"Rent at your own risk. According to multiple tenants... this apartment complex is a nightmare and majority of staff are dishonest, even downright criminal. The apartments are in a state of disrepair: broken HVACs, broken sprinklers, broken toilets, broken stoves, broken showers, broken windows, and much more. There are some really nice neighbors and rent is priced with local market. There is also: indoor chain smoking, grills in buildings, strong chemical smells, drug use on property, probable drug dealing, transients on property. A tenant's child was invited "to party" by adult males while at playground onsite. And much more unfortunately. Yes, trust the negative reviews about the complex. The tenants and people I spoke with are reputable, hard working. College-age, parents, grandparents, immigrants, local government. I saw much of what they told me for myself."
"Please look elsewhere for an apartment. I have rented an apartment here for 2 years, the first year everything was great, the staff was amazing, and never had any problems. Right after I renewed my lease they changed management supposedly and it has severely went down hill. Use to when I would call with an issue maintenance would be there immediately to fix it but since the change no one ever answers the phone and I have went months with nothing being done. My upstairs neighbors water heater broke and was leaking into my apartment causing mold and they didn’t want to do anything until I threatened to call a professional and not pay my rent until I was resolved. In the last 6 months of my lease I have had every appliance but my fridge stop working and no one was willing to come look at them or fix them. Before I left they wanted to raise my rent significantly but wasn’t willing to fix all the issue within my apartment. This place is a hazard and shouldn’t even be operating."
"I’ve been a faithful and great tenant for almost 4 years now! I recently have run into some trouble with the front office employees of Mountain Side Manor. The past 3 years, I’ve filled out my pre-certification forms on time and have submitted them. Days/weeks would pass and the front office lady would call me to set up an appointment to sign a new lease. I would go in, sign a new lease and be on my way. Easy! The last few months, however, I’ve had a different experience. They sent in my pre-verification forms. I sent them back in. Never heard anything from them. Days turned into weeks And I just thought they were busy like all the years before and they would call me. They never did. I got no call, no note - nothing. My air goes out in my apartment. The first time I call to ask for maintenance, the lady tells me that someone will be on their way. And “oh by the way” you’re missing some information to sign the new lease. She tells me what is missing and I get in the things that she needs. ( I also waited 3 days to have my air fixed in 90 degree weather with my daughter and 2 dogs). Today, I got a letter on my door stating that I owe $394 or I will be evicted in 30 days. I go up to the office and they said it’s a fee plus how much my rent went up from the new lease. But I never signed a new lease? So how would I know? I didn’t miss the deadline. And I didn’t know pieces were missing until I had to call to say that my air is broken. So I get penalized because the front office ladies didn’t notify me that pieces were missing? It seems completely unlawful and unfair. Seeing as how I’ve been a completely loyal and quiet tenant for years. :( I would start reading some of the reviews that people have been posting because the property would be ok-ish if the front office had competent people working there. The girl that is the worst is the one who delivers the notes. She goes around to the back of the buildings, passively aggressively leaves the note, on a Friday-always, then disappears. Won’t answer the phone and usually closes the office. So she won’t have to deal with people and their questions and concerns until Monday. She never addresses any concern. Will belittle you and sarcastically tell you there is nothing she can do but to “have a great day”. The absolute worst, unprofessional person that I’ve ever had to deal with."
"I received a collections notice for an apartment that I rented over a year ago for an unpaid balance, however, there was no balance owed. All my rent was paid up to date, up until I left this property, with the checks to prove it. I contacted the property to have this resolved, and still nothing has been done. They are very unprofessional, as they admitted this was the assistant property managers mistake, because she did not update in the system. I am still waiting for this to be resolved, and out of my name. I have contact Hallmark Properties, and the office again, still with no response or update on this matter. The property owners need to reevaluate whom they have operating their office, for in this instance, they are dragging their feet on an issue, that can have a HUGE negative impact on my future, because they were careless. Personally, I would suggest to try other apartments around the area. They have a lazy staff, and very rude. The grounds were never kept up as they should have been, with trash everywhere and the trash compactor/dumpster always over flowing. The apartments also were not well maintained and it was like pulling teeth to get anything done!"
"2 days now with no AC. We were told on 8/2 they would have the “gas” they need to fix it the following day. 8/3 now, and still no change. I have a child under the age of 1 who cannot be confined to one room with a window unit. This is not livable circumstances in the middle of summer. Mind you, the window unit, and power bill along with it, has been to my expense. They say they legally don’t have to do anything about it because it’s below 85, but when the problem occurred the day before it was above 85, and there was no urgency to get anything done. I stopped by maintenance, and walked up and the first thing I get from one of them was “I didn’t do it”, my response was “I know you didn’t, because my AC still is not working”. I went to the office, and she told me that the one responsible for ordering the gas for the AC unit was out, and just got back in town. I’m not sure why they would not keep count of these things during this time of year. Mind you, “multiple people are without AC”, so I’m not the only one. I was directed to the office manager, who was conveniently out of office. Also given corporates number, but you of course can’t get ahold of them. 10/10 wouldn’t recommend this place. It’s ridiculous how loyal of a tenant I’ve been, and they cannot reciprocate their loyalty as a company."
