"The most awful apartments in Chattanooga! First off I didn't live here a month before my bike was stolen by the free roaming homeless community that roam in and out of the garage that we were told was secured with cameras and tenant only accessible doors. Both of those statements were false. The building is managed by children who have no life experience let alone management skills and abilities. Noise complaints go unaddressed, ppl literally scream in the courtyard all hours of the night, the buildings aren’t soundproof so there is no such thing as peace and quiet. They also let their dogs pee and poo in the hallways. You are forced to pay a fee of $10/mo for trash valet that doesn’t always pick up. Also tenants set they’re foul garbage out in the hallways and stairwells for days at a time on non valet days and only an email is sent out for warning but no one is fined to prevent it from happening again. Sewage pipes broken in the parking garage spewing sewage everywhere, filthy stairwells that make the homeless camps surrounding the property look like an upgrade. Our apt smelled when we entered it the AC filter had NEVER BEEN CHANGED. The carpets were filthy and smelly (still are so we have to keep the apartment cold). Appliances were in ill repair and we spent the first 12 weeks putting in maintenance requests. The place is nasty and awfully maintained and for a $1000 a month! It is on par with Government housing. EDIT 10/20/23: If you have a doormat or anything decorative on you door it will be stolen and the “employees” will tell you they can’t do anything because it’s “hard to pinpoint the time it happened to watch the security footage” (even though you called the next morning after it was stolen) a.k.a. our security cameras DO NOT WORK and we are too d*** sorry to do our due-diligence. Constant broken glass and garbage strewn everywhere in the parking garage."
"Homeless people live in the stairwells. Doors to stairwells are never locked and are always open. Gate to garage is always open. Animal decease in stairwell. They don’t keep up on trash. I got sick because of the living conditions of my roommates. Biggest scam ever. May look nice but save your self"
"First off for the price you get what you get but maintenance needs to get their stuff together. The ac in my apartment has been out for a month now! We’ve put in multiple requests to have it fixed and nothing! We’ve even talked to the front desk numerous times and they said they’ll send someone, but once again nothing. They keep clearing the maintenance requests due to it being a duplicate and claiming that it slows them down. It has been over 85 degrees in our apartment for days, I don’t even feel comfortable leaving my dog in here because it gets so hot! It is unsafe to live in these conditions! There’s no reason we should be living like this, we shouldn’t have to sleep with our doors and windows open just for it to be bearable… EDIT… 12/18/23 now officially 2 months since the ac has been out they’ve canceled the request entirely and never gave an explanation, and we even tried issuing the heat and nothing. I turned it on for the first time in awhile to see if by some miracle It’d work and the SMELL that came out of it was rancid, not burning but so bad that I wanted to throw up. I have no idea if something is growing in it or what but I think this should be considered a health hazard. How is this legal for them to be treating tenants like this?"
"As someone who was a resident of Douglas Heights for two consecutive years, I will be the first to say DO NOT LIVE HERE. While it may seem like a good deal, you are in for a few surprises. First off, management is horrible and residents are the least of their concerns. I have had several issues over the last two years, despite all of my payments being on time and causing no issues. I had a sit-down meeting with the former property manager, Zack, a few months ago about broken doors, exit signs, elevators, windows, and just the overall poor maintenance of the building; but I was quickly disregarded and made to feel like I was stupid. Although I am a 20 year old college student, I am old enough to speak for myself and be heard, especially when my bills are on time and in full. Respect goes both ways, but especially when paying customers are involved. On to the second issue as mentioned above: building upkeep. Safety is big on my priority list and I did not realize how unsafe this building was until I moved in. A few good examples are the broken door handles, exit signs, and the parking garage flooding during heavy rain. Also, the amenities at Douglas Heights are spotty, expect to only be able use the pool once or twice during the swim season. If you live with a pool view like I did, just be prepared to stare at the green pool for most of your stay. On the third topic of issue: move out day and financials. I moved out of my unit towards the end of July, and was recently billed $630 in move out fees. If you know Douglas Heights, that is almost a whole months rent. Mind you, my room was left in good condition. My carpet had two quarter sized stains that I can remember, which could be removed with a good cleaning. However, they are expecting me to pay $400 to replace the entire carpet, $200 for a “stain” on my bathroom vanity, and $30 for general bed space cleaning. I can understand the $30 bed space cleaning fee, but the rest just seems like pure price gouging. I know several other residents that have had to assume legal action in the past over billing statements like this. On a final note, I would like to explain what I had to deal with that has stuck with me since my time in this building. My roommate and best friend was coming home from work one late evening, and a strange man started pulling on her car door handle after sneaking through the gate behind her. She called me frantic and scared, and we had to file a police report for potential car theft and/or worse intentions. We went to the front desk the very next day and it was once again dismissed because “Douglas Heights cannot guarantee safety.” While this may be a true clause in the lease agreement, it would have been different if they would have tried to show an ounce of concern for the safety of all residents, but especially female residents. In the last two weeks of my lease, the air conditioning went out three times. My roommates and I sat in 90 degree heat for almost three days straight. We had to buy an industrial fan because Douglas Heights had no more portable air conditioners. In which, we were never reimbursed for the fan we bought. I have tried to contact Douglas Heights since my move out about the outrageous bill they have sent, but they will not answer the phones. I have also left voicemails, emails, and contacted them on Instagram. I have had no response on any platform. While there is a lot more to say about this apartment complex, I will stop at that. Please think twice before signing a lease with Douglas Heights."
