"*Edit to my previous review* Me and my wife moved to Graycliff about 3 years ago. In comparison to some of the other townhomes in the area we agreed that this was the best fit. We decide to renew that lease 3 times. Does the property have any issues? Yes. You're not going to find a place that doesn't. However, I will say they were all addressed and taken care of. The reason I am editing a review is due to the fact I had a few erroneous charges on my account when moving out. The current property manager (new) was not much help. I do want to say thought that the actual establishment (Mountain Creek Properties) reached out and made everything right. I had already paid the charges so they could have just taken the money and run. Instead, they reached out and went over each and every one with me which led to them ultimately removing them. I can see that they do care about their residents, current or former. I would recommend this as a place to stay. I'm leaving 4 stars for Graycliff because there are a few areas for improvement but the actual property owner is fantastic. If I ever move somewhere and need a place to rent I will be sure to look for their properties."
"I have been a resident for 2 years and still have a few months on my lease left. These are extremely nice townhomes; however, when moving in make sure to do a rental inspection. There were several small issues here or there that were resolved immediately or noted so I wouldn’t be charged. The A/C units are undersized, causing a need for a Freon refill in the beginning of the season. The walls had been spackled and painted, but there are several areas where the paint is mismatched and the hole wasn’t properly spackled. Several of the doors would not open or close properly including the front door lock and the doors needed rehung. The carpets were replaced, but in several areas they did not properly lay the carpet. Recently, there was a leasing manager and maintenance change. The residents were not informed and the only way I found out is when Moe told me he no longer works at Graycliff. Currently, there are vehicles that have been towed and dropped on the property, cars with flat tires, and trailers galore. Continuing outside we have to watch each step because of the dog poop that isn’t picked up. If the poop isn’t on the ground, it’s likely in a dog waste area, on top of the lid because the basket is full or on the ground next to the wastebasket. A poop ID program was supposed to start and as an owner of furry friends, I was excited for this. However, I was unable to make an appointment to have my dog get her DNA swabbed and was told to stop by. After stopping by a couple of times and nobody being there I gave up. I live by the dumpster, it’s great to be able to walk over and throw my trash into container relatively quickly. Unfortunately, it can be a long trek for others. This long trek leads to broken trash bags that were drug on the ground and the trash left to lay. Occasionally, glass will break and nobody thinks it’s important to pick it up because it’s almost in the trash can. Also, this long trek can lead to fatigue that causes people to leave their trash bag on top or next to the dumpster because they can’t open the trash container after the walk. Oh, one last thing about the dumpster. Almost every time the garbage truck empties the dumpster; a bedspring, couch, or mattress always ends up in the empty dumpster (even though that isn’t allowed). In the lease, it strictly states that children must be overseen by an adult, and that rarely happens. In the center of the community is a dog park and basketball court. However, this space is not enough for the kids and they are always playing in the street. There are a few parents that do really well watching their kids and others not so much. I have nearly had a head on collision with a young kid on a small motorbike multiple times. The child doesn’t obey the stop signs, side of the road, or speed limit. There are several blind corners that are hard to see cars from, let alone a small child on a 50cc dirt bike. The children ride their bikes from the top of the hill into the street without looking for cars. The children play hide and seek and use other people’s porches for hiding spots. I am genuinely surprised that there hasn’t been a child that has been seriously hurt. Of course, there are people that also speed throughout the community and disobey the stop signs. Community members that I’ve seen jet out in front of a school bus before the kids get picked up because they can’t afford to wait the extra two minutes. Now, I know that you may be thinking to yourself; the leasing manager can’t fix these problems. That is where I disagree. When I first got here, there were never problems with the trash. The previous leasing manager had a specific trailer parking area. I saw the previous maintenance worker check the dog containers nearly everyday when walking my dogs and one of trash areas was completely redone to make it easier for people to get their trash to the container. The previous leasing manager also would send reminders about following lease rules that were being broken. There was still room for improvement, but it was a small inconvenience here or there."
