"I am SO disappointed with living at this property. The main issue for me is package delivery. There are "secure" package delivery spots but don't worry UPS/FedEx/Amazon wont put your package in there, just sprawled across the room for you to have a fun searching game amongst 100 packages. Oh and if you need to reach the leasing office, you won't. You can call for 3 days in a row leaving voicemails with no call back and attempt to reach out to them amongst multiple avenues and it still won't work! This place may seem nice, but trust me, do not waste your time. Look elsewhere."
"Exceptional service from the team at Courtland Decatur East; especially from the maintenance staff member, Glenn. Our experience with Glenn's maintenance work has been outstanding. He is highly skilled, prompt, and efficient. Glenn goes above and beyond to resolve any issues in our apartment. We appreciate his dedication and professionalism. "CDE THREE YEAR REVIEW (2020-2023) PROS: > Appliances/finishes > Location > Views (depending on unit) CONS: > Rent: my rent increased $475/mo during my time here, but property conditions/upkeep decreased. Has this become the default business model for mixed-use “luxury” properties? I will NEVER live in one again. > Roof leaks: my top floor unit has required roof service multiple times due to leaks. > Non-working hallway exhaust fans: hallways are not air-conditioned/heated but ventilated by exhaust fans on the roof. The motors of these fans wear out quickly and are rarely fixed/replaced. Right now I don’t think ANY fan is working. This can be verified audibly at the top of the garage, and audibly/physically at hallway exhaust vents. > Hallway odors: due to non-working exhaust fans, expect odors from cooking, incense, trash chutes, air fresheners plugged into hallway outlets, and more. > Never-steam-cleaned hallway carpets: carpets are vacuumed weekly but are never steam-cleaned. Expect several years worth of spot-cleaned pet accidents, leaky trash bag trails, and more. Unsanitary! > Horror movie hallways: hallways are dark, dingy, and uninviting. And no, your seasonal door decor, doormats, and yard art won’t help. > Non-working garage spigots (for staff to spray garage): last Christmas the garage spigot pipes froze and burst. Prior to that, staff would connect hoses to spigots to spray entryways, stairwells, etc. A pipe replacement project began months ago but has yet to be completed. Expect 8 months worth of pet accidents, food spills, and possibly vomit or human feces. Unsanitary! Note: spigot functionality can be checked by anyone with an easy-to-buy spigot key. > Exterior wasp infestations: due to hasty/poor construction, wasps build nests in exposed cracks and crevices around balconies, etc. Past measures to remedy this problem have failed. If your balcony is affected, expect it to be unusable during wasp season. > Package delivery problems: missing package posts are frequent on the property message board. For security, I have packages delivered to my workplace, post office box, or an Amazon delivery point, never this property. > Car break-ins: there have been several. There are cameras in the garage but only BEFORE the gate. There are NONE AFTER the gate where most tenants park, or in stairwells. Walk the garage, look up, and check for yourself. Just be careful of speeding/distracted drivers. > Guest access challenges: expect to meet your guests or delivery service at ground level because having them come to YOU requires gate access, multiple keypad calls, and/or navigating a maze of hallways/elevators/stairwells. > Noise: this property and the garage it surrounds create essentially a sound canyon. If your unit is within earshot of the garage, expect plenty of all-hours engine revving/showboating by tenants and guests. SUMMARY: “LUXURY” IS SUBJECTIVE."
"The leasing agent dailia is awesome, if you're looking for a beautiful, quite, and convenient place to live you should move here. Cortland is one of the largest if not largest multi-family apartment homes in ga and this one here is a top tier. So many amenities and bonuses to living here. Pricy but that's the market right now."
