"I chose Andover House for the excellent location, surprisingly spacious studio floorplan (it's practically a 1BD without a bedroom door), and the great views on the east and upper south sides of the building. However, I've also been continually impressed with the maintenance and management staff since moving in. Lawrence from the maintenance team is a real one, and I've never had to wait more than 24 hours for a response, even for low-priority requests. The management team is very communicative with notices concerning renovation noise and other community updates. I'm already planning to renew next year!"
"If you work from home DO NOT LIVE HERE. When I moved in not a single outlet in the kitchen worked, the oven and stove top were broken for ~2 weeks, the washing machine was falling apart (they never replaced it and I have to put in a service request for it about once a month), several drains were clogged and we were flat out lied to about the construction noise. It was clear UDR did not take the time to inspect my apartment after the last tenant moved out, but that's pretty common at Andover House. Noise aside, they have common issues in almost all their homes which are wildly inconvenient if you work from home. They have a terrible dust problem (if you have allergies ask them to open the HVAC when you tour, our filter wasn't replaced in years) and a lot of units have bad water damage, mold aside they'll cut a whole in your ceiling and leave it for weeks. Oh and if you have a car get ready to pay $260/month for a garage that works less than half the time. The building is not kept up to standard, there's a reason why they have an empty leasing office. The only thing luxury about Andover House is the price. Seriously, get ready for $1,500/month++ rent increases. Don't listen to their BS, the monthly rate increases are not reflective of the market - ask literally anyone that lives at a building that isn't owned by UDR in DC if you haven't lived here before. UDR is significantly the worst management company in DC, there are a lot better options in the area than Andover House."
"I have lived at Andover for over a year and there is constant construction. When I moved in I was told it would be over soon, other tenants who have been here for longer confirmed that was a lie. If you work from home be prepared for noise that can be clearly heard on teams/zoom from 7am-4pm. The building gives you zero notice for construction and will do nothing about the noise. The only thing luxury about the building is the location (there is better options in the area), the quality is awful and the management is the worst in DC by far."
"Choose another place to live! There are plenty of options. It’s a good location, the units and building will seem nice, the front desk people are great but the bad outweighs the good. There is never anyone in the leasing office to help you with anything. (Wonder why you’re doing a self guided tour) That would be fine with me in most buildings but something will break down in your unit here at least once a month maybe more, they must install appliances used and the water pipes in the building are falling apart, our hvac broke 3 times before it was actually fixed. We got the dreaded big water leak that seems to happen to everyone here and could not sleep in our unit for close to a week. The leasing office will never do anything for you, you are basically on your own to coordinate with the maintenance staff to get things fixed. They also require insurance because if anything happens to your unit you will be dealing with them to get any accommodations paid for. Your unit is unlivable for any reason? Sorry you’re still paying that rent! Like I said they are useless. The rent and extra fees here are not worth it for the service you get. I will never rent a building under UDR management again. I have dealt with a handful of other management teams and UDR is by far the worst."
"You will regret living at the Andover House. Issues in the building are endless, and management is largely unhelpful. Tl;dr: constant issues with flooding in units, extreme levels of dusts, low quality plumbing (water pressure, temperature, clogs), dirty building (stench, insects, dirty exterior windows) and on top of all that, unresponsive, unhelpful building management. My girlfriend and I have lived in the Andover House for just over a year, and are finally so fed up that we're breaking our lease all together to escape the situation (btw, there's a ridiculous lease breakage fee, >2 months rent). Our issues have included: 1. Our unit has flooded three times. None of the flooding originated from our unit, but rather from issues around the building. One flood is understandable, two is annoying and three is inexcusable. All three times the flooding was so bad we needed industrial fans and dehumidifiers in our unit for > 1 week. Two out of three times they had to replace our floors and drywall (photos attached) 2. Flooding issues don't end with those we've experienced. In the Yelp reviews you can find a review about flooding in 2018. This was before we lived here, but interestingly, building management gave the same excuse then that they gave for one of our three floods - they forgot to connect the hose to the back of the washing machine. Additionally, just last week there was evidence of flooding in the lobby, where there was visible water damage on the ceiling and fans were pointed up to a cut out in the ceiling. (photos attached) 3. Dust - Our 750 sq. ft. apartment is so dusty that we constantly have three air purifiers running. We have to clean/change the filters every couple weeks. Additionally, we vacuum several times a week and every single time the vacuum is filled with thick, gray dust and requires emptying (photos attached). Dust originates from the HVAC system and vents. Smaller issues 4. Poor quality plumbing. Water pressure is terrible. Shower water temp is inconsistent over the course of a shower and from shower to shower. Our drains (shower, bathroom, kitchen) get clogged frequently. 5. Insects. This has not been a constant problem, but several different times we've noticed insects/pests near the HVAC vents (spiders, cockroaches and centipedes). Just another indication that they never clean the HVAC system. 6. Dirty windows. The outsides of our windows are insanely dirty. Not a huge deal, but for the price we pay to live here, you'd think they could clean the windows once a year. (photo attached) 7. Building management is unresponsive. This has not always been an issue but is a problem with the newer leasing staff. They leave their office doors shut and tell the concierge not to let people in. This was happening long before COVID was an issue. They also won’t respond to emails in a timely fashion. 8. We've had probably 20-30 different concierge's during our time here. Again, not a huge deal, but it does make you wonder why the building cycles through them so quickly. There's a few constants who are really nice, but the rest might be people you've never seen before. Isolated incidents: Last week there was a fire in the building, which is obviously not the fault of the building/management co. My girlfriend and I came home from a walk and got off the elevator on the 4th floor to a thick layer of smoke in the hallway. Visibility was poor and we were breathing in smoke. After a few seconds on the floor the smoke alarm started to go off. That said, with the amount of smoke that was already in the hallway, it should’ve been going off for minutes. On the flip side, if you even burn a piece of toast in our unit, the smoke detector goes off. Just a sign of inconsistent, faulty fire systems."
