. We get it. You all want more reasons to be in our homes. And if you’re trying to become a HUD community, you better be lowering everyone’s rent. We pay way too much to begin with. Don’t think we’ll renew and I’d caution anyone from renting here if they want expect any level of privacy or if they enjoy sleeping in/work a shift different from 9-5."
"It's a nice complex but the other resident isn't wrong about hearing even snoring neighbors. I can't sleep with that, so I utilize my bedroom as an office now. A lot of residents screaming about fighting each other lately as well. I also don't love all these unnecessary home checks. Routine maintenance, sure. Inspecting it to make sure it's up to some impossible cleaning standard they have like the other reviewer said isn't cool though, nor is entering homes with no warning to do so. I shouldn’t have to worry about that. My neighbors shouldn’t be concerned about that. We aren’t kids you all are keeping in line. In my 20 years of renting and being a landlord myself, I’ve never heard of that. What if my kid was home alone? What if one of us were bathing? What if we were in a work meeting or interview? What if we wanted to get a cat and didn't know you'd be coming in so didn't put them up safe and they got out because of it? What if my SIL is staying over, who has severe ptsd, and men just walk in? And then claiming random apartments will be being selected for HUD to walk through? This isn't low income housing or section 8. Although with the way my packages are stolen and smashed glass on the ground, you'd think. Not to mention that my best friend used to do those HUD inspections.. the person in the unit can decline for health related concerns and the randomly selected unit will be changed. That isn’t what the complex emailed all of us, though. The rest is fine and all. Our neighbors are nice. The leasing agents are nice, including management, but excluding the two young kids who sit in the middle. The guy always looks at you like you’re the most insignificant little bug. I like the lighting choices. I like watching the resident dogs at the dog park. All the dogs seem nice. But given how much we pay, unfortunately, I don't know if the pros outweigh the cons here for our little family of three. Maybe it is for others, so I hope this is helpful."
"I have really enjoyed living here! The gym is very nice, love getting to lift weights not too far from home. Also the Maintenance team is very great!"
"I loved living at Overlook at Gwinnett Stadium. The Property Manager Mrs. Stacy is amazing. She worked with me and always made sure I had what I needed for my apartment. The community is safe and well maintained. I would welcome the opportunity to return to this apartment community if work did not force me to relocate. Thank you Overlook for an amazing experience."
"I’ve lived here now for nearly 6 months and have largely enjoyed it. Maintenance request are always answered promptly (by the next day). Emails are answered generally within about 30 minutes. I haven’t had any real issues since I’ve been here. It’s a beautiful complex and well landscaped. It’s quiet 95% of the time. My daughter is obsessed with the pool and went every single day this summer and spent the entire day out there. I haven't had a chance to use the gym as of yet but it is always clean and the machines seem to work (people use them). I went through the entire leasing process in the midst of the pandemic and have yet to meet anybody in the front office face to face and yet it was truly a seamless process. The valet trash is a must and I love the way they manage it. The apartments are nice and cozy. It’s honestly perfect, and I toured tons of apartments. I actually ended up touring here because 3 people I know used to live here and insisted I had to come check it out, actually ended up in the exact apartment that one of them lived in when they lived here. I Love that Publix, Papa John’s and McDonald’s are literally 2 minutes away as well as a pharmacy. And being so close to a park was a must for me. All in all it’s really just a great community in a nice central location and I truly can’t think of any problems that weren’t promptly addressed by the office. They stay on top of it and it’s appreciated."
