"Believe all the other bad reviews and don’t move here. Management is conniving. When I first moved here in March 2023 , the move in prices on the lease were higher than what they actually were. When I brought a cashier’s check in of nearly $5,000 for move in ,Tracey Bailey, said this is not the right amount and gave me a lower amount and said “why didn’t y’all question this?” Well, why didn’t you notice it?! Management was not familiar with the lease at all. Tracey claimed she was going to apply the remaining balance as a credit for next month’s rent on top of the move in special. Come to find out SHE DID NOT APPLY IT. So once we addressed that issue, we had to wait weeks for them to properly apply it on top of a late fee because management failed to apply it in a timely manner. This is a “gated” community but has car break-ins often including mine.. La’Rosa is the supposed property manager but she’s very incompetent when it comes to performing her job well. She didn’t respond well with the numerous car break-ins. I had an issue where her and another associate, Tracey Bailey, were supposed to apply a referral fee to my account for referring another resident to the neighborhood. That never happened because 1. The communication is poor , 2. They had to contact the regional manager to verify if they were doing their job right which took forever to do. Being as though they took forever to get back in touch with me about applying the fee, they said they couldn’t apply it. They couldn’t apply it because I hadn’t paid my rent yet but that was because I was waiting on them to credit the $300 referral fee to my account. The people who work here are good for giving residents the run around. Tracey Bailey has always been a problem in this community and La’Rosa is just dumbfounded most of the time. Adult dogs that are huge run ramped through the neighborhood with no leash. My ceiling nearly caved in causing horrible ceiling leaks due to maintenance poorly renovating the apartment above me. They took weeks to fix the ceiling by the way. I am currently experiencing an ongoing issue where I compared my late fee and a neighbor’s late fee and saw that I was charged $178 for paying rent late and they were charged $116. This will be investigated immediately, but like I said, don’t move here. Thank me later."
"When I lived at the Flats on Maple my roommate I had several interactions with the staff and maintenance but one particular interaction that I had with the manager Tracy that was so profound that we nearly wanted to cut the lease short. She has a big problem with LGBTQ community and Jewish. I overheard her in a nasty phone conversation talking about her own people and these groups of hardworking people. Her extra curricular activities are taking a toll on her and you can see it in her eyes."
"I love the neighborhood. Great location and I love my apartment but it’s very overpriced and the amenities don’t match the price and all units are not upgraded."
"I had a strange time here. I stayed 2 nights for a convention. It was billed as a luxury VRBO. It's definitely not that,it's a low income tax bracket property. The main host was a pleasant and friendly young lady. Our co-host or liason Tracy the soon to be general manager (So she claimed) was abhorrent.Firstly, she insisted that we keep a low profile. Secondly, we had a major conflict when we caught her in the apartment afterhours, in the bedroom of all places.She claimed to be checking a maintenance request at building 500. Looking at another review, I have removed any doubt from my mind. A newly filled prescription of Vic*din went missing from my luggage. I did not want to cause a fuss at the time,but I now realize what transpired. She looked completely disheveled and out of sorts when we caught her in the apartment. At check out, I was able to ask the super melo maintenance man Jerry about the incident. He didn't have a definitive answer. It's not cool to steal! I definitely should have called Atlanta police at the time.I hope she gets the help that she needs."
"I booked my Son and his friends a VRBO here for an event at Mercedes Benz stadium. We live in Milton and wanted something walkable.Upon arrival, we had some trouble checking in. The co-host Tracy Bailey the manager was nice but secretive at first.She didn't want us talking with anyone else.During the night she morphed, my group was leaving the complex on foot and she was clearly intoxicated and jokingly asked for some "Oxie or Perks".When we changed from jovial to firm,her demeanor drastically changed. She looked like some sort of evil fiend. We contacted the host about this. The host replied she and other hosts had to pay Tracy and her regional manager for protection and couldn't do anything. The next day Tracy came knocking and telling us we had to pay for parking. So we gave her $20. She tried to get more so we closed the door on her. She kept knocking for 2 minutes straight.We ignored her. We suspect this was due to us calling the host. I wouldn't recommend living where the building is being ran by a desperate person looking for a fix. Overall the apartment gives pig with lipstick vibes, be careful at night."
