"Windsor Hall - The Good, The Bad, The Ugly. I was a resident of WH for over 7 years, so my review spans many different iterations of property managers and maintenance people. First of all, I cannot rave enough about the current maintenance man - Mr. Mike. Time and time again he goes above and beyond for his residents. Windsor Hall is a very old apartment complex (at least 60 years old) so Mr. Mike has his hands full keeping up with the entire property all by himself. Yet he starts every day walking around the grounds picking up trash left by rude residents who don't pick up after themselves. I have seen on numerous occasions where residents have even dumped garbage around the dumpsters and Mr. Mike is out there cleaning up after other people once again. The man should be given a raise for how much work he does that he shouldn't have to do. He is super polite and takes enormous pride in his work - something that is hard to find these days. Outside of Mr. Mike, the only other good I can speak about is the location and the price (which are the main reasons I stayed for as long as I did). In a span of over 7 years my rent only went up about $400. So paying less than $1,500/month for a 2b/2ba in the Buckhead/Brookhaven area was a steal. Now that leads me to the bad. I am a low maintenance person who didn't mind not having amenities and dealt with older/outdated appliances. I had to have a refrigerator completely replaced, my oven should have been replaced (management would not replace it, so I had to wait MONTHS for a replacement part for a 20 year old oven), my garbage disposal was replaced and I had several water leaks into my apartment from the unit above me. Management knows what they're doing - they only allow for bandaid fixes and minor replacements so they can rake in the money from a building that is in almost disrepair. I wouldn't be surprised to learn that there is all sorts of black mold living in the walls of this place. Just a hunch. I lived on the first floor so I was fortunate to have an older neighbor above me, because you can hear every footstep and conversation (if noise bothers you, make sure you're on the top floor). But the neighbor above me was also in violation of several of the lease addendums (trash build up which caused infestations). It took several attempts to get management to do anything about the situation. And when they did do something it was only more bandaid attempts to cover up the problems. Now on to the ugly. At first management was unbelievably amazing. Ms. Evelyn was just like Mr. Mike, she would go above and beyond to make sure her residents were taken care of. But once she left everything from the office side of things went downhill. The past few years were anything but pleasant. Ms. Sanchez is not only extremely short and rude to the residents, but she does things that are super shady and borderline illegal. On several occasions I have encountered fines on my monthly bill without any notification from management. Ms. Sanchez made it a habitual practice to fine residents without notice of management's changes in renters insurance policies. And forget going to the office to talk with her about any issue, she rarely comes into the leasing office. But when you email her, it oftentimes takes multiple attempts to get any sort of response. When you do get a response it is always short, unprofessional and can come across rude. I have attempted to contact Stonemark Management about Ms. Sanchez, but I have never received any sort of communication from them about lack of professionalism and accountability over at Windsor Hall. I would give Winsdor Hall 5 stars for the amazing maintenance Mr. Mike provides, the location and affordability. However, if I could give management zero stars I would. That is why I can only give 3 stars. Unfortunately when you live here you will inevitably have to deal with Ms. Sanchez, otherwise it would be a wonderful place to live."

"Overall an OKAY place to live. The apartment I lived in for 3 years was spacious and worked well for while I was in college. We had some problems with the management however. First little to nothing was done about parking issues the entire time I lived here. Every single day multiple cars parked in the fire zones and made it incredibly hard to drive past. There were times I had trouble even pulling into the complex due to the illegal parking. This was dangerous due to the traffic on Peachtree rd and when I complained nothing was done. There was one week where cars were ticketed but it stoped after a couple days and the cars were back to parking in the road with no consequences. Next when signing my last lease which was due for resigning at the end of December I began emailing the office about resigning in early December. I didn’t get a response till a week into January. I ended up signing for January 15th meaning I lived here for half a month under no lease even though I did everything I could to sign it for the end of December (this was also submitted into the system wrong saying may last lease ended in March). Then when I resigned it I was given my rent bill that was $300 more than it should’ve been. I had to personally go to the office to get this fixed. The manager had miscalculated my rent. The complex went through three mangers in the three years I lived here, making consistency incredibly hard. By the last few months I began to have to call the parent company because countless emails and calls were going un-replied (calling about paying rent and questions about the moving out process). Lastly, towards the middle of my last year here we began having a small roach problem. I made sure the kitchen was clean every night and had a Roomba that vacuumed daily. Due to this we figured it would be an easy fix and probably just due to the summer rain we had been getting. We submitted a maintenance request through the app as we were directed to do. After getting various emails from maintenance saying it would be “sometime this week” or “today or tomorrow” after ten days our small roach problem was getting worse. We had to threaten to get our own exterminator and send them the bill until they actually came to do anything. After this we received a letter on our door about the next steps for the exterminator along with a message on the paper telling us that it was a lease violation to have a dirty apartment. I found this incredibly rude as I always kept the home tidy and clean and even the manager had complemented my home when they came in during the initial spray. The problem never got any better and we had a massive infestation by the time we moved out. We DIY treated the apartment multiple times a week in hopes that the roaches wouldn’t move with us. When we tried to hire an exterminator on our own dime the front office told them to leave and that we couldn’t have our own pest control come out (nothing in the lease about this). The last time one of their exterminators came to “treat” the place we were told there were reports of roaches all over the complex. Again this was a great location however, during the lockdowns it was nice to walk around buckhead at night without having to drive anywhere. The complex was also very safe. I never felt unsafe while here (though I was on the third floor), we did have a car break in once, but since theres no gate I don't think this is on the complex. The neighbors are mostly families and it's very quiet the majority of the time. So overall the complex was fine. The price is great for the area, but office staff was hard to work with and I wouldn't recommend if you're able to get somewhere else. (but the maintenance man Mike was a pleasure to work with and takes pride in his work. I would hire him now if I didn’t move so far!)"
"This is my second year living at Windsor Hall and it's simply the best. Yes, the apartments are older and have their challenges, but you absolutely can't beat the price and the personal,family feel this apartment complex has. Mike and Evelyn are wonderful and they treat you with care and respect. Many apartments are very impersonal and you feel like just another apartment # , that's not the case here. That is very rare and I am lucky to have found this place! It's charming, unique, has a homey feel to it. Most of all, it's not pretentious or full of itself."
"Location is amazing, you won't find a place within half a mile for less than twice what's charged here. Service is impeccable, Mike and Evelyn will drop what they're doing to make sure your needs are attended to. I couldn't ask for a better place to live."
