"My experience from the time we walked in the door through the application process was warm and inviting. Our leasing agent was kind, personable, and professional. Not to mention the properties are quality at a great price. My favorite things are the high ceilings and wood floors. Oh the pool too! They have some great amenities in the way too. I’m a business woman so I love they have a business center and gym that are 24 hours. Get in while you can because this place is a hot topic. 10 stars!!!!!!"

"If I could rate this place a zero I would. Before the new ownership/management came into the picture this place was a lovely community to live in. Since the acquisition of the new ownership group the place has fallen apart, the community used to be clean & tidy with people coming to blow and pressure wash the breezeways every week leaving our building nice and clean. Now, it is a regularly filthy place. We pay for valet trash that is advertised to pick up Sunday - Thursday and they barely pick up trash 2 days a week. (Very misleading.) The maintenance team is lackluster, probably due to the fact that management expects 1 man to take care of every job on property on his own. Do not get me started on the management team that operates out of this property. The previous team introduced a warm and homey environment with constant lines of communication with the tenants and even weekly events to help bring the community together. It couldn't be anymore clear how uninterested the new management is in maintaining that same human connection. They have no regard for the actual PEOPLE who live on the property, they operate in a rude “if you don’t like it leave” type of attitude and the property manager herself is a joke. It is clear this team was put into place to churn as much profit for the new ownership group as they can, with no regard for the people who have lives there. This was made further apparent when every tenant mysteriously received a notice of an outstanding $200 balance of “water bills they forgot to charge to our rent ledgers for the months of September through November.” Give me a break. I was glad to have tossed my keys on their desk upon moving out, if you’re reading this, do yourselves a favor and choose Emblem Riverside, it’s less than a mile down the road."

"Sweetwater vista is such a beautiful community. I truly enjoyed how informative and helpful the young lady Keziah was. She followed up with me and made sure to give me all of my options. The property manager actually came out to greet me. They were very welcoming. I absolutely would recommend this community."

"I’ve lived here for over a year now & I’m ready to leave. Old management was better to deal with. New management doesn’t do anything. It took about two months to even get an email about new portal to check rent balances. But there’s no break down so I’m not sure what I’m being charged for honestly. They allow the delivery services to trash the locker area with no consequences. People’s packages are left outside of lockers so we don’t get any notifications that they are there. Or Amazon will deliver at 10pm and leave packages at door which isn’t safe. What’s the point of the lockers???? Valet trash is horrible as they complain about bags being “heavy” so they leave them. They don’t even pick up 5 days a week like they advertise. The breezeways aren’t pressured washed. Hasn’t been since 4 months after I moved in. I don’t like that I can hear the ppl in the apartment above me and in breeze way. It’s annoying to get through this lease as I feel like I’m begging them to do their jobs. I’m still fighting to get my referral fee of $1000.00 as that person as moved in in April 2023. I was suppose to be issued that 30 days after the person has moved in. New management was not trying to honor it even though I was waiting 7 months already , they said they would give me $250.00 instead. So sickening! So I’m currently dealing with the vice president of the last company to try and resolve it but that’s still taking forever as currently I’m not able to get a response from her about any updates. Plenty more I could say but long story short keep looking. This isn’t the place you want to be!"

"Since moving here the property is on a steady decline. New management and new ownership. Everything is very secretive and the office staff back peddles around issues of concern by the residents. There is a pack of kids that run a muck on the property damaging the trees, throwing trash, and most recently spraying paint on vehicles, I had to file a police report with Douglas Cty Police department, they are never managed by their parents and are out on the property until well into the night most live in my bldg which is bldg 8. 2). Nit to mention the large dogs that are here unleashed and pooping EVERYWHERE they even chase you and that has been reported as well, one dog is a huge Rottweiler and the owner is just foolish and rude never keeps this beast in a leash but the property has not addressed her or the fact that she lets this MULE POOP EVERYWHERE! Then for the maintenance of the breezeways is garbage! The entire breezeway reeks of dog poop and has all kinds of stains throughout as you're walking to your unit! No pressure washing or sanitizing is ever performed. The new office staff is trying to get a handle on things but it's all unraveling SWIFTLY. The cost of the rent is astronomical in comparison to the quality of living here which is poor! There is 1 maintenance guy who's responsible for HVAC, repairs, work orders, grounds, trash and maintenance of the gates which is constantly broken. This place has taken a nose dive and the previous owners were Ram PROPERTY Management did a very underhanded buyout not showing their loyal residents and consideration when they recently sold the property to these new owners who are ALL OVER THE PLACE! I feel like I have been thrown a great disservice and now all of a sudden I don't have access to my online portal to manage my online account because they have disabled the accounts! I will be seeking legal actions and getting the attention from the local News in days to come. My money, My time and My safety are vital to my well being and this place just lets me know how being "Money driven and greedy" is the current way of business in this multi dwelling environment! This review is for awareness and not bashing, it's written to raise awareness and prayerfully get the much needed attention from the higher authorities. That's the POST!
