"I moved into my apartment in August of this year and this has been this has been the worst place I’ve stayed. After three days, I took that weekend to look over the apartment myself and write down things that we went over together as well as other things inside the apartment that needed to be fixed and turned in an move-in inspection sheet, where till this date there were things on this list that has not been taken care of and also there are more things that has taken place inside the apartment where I don’t think it was ready for a tenant. I have not been able to occupy my master bedroom to date being that the light has not been working since moving in, I turned in a work order and maintenance came to fix the light and two days later it still does not work and hasn’t work since. After trying to turn over the switch there was flickering of the lights, and now it doesn’t come on at all, I think there are electrical problems within my apartment where I reside. Majority of the outlets does not work. There are leaks in the hallway bathroom at the top of the ceiling and its turning into mold, the pipes in the same bathroom where I get ready every morning when I turn the water on for the first time of the date there are loud noised within the wall, and I have video of that. There are lumps or big bulges within the flooring, and it keeps coming up, holes in the wall where there should be none, my sliding doors within the doors are disgusting dirty, just so many things that I am not happy with and at this point I would like to move, I want out my lease. Not to mention the upstairs neighbors are extremely loud, I hear everything that goes on up there they walk and seems as though my ceiling is about to cave in, I have seen several roaches that I know isn’t coming from myself and I pay a pest fee and they just come in and spray on over the cabinets not where they are needed, the only good thing I have experienced is the location and Jaquan who has been extremely helpful in trying to convey the problem but he is maintenance so there’s only so much he can do. Overall, my unit was not move in ready and still has major issues that needs resolving."
"I’ve been a resident here since August 2022 and the only good thing about this place is the location. Staffing/management has changed about three times since I’ve been here, which they are very short staffed. With that being said, work orders aren’t being completed in a timely manner and the quality of work is very poorly done/rushed. I have repeatedly put in work orders for the same issues since day 1. “Renovations” are constantly being done, but there is no progress to show. This biggest and worst issue of them all is roaches and pests!! Regardless of how clean you may be, or how much effort you put into preventing these pests, they won’t go away, and seem to be getting worse actually. There is a pest control fee included in the monthly rent; however, no efforts are being done to remove the roach infestation whatsoever making the living conditions very unsafe, unsanitary, unpleasant, and uncomfortable. "I have been a resident at Morgan Place Apartments since 2021, and I must say, I absolutely love living here and being part of this wonderful community. Over the years, I have witnessed a few changes in the leasing office, including a couple of property managers. While the previous manager presented me with some challenges and made my unit transfer experience quite unpleasant, I am extremely grateful for the exceptional assistance and professionalism displayed by Jaquan, the property assistant manager. Jaquan has consistently been honest, attentive, and dedicated to making things right. He listens carefully to residents' concerns and knows exactly how to overcome any problem or issue to ensure their happiness. His excellent problem-solving skills and commitment to resident satisfaction are truly commendable. Jaquan has been a valuable asset to the Morgan Place Apartments community. On that note, I would also like to mention Cecilia, the new property manager. She has been amazing in assisting me with my recent lease transfer to a two-bedroom, two-bathroom unit. Cecilia made sure that all the necessary paperwork and details were correct, and she went above and beyond to rectify any issues left behind by the previous property manager, Angela, who provided a less-than-desirable experience. I appreciate Cecilia's dedication and her efforts to ensure a smooth transition for me. Additionally, I must commend the maintenance crew at Morgan Place Apartments. They are extremely respectful and always eager to assist. No matter what the issue may be, they promptly address it and ensure that everything is taken care of efficiently. Their commitment to maintaining the property and ensuring a comfortable living environment is truly impressive. Overall, I highly recommend Morgan Place Apartments to anyone looking for a fantastic community to call home. "This is absolutely the worst apartment complex that I have ever lived in. My neighbors upstairs are incredibly loud, and I have complained about this multiple times ever since I have lived here. I have so many emails, pictures, videos of them being ridiculously disruptive and loud. They are so loud that when they walk across the floor, my walls and dishes literally shake. They also dump their dirty mop, water onto my balcony, wish I also have numerous videos of them doing this as well. Nothing has changed. I am to the point where I am going to break my lease here because I never get any peace. There have been four property managers since I have lived here in December 2021. The walls are very thin and the ceilings are very low so you can hear everything that your neighbors are doing. The bathtubs are loud and squeaky, and all of the other products in these units are so cheap. The maintenance team makes request without letting you know that they are coming to your unit Until they show up. and never mind the roach problem that they have. The only good thing about this apartment is the location."
"I've been at Morgan Place Apartments for about 2 months now and it has been less than great. Ultimately, this complex is undergoing a transition, and I would not recommend living here now. If you're looking for comparable price, Briarhill Homes and Arium Peachtree may be good options. Below is a TLDR but full details follow. TLDR / Summarized issues • complex is under new management and undergoing renovation (period of transition) • staff is nice but the place is understaffed • they did not honor my quote • units are not move in ready / inspected • continual maintenance requests for issues • bottom lines are the clear priority to upper management over safety concerns • persistent pest control issues Quote issues: When I initially applied, I was quoted a price but the price had gone up by $200 dollars on the lease. When I inquired, they said it was a website glitch and that due to the fair housing act, they were unable to honor the quote (even if I moved my move in date). This was odd, but they offered to refund the fees I've paid if I wanted to go elsewhere, or give me a $100 concession should I chose to stay which seemed reasonable. Prior to signing, I noticed the unit had gone down slightly in price on the website, and asked to secure this new rental price. This was approved. Move in issues: Issues at move in included the stove not pushed in, a lot of pests, and the W/D not being hooked up in the middle of the closet preventing access. Additionally, the AC had gone out that day. I was assured that these issues would be fixed in about a week. It would actually take about a month each. The HVAC unit delay was partially due to ordering issues, but this was not immediately communicated, and I was repeatedly told that it would happen the following week. Turns out this was the short end of wait times as people have been waiting 4+ months to get their HVAC units replaced. Even still, I had to move my furniture the following day, so that the HVAC team could drill a hole in my ceiling and wall so as to be able to replace HVAC units for the upper floors. Units not inspected /Safety: Other issues also include the refrigerator not being hooked up to water, shelving units in my closet showing strain and collapsing, weatherstrip being replaced to mitigate pest entry, and the glass encasing of my light fixture falling and shattering in the middle of the night. Other issues aside, glass falling from the ceiling truly is a safety issue as someone very easily could have gotten hurt. It goes to show that the unit was definitely not inspected before move in. These issues, along with pest issues have not been resolved. Staffing & Renovations: This complex is under new management and they are rapidly trying to renovate units to lease them, fix all the issues that previous management left behind (old utilities, broken or lacking community amenities, broken mailboxes, grounds maintenance/cleaning), and touring. At the moment they've allotted a maintenance team of 2 people and 2 leasing people. I can clearly see that they are working hard, but given the magnitude of work to be done, things inevitably have fallen through the cracks. Upper Management: Since moving in and encountering issues, I've mentioned getting a rental concession given the persistent issues. Additionally, it appears that many tenants were also either missing or having issues with appliances. Corporate decided an amount only a couple days before rent was due so we all had no room for negotiation. I tried to contact corporate but received no response. After the glass incident, I was connected with the Area manager. Because my unit is under budget, there is no room for any additional compensation, and in her opinion, my rental offer should not have been approved in the first place. Currently my termination fee is waived should I give 60 day notice by 10/7. This is somewhat generous, but I think this is so they are able to rent the unit for more money. I also suggested moving to a different unit to avoid pest issues, but they would not cover moving costs."
