"This is absolutely the worse place to live … I had to write anonymously from my friend email because when I go into the office and call corporate they gone feel me fr . These people are liars they do not fix anything when I say anything ,anything . They can not fix simple things . They can’t stop the infestation all they do is come spray instead of trying to bomb the unit or something . They have spiders , roaches , and they have 1000 legs . They will let you stay in an infested mildew unit . They quick to get off the phone in the office or barely answer . Literally horrible they send out emails like this is luxury living . " gate fixed " " stop illegal trash dumping " " we having an event down at the office " like go head on fix people concerns ! They cap you down with the units before moved here they had the best display unit . They renovated units are not renovated at all fr no marble countertops or new cabinets all this what they display is really a classic ! DO NOT MOVE HERE ."
"I lived here for three years in a beautiful apartment never had any problems with the neighbors. The grounds are gorgeous. I paid my rent on time every single month. However, if you are white, do not move here . I was discriminated against. My roommate and I went down to the office three times in one month and talk to them about getting an exterminator because we had hundreds of bugs an infestation and we told them that spraying is not working it needs bait. The exterminators kept showing up with just spray I had to go to work and I left a note on the door to the exterminator stating that spraying is not working. Please leave bait and then I get a nasty email from the office saying oh, they couldn’t come into your apartment because of your note on your door. Because of this infestation, I called corporate office after three times of getting nowhere with the office. Now they’re going to get even with me. They recorded my car without my permission. My roommate had wanted to move out. I was trying to replace him. I’ve had other renters that were going to go on the lease that were qualified. The office would not approve them and the process is to go online and fill out an application, and they kept telling Potential roommates that they had to come in person and fill it out. So many issues created by the office for no reason. When I complained to Corporate , they charged me $300 for feeding a feral cat of all the problems that we had, were created from the manager Johnathon in the office. On move out day, the office manager, broughtJohnathon with her. My rug was old and had holes in it. I got permission from the office to replace it on my dime. I matched the color exactly with a better quality rug. When I moved out they were complaining it was the wrong color after I paid for it and they didn’t have to replace it . This place was a nightmare. My new apartment in Stone Mountain is really awesome and I don’t have any problems like this. Do not move into any apartment that is run by RAM PARTNERS. One of my clients is a manager at an apartment complex. She took over a complex that was run by RAM PARTNERS. Everyone in the complex hated them. They have the worst customer service. And when I moved out, I never got any deposit back . I was going to sue them. I had a whole book of problems. I just wanted to move on with my life but I should’ve sued them. I would’ve won."
"I moved in June 30,2023. It was the best day of the year. I was very pleased and happy with the unit I received. That is until I realized there’s no hot water. I have been calling every month due to the fact that I have no hot water. I was informed I’d receive a new tank on Monday, October 2,2023. It is now October 12,2023. Management has a nasty attitude and expects me to just sit in an apartment that is constantly full of mold and where the hot water tank doesn’t work. Hopefully I can turn this nasty review around by receiving a solution."
"They’re going to show you the most GLAMOROUS UNITS - Do not I repeat DO NOT apply for this apartment. They don’t know what they’re doing, management is rude as ever. I was going to move in, but once I saw the apartment that they gave me on my move in date I instantly backed out of the contract. The apartment was so bad they had no choice but to give me everything back. Also upon check in, they don’t allow you to write on the check in sheet that there’s anything wrong with the unit because they can get it fixed. Lol if you document an issue with the unit, the office manager will rip the sheet up and hand you a new one LOL sooo she’s a fraud basically. The neighbors told me to hurry and leave because maintenance doesn’t fix anything, management is horrible and roaches were everywhere. Demetris the Manager. was rude and yelled at me to leave when I didn’t yell the entire time. I was very calm when discussing the issues with the unit & how unacceptable it was. She couldn’t take the truth and flipped out & said she didn’t have time for me because her meeting was at 6pm. It was like 5:30pm. So I was left with nothing, had to stay in an Airbnb for a few days until I found a new apartment. Also Her staff slammed the office door on me and locked the door after she said she had a 6pm meeting LOL! Her staff is following her horrible behavior & Sterling the office clerk scribbled on my money order, which caused me to have to cash them for a fee since she scribbled on it and rewrote an address. They didn’t pay for the fee of course. Sterling since your team hasn’t taught you this, when making a correction on a document you draw a line through it and then your initials. D - you need to get into a new profession because your emotions are through the roof and unprofessional."
"RENTER BEWARE: Keep all of your correspondence between you and the front office on file, even the maintenance request slips. Do not call them. Email them to keep a timed written record. From the beginning, the application process was fairly easy to apply since it’s all online, but less than favorable during the review stages. After not hearing from the complex for a few days, I reached out for an update, only to find that my application was on its way to being deactivated. When I asked why no one contacted me regarding additional information there was dead air. That being said, it should’ve been my first indication that I’d be in for a rude awakening. However, I needed some place to live within a reasonable budget. I asked what was missing and the only thing missing was beyond my control, which was a rental verification from a previous rental property I lived in 3yrs ago. Originally, I was excited about my move because of the updated unit that I toured and I was warmly greeted upon arrival. However, come move-in day, the unit that I received was not that at all. The last update was probably done in 1993, no kidding. MOVE-IN DAY was horrible and it was my mistake for not documenting everything on the move-in inspection form, however, I did correspond with the front office in-person on the same day, and via email about additional issues I found with the unit, just minutes after the inspection was over. The kitchen and bathroom sinks under cabinets had water damage and wood rot that smelled like mildew, the wood cabinets were faded and scraped, the carpets had cigarette burns on them and stains, the paint was carelessly done, a dusty ventilation system. They sent a contractor over to paint over the problems, yes even the wood rot. I found the front gate is always broken, the mailbox’s do not close all the way, the AC would give out on the hottest days of the year, the water is randomly shut-off without notice, I was charged for renters insurance even though I provided proof of coverage, 2 of the 3 charges were reversed which was an oversight by the property manager who hadn't approved my proof of 3rd party renters insurance, and yes, the roaches lived here rent free. I tried to handle the problem myself before maintenances pest control attempt with boric acid and ortho home defense. MOVING OUT: I never received my move out statement from June within 30 days after moving out. I reached out this month, August 1, 2022, to ask for my security deposit and the itemized list because I didn't receive neither. Upon contacting them about my inspection and refund, I learned that my account was past due and sent to collections. How did that happen, you may ask? The answer is, I wouldn’t know because I wasn’t contacted after moving out about a balance. I left ample contact information so it’s odd that a tenant who always paid on time ends up in collections. I was too through with the nonsense and started to figure out who I needed to contact for some answers and who was above the management team because I wasn't getting anywhere with them. First, they lied and said they sent the statement to my old apartment address at the complex and my forwarded address. I’ve had mail forwarding on my address since the first of June and my mail is scanned to my email upon delivery, and not once did I receive an alert from Woodcrest Village until I emailed them in August to inquire about my move-out in June. I requested a mailed copy of my move-out inspection with an itemized list. Then when I finally received my move-out statement, it’s for the wrong person. My move out was documented on video and picture and I was still charged with ridiculous fees regarding the units pre-existing roach problem and a carpet that was dirty before I moved in. There was a slew of emails back and forth with evidence and the Area Vice President on the chain. Still waiting on a resolution. I highly suggest an entirely new property management team and a heavy staff development week. You do not treat good tenants, who always pay on time, this way."
