Reviews of Gables Midtown
"I have filed a fair Housing Act Violation complaint against this company. My experience with this leasing office was very unprofessional and it left me feeling discriminated against. I applied for a unit December 13,2023, received my denial letter January 5, 2023. If you do not receive direct deposit from your employer do not apply here. At least thats what I was told was the reason for my denial. I connected my PERSONAL bank account, added my addition income, Credit is above required, no convictions, or evictions, also submitted my W2 as requested by the office. after adding my W2 for 2022 (current tax year at the time of application.) I was told I needed 2023 W2’s which are not issued until 2024! Very unknowledgeable and just plain wrong of a leasing agent. Due to this I was advised to add guarantor. So I added one. After connecting their payroll, adding the addition income, my application was forwarded to regional manger. I visited the leasing office to see what was the hold up. They told me I DID NOT need a Guarantor and I should get approved without the additional person. KEEP IN MIND I PAID AN ADDITIONAL $130 to add this person to my application. I was asked to submit additional bank statements and check stubs since the guarantor was removed. I did so & was denied. I was given the run around for 3 weeks and after paying $560. I was advised the guarantor fee is non refundable. I own 2 businesses which gross 7 times the rent required by this company. I have heard of complaints of “ ghetto” from residents and I assume I was put into this category for being a black women. They will be hearing from my lawyer."
"This place would rather hire a boot company to patrol the parking garage than a security patrol. They hand out $75 boots as if they were candy, and for no other reason than to gouge people for money. Visitor parking was never an issue that needed to be fixed in the first place as there are ample spaces. It’s incredibly sick work, especially during the holidays and a recession. It’s extremely predatory. If you wait even just 5-10 minutes to register a guest’s car, there will be a boot on it. There’s zero room or grace given for even a slight error, which is really unfair when the residents are forced to deal with consistently broken gates/elevators/key fobs, dirty elevators and hallways, no pest control, and like I mentioned before, a non-existent security patrol. But don’t bother trying to complain to the office about it because they can’t be bothered, you’ll just be told to send an email, to which they’ll respond basically telling you that’s too bad. Smh."
"If you are looking for a nice apartment in a horrible environment, this is the place for you. The apartments in this building are fantastic and updated. It almost makes it worth staying, but the community and management here is a lost cause. There is dog poop and pee in the elevators and hallways at all times, and it often does not get cleaned up for days. They do not clean the hallways on a regular basis. The parking garage is a whole other story - people drive like bats out of hell in there, and I’m surprised there haven’t been more accidents. They also have a new parking system that only allows limited hours for guests and they have to register through a website. If they do not, they will be booted faster than you can figure out how to get them into the system. I don’t understand why an apartment complex needs to monitor the guests so heavily - this is not a college dorm. If you use up all of your hours, you have to pay for additional parking time, which is frustrating if you have multiple guests. During my time here, I had upstairs neighbors who literally urinated onto my balcony in the middle of an insanely loud party they were throwing on a Tuesday night until 4 a.m. The patrol people were completely unable to help me, and they did nothing to remedy the situation. I understand apartments come with noises, but that night it reached a point of no return. While I lived in the building, several violent or dangerous events occurred. Shortly after I moved in, there was a man armed with a machine gun in the building. On the fourth of July, people shot fireworks off the top of the building and set the complex on fire. The following October, there was a stabbing. In November, a man was fatally shot outside of the front office. After that, there was a physical fight outside of the front door of my unit. The security here is laughable. If you are looking for security, turn away now. The gates they promise you that protect you are down 80% of the time, and anyone can easily get into the building. Packages are stolen on a daily basis, and there is no recourse you are able to take. If you want to reach the officer on duty, then you are only able to leave a voicemail and hope that they get the message. The office is impossible to call and get in contact with. The process of getting to move into the building was a huge hassle, and the constant turnover of people in the front office makes it really hard to find reliable contacts when needed. The pool is often flooded with people who are not residents, and there are often groups blasting music making it hard to enjoy. If you have pets, prepare to pay an arm and a leg in a non-refundable deposit that you won’t see again, even if there is no pet damage. Fire alarms will also go off in the middle of the night for no reason because of a faulty system. It will disrupt your sleep frequently. One positive thing I will say is that the maintenance in the building is fantastic. Issues are taken care of in a timely manner, and they do their job well. The gym is also very nice and a genuine perk of living here. The interiors of the apartments are also great, but the only three positive highlights of this place are heavily outweighed by the living experience here. Overall, this place is an absolute disaster, and I would heavily discourage anyone from moving in. They do not care about the residents, and they are solely focused on taking money from you in every way they can. The “luxury” of this place stops the second you walk out of your door."
"I've been here since late October 2023 and I absolutely hate it here. The move in was trash. They didn't offer any instructions on how to navigate the building, use the fob, trash chute, mailbox location, nothing. You just have to get locked out & don't expect the other residents to help you. They won't. The setup of utilities was a production. They didn't tell me what to bring to the move in as far as fees. The final monthly bill will be at least $200 over whatever you're quoted. The units are decent size. The appliances are fairly up-to-date. The fridge is stainless doors with black sides but the ice maker makes this loud grinding noise for about 10-15 minutes each day. One of the burners on the stove is out. The unit wasn't cleaned before I moved in so if you move here, which I DO NOT recommend be prepared to send someone to clean or come in cleaning. The roaches will appear the first time you cook a meal so be prepared. They charge a fee for pest control but pests aren't controlled at all. They shared my contact info with 3rd parties for cable/internet & didn't get my permission beforehand. The noise level is ridiculous. Between the neighbors arguing, the vehicles screeching through the parking deck & the ridiculously loud music from multiple neighbors you'll probably never take a nap or get to sleep a full night w/o some obnoxious loud noise waking you up. The road noise is loud too but that's actually tolerable. The amenities are nice but I don't want to interact with the other residents because they're ratchet, ghetto, hot mess. They're young for the most part, not friendly & act unhinged. The smell of weed is all through out the building especially on weekends. If you value your quality of life look elsewhere. Do not move here."
"Atlanta is so beautiful CENTENNIAL PARK is one of those areas for me. There’s a lot of stuff going on in the area restaurants to STATE FARMS coliseums at the downtown area at Coca-Cola African-American Museum the aquarium in this little area. Atlanta is such a beautiful city. I just love going out there not just a visit my sweetheart but I just enjoy the city. I enjoy the greenery. I enjoy the hillside I love the flower blue means all over in the suburbs. It’s just so beautiful and it’s so much to see a wide range of entertainment places to go nice parks, eateries museums entertainment there’s just never not enough to do in Alanna. I just love it so much history."
