"Blood in the elevator! Where do I start? The elevator breaks every time there is a storm. And they literally don’t fix it for days on end. If you live on a high floor, you have to take several flights of stairs to get home. The parking lot doesn’t accommodate the entire building. If you live on one side of the building, the elevator to your apartment could be on the other side of the complex. Which means you have to carry groceries across the pool and up several flights of stairs if the elevator is broken. Trash is ALWAYS LEFT DAYS IN THE HALLWAYS. Recently saw a biohazard elevator, looks like someone was cut up and even left a bloody rag that stayed over the weekend. DISGUSTING! They come up with Brand new ways for you to dish out money. The apartments are already over priced. Walls are so thin you can hear EVERYTHING, music, babies screaming, parties, EVERYTHING. The worst part are the 50 ambulances your hear wailing in the middle of the night going to EMORY HOSPITAL."
"Please don’t be fooled by this propertys aesthetic. Gates are broken constantly, elevator is broken regularly, and office staff is unorganized and rude. The hallways will sit with trash for days on the weekends. One of the lovely neighbors decided to sit a cake out in the hallway, where it sat for a few days before being picked up (picture attached). You can only imagine how this attracts pests. Cars get broken into. Packages get stolen here, and now it’s filled with kids running around the property. Pool parties get out of hand during the summer, so now residents have to be monitored like children and are expected to have wristbands to enter the pool. This once was a beautiful community, but that has changed. There is currently a parking spot filled with furniture that was left by who I’m assuming was a former resident (pictured below). This is so disgusting to see when you realize how much you pay to live in a “luxurious” community. The “secured” doors are commonly broken and left open. Abandoned cars sit in the parking lot. (pictured below). The quality of the residents has plummeted. It’s obvious that the company just wanted to fill vacancies. The prices continue to increase while the quality of living decreases. I wouldn’t recommend. *was told by the property manager that the $100 cleaning fee covered cleaning and painting. Once I moved out I was charged an additional $150 for paint that I supposedly had already spoke for. This company is a joke. Please do not lease here. The property is overpriced, loud, and roach infested."
"*** There was not a window leak in my original unit. The original unit that you all wanted us to move into was filthy. The leasing specialist even said she was embarrassed to have to show me the apartment that I was expected to live in. It had stains all in the bathroom on the counters. The refrigerator wasn’t clean. The unit was not cleaned amongst many other things which is why I requested the unit that we saw on our first visit to the property. *** This is THEE worst property that I have EVER had the displeasure of living. Phones go unanswered, roaches are explained as palmetto bugs as if it excuses the fact that this place is INFESTED! You can't even sit on the roof top without roaches. It's embarrassing to say the least. The elevators don't work ( a pregnant woman was stuck in the same elevator twice!!!! ) People leave trash everywhere, the amount of we could really care less is astonishing. Abandoned cars, dog feces everywhere, doors that are supposed to be fob accessible are constantly broken and open. The security gates are always broken. The pool parties are out of hand at 3am. The hallways are disgusting visually and the smell on any given day is horrendous. I've been calling for an HOUR and I am either getting hung up on or busy signal. This is ridiculous!!!!"
"I recently had the pleasure of interacting with Gigi at Baxter Decatur Apartments, and I must say that my experience was nothing short of exceptional. From the moment we walked into the leasing office, Gigi's warm and welcoming demeanor set the tone for our entire visit. Gigi's energy and enthusiasm were truly remarkable. She greeted us with a genuine smile and a level of professionalism that immediately put us at ease. Her extensive knowledge of the property and the surrounding area was evident as she guided us through the available floor plans and provided valuable insights into the community. What stood out the most about Gigi was her personal approach to customer service. She took the time to understand our unique needs and preferences, asking pertinent questions to ensure that she could match us with the right apartment. Her attention to detail and willingness to listen to our concerns made us feel heard and valued as prospective tenants. Not only did Gigi provide an informative tour of the property, but she also went above and beyond to answer all of our questions, providing us with a sense of confidence in our decision-making process. Her transparent communication and willingness to address any concerns were greatly appreciated, and it was clear that she genuinely cared about our experience. The exceptional service provided by Gigi ultimately led us to submit our application on the same day. Her professionalism, positive energy, and personal touch were instrumental in making us feel confident in our decision to call Baxter Decatur Apartments our future home. In summary, Gigi's outstanding performance as a leasing agent is a testament to the high standards set by Baxter Decatur Apartments. Her exceptional customer service skills, coupled with her extensive knowledge of the property, make her an invaluable asset to the leasing team. We look forward to our future residency at Baxter Decatur Apartments, thanks in no small part to Gigi's dedication to creating a positive and memorable experience for us as tenants."
"If I had known this apartment complex was so poorly managed and residents weren't fully acknowledged, provided good quality customer service, and I would have to constantly bring to the attention to the leasing office unresolved issues I would had never moved in. Everything that glitters isn't gold. I have only been here for less than 45 days. First issue, ,my apartment wasn't inspected or move in ready when I moved in the end of May. The glass shower had red dirt film on the floor. They tried to clean it, but nothing works. I have asked for it be replace, but management doesn't believe me when I said resurfacing it didn't work. Bathroom cabinet, shower door, and light bulb all needed to be fixed as well. The kitchen counters and island has chipped surfaces and black marks that can't be removed. The sink had rust stains and scratches. Additionally, the washer smells like it has mold, mgmt tried to clean it, I have tried and nothing works. I would like a thorough cleaning but like the bathroom I am not believed. They have to come out and check again. I had to request the filters be changed and fire detector be updated. I got locked of my apartment due to the smart key feature that wasn't updated before i moved in. The smart key feature and butterfly app are weird. They are not user friendly. Sometimes they work sometimes and sometimes they don't. Management said it was my fault in so many words because I didn't follow the prompts on the leasing office number ( oh you mean the prompts that are instructed on the handout in my apartment that I am locked out of). There was nothing on the app, no out office reply on emails for emergencies, and security officer's number doesn't have voicemail. I took a video and everything to show management and maintenance (younger maintenance guy forget his name). Maintenance didn't want to see it or believe me until he got to my unit. This made me upset and frustrated. I was locked out from 4 am to 9 am. 5 hours with my dog. I had to go to the club house and try to sleep. This hasn't been a great a experience for me whatsoever. The amenities are nice once they are maintained, residents are friendly but the property isn't really managed adequately when it comes to processes that should be common sense or helpful. They don't monitor emails or reply to them, they don't have helpful guides online, in email or the app. I wish management would take accountability and not point to residents or user error. There have been other things but I've been up for 10 hours so I digress."
