"I have been a resident at this apartment complex for 6 months, and I must express my deep disappointment with the recent changes in property management. One of the major drawbacks is the removal of the 24-hour concierge service. This service was not only convenient but also added a sense of security to the building. Now, without it, there are legitimate concerns about the safety of the residents. In addition, residents are experiencing an increase in utility charges for common spaces, meanwhile, The lobby, once a welcoming space, has become fridgidly cold, making it an unpleasant area to spend any amount of time in. Furthermore, the communication of changes to the concierge schedule was as follows "Hours for concierge will be reduced beginning 11/7. Front desk will be covered by an AIR community employee during business hours. Concierge shifts begin at 5pm Monday-Thursday & 7pm Friday-Sunday". Meaning there should be coverage from 10 am to 10 pm most days. Unfortunately this is not happening. Most days, the front desk is not covered and I've noticed several occasions where the front door was unlocked and the lobby was unattended during business hours. More distressing are the safety issues that have emerged. The presence of a homeless individual in the lobby has become a pressing concern. Additionally, there have been incidents of car break-ins and even cars theft, creating a hazardous environment. What adds to the frustration is the failed attempts to have a constructive dialogue with the new onsite property management. I have reached out multiple times to address these concerns, but unfortunately, the communication has been lacking. Just an overall lack of attentiveness and kindness is dragging down the community environment. I hope the management will take action to address these safety issues and improve the overall living conditions for residents. It’s a beautiful property, my neighbors and the tenured team members are awesome. The location and views are great! but none of that is worth jeopardizing safety or compromising peace of mind. update: No change to the feedback. If I could reduce the rating further, I would. While the maintenance and concierge team are exceptional, the new management team continues to avoid addressing ongoing problems related to safety etc. Generic responses lack accountability and real action. Also, have not seen anyone in the lobby during business hours in a week or more. Packages are getting lost and left out for theives. This is not the community I signed a lease with."
"I've lived here for 1.5 years, have always paid rent on time, and have tried to be a consistently good resident. We keep our place tidy, we are quiet, and try to abide by the constant changes being thrown at us by this company. In the time I've lived here, this building has gone completely downhill. When I moved in, I loved the building. We had a gorgeous lobby, private mail room, 24/7 concierge, responsive property management, and key fobs for access to the building, assisting in its security. However, as of late, I agree with everything being written about by most recent reviewers. There have been SO MANY changes in the last year alone that have absolutely tanked the value of this building and my perception for even wanting to stay here. There are countless security issues stemming from ridding the building of its previously superior 24/7 concierge service and replacing these wonderful human beings with worthless keypads all over the building. There have been random people who do not live here getting in, car break-ins, garage doors that are broken & letting anyone in the garages, etc. The access codes that were implemented in late 2022 did not add any streamlined process or security to anything, and if anything, have made it even more impossible to have proper security and delivery of packages/food. The lobby renovation with package lockers at the front of the lobby make us prime targets for package theft, particularly as anyone can just walk in and check out the packages that have been dropped off outside of the package lockers. Moreover, the building management has not yet answered any of the multiple emails sent by us and multiple residents regarding our outrageous utility bills adding anywhere from $250 to $350 extra EACH MONTH on top of the rent cost and personal utility charges (~$120+ for GA Power, & ~$20-$50 for gas). Mezzo management has absolutely shown its true colors, and they are that they do not at all care about the residents, and they only care about eliminating human jobs, replacing it with embarrassing tech, and making a profit. Stay away from this dreadful management company. The maintenance staff and concierge staff that are there at limited times are the best people on the face of the planet and are the ONLY saving grace about this building. Joe is impeccable, as is Carl (concierge). Nate is literally SO helpful if anything goes wrong (maintenance). These are the only people that care about the residents, and they are being cut left and right. I will hate leaving these wonderful concierge and maintenance folks when our lease is done, but I am SO READY to be done with the nonsense of Mezzo management."
"I will preface this mostly negative review by stating there are positive aspects of Mezzo. Most notably, the little concierge coverage that management has so kindly left us provides a couple of great individuals who do all they can to assist the tenants that live here. Also, maintenance is wonderful. I have dealt directly with Nate for the 1.5 years I've lived here (along with Chris who used to work with Nate, but unfortunately is no longer here) and he is truly one of a kind. If I've ever had an issue in the apartment, it's been quickly taken care of. Moving on, the largest issue at hand with Mezzo is the lack of overall safety and care for the tenants' quality of life. This is a multi-layered issued that first started with decreasing the concierge coverage. Mezzo used to staff concierge 24/7. The front lobby had a large, beautiful front desk and was very warm and inviting. Fast forward to present day and you'll find the exact opposite. The lobby is constantly freezing, which is fitting given management gives you the cold shoulder any time you present an issue to them. Concierge has been reduced to just 8 hours a day, and there is zero staff present during the day when tenants were promised coverage by a Mezzo employee. I have had multiple deliveries (meal prep boxes that I rely on for dinner every week) left outside of the building and others not delivered at all because access to the building was impossible. This leads into the next issue, which is the code access pads that were implemented in late 2022. Prior to this, we used key fobs, which are superior in every category. The new key code system was allegedly put into place to try and create a more streamlined entry method. However, it's done the exact opposite and created a system that can easily be manipulated so that anyone can access the building if they memorize a simple code. On the topic of access and lack of concierge and security, we've now had a multitude of occurrences where homeless people have accessed the building and acted aggressively when asked to leave. I personally asked a homeless woman to leave twice and was cursed at until I eventually dialed 911. This was the only deterrent and she eventually left. I've also personally been followed up to my floor by an individual who does not live here. He walked in right behind me through the front doors, tried to access a different floor, and then just got off onto my floor when he realized he couldn't get onto whatever floor he wanted. He wandered around for a bit, walked down the back staircase, and got onto the bus across the street and left. These are just a few examples of the aforementioned security issues. The utility charges have also increased exponentially. They've been fairly high since we've lived here, but the past few months have shown our charges increasing by nearly a hundred dollars (our bill; I can't speak on behalf of other tenants, but am assuming it's a community issue). Our sewer charges alone have been nearly $150.00 the past couple of months (JUST the sewer; not water). I logged onto Conservice to check the billing and found we've been charged twice for both water and sewer since we've lived here. One charge is for our specific apartment (by SF, which makes sense). The other is an unknown sewer and water charge that neither Conserve nor Mezzo has explained. I've e-mailed them both 4 or 5 times and they are yet to respond. There are close to 100 apartments in this building and ours is not the largest SF available. One can perform basic math and calculate what is allegedly being billed just for the sewer every month. Something is not adding up and no one will provide answers. While I have not personally experienced the issue, there have been multiple vehicle break-ins over the past year. There was also a vehicle break-in down in the first parking garage (which is supposed to be secured) this past week. Overall, management doesn't appear to care about its tenants and is slowly driving the building into the ground. Do yourself a favor and steer clear of Mezzo."
"The Maintenance staff, leasing agents and concierges do an exceptional job. The management decided to scare away current and future residents. All of the apartments have hardwood floors. As of the last 2+ years when the floors need to be replaced, they paste on these ugly, plastic, supposedly wood looking veneers. As of October 2023 Mezzo management have implemented new parking policies. Previous policy was free parking for residents and guests. The residents now have to pay for parking. $65 to around $150 per month. Guests have 6 parking spots where they can park for free. If the guest doesn’t get one of those spots, they now have to pay for parking. Update - 03Nov2023 - Guest parking is now free again. I Don’t know what they have in store next and I’m not sticking around for it. If the parking policies don’t change, I’m out of here when my lease ends. The apartment units are spacious and the views are great. The staff is wonderful. The amenities are good and they have recently updated the gym."
"I have lived at The Mezzo for Two years. Outside of the spacious units, sauna and steam room. The best part about The Mezzo is their Staff! Our concierge Rhoda, is the best. She maintains her above and beyond service since day one. The Maintenance staff is Amazing. Nate will literally show up or call as soon as a request is put in, and within minutes he’s at my door with his tools. Ashlee is our manager, I’ve been singing her praises since I moved here, she’s the best manager I have seen when it comes to resolving our complaints, our concerns. She makes you feel like your opinion matters. She really goes above and beyond. She definitely needs a raise. If it weren’t for the staff here I would’ve moved due to all of their new changes.
