"DO NOT, I repeat DO NOT use Revolution Rental Management (RRM) to manage your property.You can’t reach anyone by phone and if you request a call you get an email stating they attempted to call you. Answers to any questions are to review your Property Management Agreement or copied from the website. PLEASE thoroughly check your statements because if I did not say anything I would not have been reimbursed the management fee I was charged numerous times even though the property was vacant. I signed the agreement on 07Sep and 1st asked my options for cancelling on 02Oct due to not being able to speak with anyone in CS, receiving invoices with no details, having to have the utilities transferred into RRM’s name just so they could charge me the deposit amount (I am supposed to get that back) and bill me (with no evidence of the actual bill amount). I decided to stay after speaking with Zach but in the time they were “managing” my property there were only 2 viewings the first few days it was listed. Prospective tenants are sent to the property on their own, it’s very impersonal and a key to my property was not returned to the lockbox.I emailed 02Nov to cancel after receiving a $36 Owner’s Benefit Fee – it seemed I was paying to go back and forth in emails with CS and I was offered a phone call to discuss. TOO LATE. On 03Nov I was told I needed to submit a form to start the process and promptly completed that. 06Nov, I was informed management could not be terminated unless I pay my bills in full. I was aware of the $500 cancelation fee but refused to pay the Document Retention Fee (typically $300 for most properties), the $99 mgmt fee, the $36 Owner’s Benefit Fee, and the utility deposit RRM was charged. 12Nov I received an email from the Chairman, President, & CEO – Todd that the $99 mgmt fee was credited back and he also replied to a separate email thread and advised I would not be charged the document retention fee since I was on the gold plan.15Nov, I received a call asking how things were going and if there was anything they could do. When I requested an update on my cancellation the lady said “Oh you’re cancelling – let me look into that and call you back”. I emailed CS and she replied I could start the process by completing the form. So they send emails not knowing the status of your account and make calls asking what they can do without first looking into your account. After reaching out to Zach, I was told on 20Nov that I still owed money (the utility deposit and Owner’s Benefit). I paid it so that they would release my property; they still had it listed for rent and would not remove their signage or lockbox.12/15 update - Listing was removed 11/30. Travis advised the CEO looked at the account & there was a $15 insurance fee which they were not concerned about. 12/8 I received an email that they would be sending me to collections; the amount included a mgmt fee, 2 insurance fees (from 11/27 and 12/2), & utilities (bill was emailed on 12/7). I went back & forth with CS then asked her not to email me anymore b/c she is no help and received an email from the CEO telling me the insurance fees were valid even though they were added to my policy 10/30 because they didnt receive the required form and to just pay & not be so difficult. I replied including how the utility admin confirmed they owed me $150 but didnt hear anything back until I got an email that they mailed me a demand letter for $45 (the mgmt fee was removed and I paid the utilities but $15 was added b/c they mailed the demand letter). I paid so I was not sent to collections but reported them to the BBB.17Feb Update: Spoke with the CEO mid-late Dec and he agreed I shouldn't have been charged. I received the $45 refund on 28Dec I am still waiting on my utility deposit reimbursement which RRM stated the company sent to them 08Jan. In reply to their repsonse: I got the emails & am not taking $ to remove the review"
"why my review is low is because, the communication is not good, when a natural disaster happened to the property I’m renting they told me they aren’t allowed to move me to a different unit(house) nor put me in a hotel. when I first moved in I did not know that there was black mold even though they said a inspection was made prior to me moving in. everything has been difficult for me after this whole ordeal and this is my first time living on my own at 23yr old , I didn’t even know they had so many negative reviews almost regarding the same issues I am having."
"I am not here to tell you guys what to do. But this is my experience with this company, while they were managing my property. They were charging my account for inspection and repairs during this period. I will start out with pictures then will share e-mails that I received from the CEO of GTL/Revolution Rental Management - Atlanta and staffs, then you can make up your minds if these are the kind of people you want to do business with. Thanks As promised and I was hoping this company will have some ethical moral in them after 2 years of waiting but no surprises at all. I hope no one ever fall for this company scam anymore. If you have a suggested amount, then we’re happy to consider it, but please note that anything in the thousands would be FAR outside what we would consider reasonable. "Summarizing this company and its customer service in one word: DIFFICULT. I was with another company that sold its business to RRM and since that moment, it's been painful. Slow responses to everything, nickel and diming for everything, made the sell of my townhouse delayed (after initially making one sell fall through) and of course difficult at every turn of needing any helpful information, chose terrible vendors that do not provide enough detail and overcharge."
