"DO NOT SCROLL PAST THIS!! I was a resident at Gables Mill from 2022-2023 in unit 815. I can say that your money is not worth spending here. I had a ground floor unit and it had signs of water damage prior to my move in. The paint on the walls was done so cheaply that the light switches and the trim were all white with heavy coats of paint. The baseboards were rotten and had holes allowing for the bugs and cockroaches to scurry in between the walls and my apartment. Yes, there are cockroaches everywhere in this place. Every single unit at Gables Mill has cockroaches running around inside and out. The correct definition would be an infestation. These buildings need to be burned down and built again. The walls are infested with bugs and roaches. It was so bad that I developed a sixth sense for the roaches and would wake up out of a dead sleep and see them on my bedroom walls at all hours. The leasing office uses a system that doesn't allow you to get your security deposit back. I accidentally did the process twice due to a processing error and I paid for my deposit twice. The leasing office never worked with me to receive my funds back and it has been almost a year later and I'm still out over a 1,000 dollars. I have called asking multiple times to fix this problem and the leasing office blew me off and said there's nothing they can do. In reality the leasing office doesn't want to do anything. You will receive the same level of effort that an automated machine will give you if you ask the Gable Mill office for help. There are more things that are screwed up beyond imagination here but I can't fit it all in one message. Simply put, find somewhere else to live unless you want to become a part time roach killing machine in your domicile."

"PLEASE read this before you move here! Just don't do it. This has easily been one of the worst decisions of my life and if even one person avoids the endless hassle caused by this place then writing this review was worth it. Where do I start? The pest control in issue in this unit is absolutely out of control. I've spent money on diatomaceous earth, industrial grade roach bait, roach growth inhibitor, raid, and have had pest control come out as many times as I'm allowed to. I'm 4 months into my lease and have had maybe a total of 2 weeks of relief. Just today I've probably killed 10-15 roaches in my unit and just had one walking across my computer screen as I started writing this review. It is absolutely disgusting and any attempt at controlling the issue is just slapping a bandaid over a deeper-seeded issue. I fully believe these units shouldn't be on the market and am now hoping for a third party health inspector to get involved. On top of the roaches I've experienced fruit flies, centipedes, wasps and rodents outside of my apartment almost constantly. Don't let them gaslight you into thinking this is a location issue because I've spoken to the complex right next to ours and the issues there pale in comparison. That's genuinely only the start. On top of the pest issue I've experienced a huge leak coming from my upstairs neighbor (giant hole in my ceiling until I escalated), second hand smoke, mildew smells, and constant trash lying around the property. Again, I believe this is a wide-spread health issue. I was offered an opportunity to switch units, but this would have meant my rent is raised and there's still no guarantee that any of these issues are solved considering all of the other reviews on here. Your health will suffer if you move here and the problems are too overwhelming to handle on your own. This complex should be shut down for top to bottom renovations and until then this is an absolute scam. This is coming from someone who has lived in 6 different apartment complexes, 4 of which were during my poor college student years. Nothing even comes close to how awful this place is. Pictures attached for proof and have plenty more if anyone would like them. Do not live here. I'm counting down the days until I can get out and will write this review everywhere I'm able to."

"I truly enjoyed my experience with this particular community. The leasing agent was very friendly and welcoming. When I had questions about the property she couldn't answer( she's new cut her some slack.) the Leasing manager made time in her schedule to Field my questions with patience and honesty. I saw maintenance tending to the property with a sense of urgency. I don't care where you stay ALL apartments have work that needs to be done in them no matter the location. Seeing a staff that was on task and working as opposed to just hanging about the complex as I saw at many other properties today (Elevate at Jackson) was a Godsend. I viewed a 2x2 today. I loved the view from the balcony and had nice new appliances I look forward to my experience with this company. Kudos to the staff!"

"WEEKLY HOUSE, CAR, and MAIL BREAK INS! People are breaking into our homes, damaging cars and hundreds of people are getting their mail stolen right out of the mail banks!! Nothing is being done to stop this because no one that works here actually cares! Gables Mill charges you luxury home prices to live in slums. Bug infestations all year long. Spiders, roaches, fruit flies and centipedes and nothing is done about it. Old rusted and barely working appliances. Cabinets and walls covered in paint splatter and chips. Nothing has been updated since what seems like the 90s. Our water runs brown for the first few seconds we have it on and we’ve had plumbing issues since day one. Water pooling in our ceiling in more than one part of the house, nothing has been done. We had a “repair” man come into our home unannounced and track dog feces onto our carpets and left it for us to clean. This place is an absolute joke. RUN away from Gables Mill, there are much better apartment complexes in the area that won’t charge over 2k a month for a dingy disgusting 2 bedroom. Leasing office is always rude and careless as well, but that’s literally the least of their problems."

"This place was beautiful when we moved in and in the last two weeks they have cut down all the trees and are now cutting down the tree that gave us privacy on our porch for two years. We purposely chose a woods view wanting privacy. They were going to raise our rent for a 1b/1b to $1850/month after always paying our already overpriced $1650/month at the first of the month. Whenever you need help with anything from the front office they don’t know how to help and nobody seems to know how to do their job. Gables mill is WAY overpriced for what you get especially now that all the beautiful trees are gone. It’s also been very noisy while they have had all this work done and even let them work on Sundays. The chainsaw is basically in my apartment today and I received no heads up."
