"When I first embarked on the journey of leasing an apartment at The Preserve at Quacco Woods, I was filled with optimism and excitement. The glossy brochure showcased a new build with stainless steel appliances, and the floor plans appeared spacious and inviting. However, the reality proved to be starkly different from my initial expectations. Upon moving in, one of the first things I noticed was the surprisingly small bathroom. In the one-bedroom layout, there's a peculiar door leading to the water heater, which seemingly offers extra storage space. Unfortunately, this space is not accessible, rendering it virtually useless. With a severe lack of storage options throughout the townhome, this was a major disappointment. Moreover, it's evident that the construction of this complex was rushed. The walls bear witness to this, as they are nearly impossible to clean due to a peculiar paint choice that rubs off when wet. My attempts to inquire about the type of paint from the leasing office were met with uncertainty, leaving me without a solution. Maintenance issues further plagued my experience at The Preserve at Quacco Woods. Plumbing problems were encountered shortly after moving in, and the absence of peepholes on the door and limited security measures raised concerns about safety. Additionally, residents are forced to use a specific Internet provider due to the complex's exclusive contract, limiting our choices and potentially compromising our connectivity. Weather-related power outages have been a recurring issue here. During storms, the electricity can be disrupted for hours, causing inconvenience and frustration. To make matters worse, the trash situation is another persistent problem. With just one trash unit serving this sprawling complex, the bins are consistently overflowing, creating an unsightly and unsanitary situation. The Preserve at Quacco Woods has an array of stringent regulations that make it feel like living in a strict HOA. These regulations limit residents' freedom and flexibility, eroding the sense of home that one would expect from a leasehold. To add insult to injury, the pricing for one-bedroom units has increased without any discernible improvement or added amenities. This increase is unjustified, as the lease terms and overall living conditions have remained unchanged. The absence of any incentives or compensation for this uptick in cost is deeply disappointing. Furthermore, I must admit that I was a fool to re-sign my lease at The Preserve at Quacco Woods. If I could opt out of that decision, I would do so very quickly. My continued residence here has been marked by frustration and disappointment, and the lack of responsiveness from management only compounds these issues. Lastly, the management team at The Preserve at Quacco Woods has left much to be desired. Their unprofessionalism was on full display when I was talking on my personal phone outside of the leasing office, expressing my dissatisfaction with the complex. She then called my phone unsolicited which was unwarranted stating twice that she heard my comment and was not going to address it. This was unproductive, and failed to address or resolve any of my concerns relating to my visit to the office. In conclusion, my experience at The Preserve at Quacco Woods has been far from satisfactory. The initial allure of a new build with stainless steel appliances gave way to a litany of disappointments, from limited storage space to maintenance issues, inconvenient utility choices, and unresponsive management. I would caution anyone considering a lease at this complex to thoroughly research their options and weigh the pros and cons carefully before committing to a lease agreement. If you find yourself in a situation like mine, where you've re-signed a lease and regret it, the desire to opt out of that decision becomes painfully apparent."
"The trash is still a weekly problem despite changing the machine. It seems like the place started getting more 5 star reviews immediately after low ratings were being posted. I’ve never seen “residents” attempt to defend a places star rating this much. Not saying it is, but it just comes across as the company writing their own reviews."
"Just recently set an appointment to view the property for a 3 bedroom. I brought my kids and Husband to tag along, and we receive such great service from Ms.Tineika. She didn’t mind showing us more than one property because we were undecided. She was very welcoming & patient ,very informative with all of the information I asked about the apartments. She answered all of my questions even days after the viewing. Thanks again so much!"
"Everyone’s experience is different but I loved it here. From moving in to moving out I’ve only ever spoken to Tineika Parrish, the property manager, and I loved her. Not sure about anyone else in the office but she is very professional. The homes are really nice and clean and in a nice area. Trash didn’t start to become a problem until more people started moving in and people coming from outside the complex to dump their trash."
"This is a poorly ran complex. I will list our negative experiences in a clear and concise manner. 1. Upon moving in, we asked if we were allowed to install a ring doorbell in lieu of the standard doorbell. One of the office workers said yes there is no problem with that. My father in law bought the ring door bell (not the cheapest item) and began hooking it up to the wires of the original. Once finished, Tineika Parrish the property manager, stated that it is against our lease to do that. My father in law responded that one of the other workers, that said they were a property manager, told him it was allowed. Without any inquiry she said that she is the only property manager and that no it is definitely not allowed. Ok. Chalk it up for miscommunication. A couple months go by and my wife and I are walking to the trash disposal. We notice that there a multiple units that not only have ring door bells, but have replaced the original doorbell with the ring. Interesting that there seems to be an inconsistent level of enforcement of that rule. 2. Every time that we have had a service request, Tineika, has responded in a manner that treats our problem as trivial or that is is our fault. There have been questions such as, "Are you sure its really broken? Because I would have to call somebody out to fix it and I just want to make sure you really know if it is or not". I am a military member and it is frowned upon to constantly be on my phone at work. Whenever my wife has put in a request, I would receive 3-4 calls pertaining to the issue. This is completely unnecessary as there is a service portal that enables the tenant to fully list and describe the issues at hand. I consider this unprofessional to an embarrassing degree. Our garage door would not open so we put in a service request. Now it will not lock. 3. If you want to grill, do it elsewhere. My family and I wanted to grill one night on the weekend and the office was not open at that time. While grilling, we ran out of propane so I decided to run to the gas station near us to switch it out. I did this assuming that I could just show proof of purchase and receive reimbursement for the propane switch. When I went to the office during the week, Tineika immediately said that I in no way should have done that and I should have instead contacted the property workers to switch it out or wait until they were open. I would have wasted $200 of meat just to wait until the work week to cook it. I told her the situation. Her response was, "Well I don't even know how to cook with propane I use coal". 4. The trash. The trash is the biggest eye sore of the entire complex. They, as developers did not take into account the amount of dumpsters they would need and it is getting worse with each new tenant. Attached is the current situation as of July 30th 2023. Instead of creating more space to throw the trash away, they posted a sign telling tenants that they need to open and close the door three times if the trash compacter does not work on the first attempt. It is not a big enough reservoir. The complex is not even at full capacity yet either. Side note, if you leave your trash on your back patio for even an hour, you will receive an email from management threatening to fine your $15 dollars a day for the destruction of aesthetic. 5. The business center rarely has working printers so do not rely on getting any papers in hand there. Secondly, there is a recreation room in the main office building. The problem is that there is no way for residents to access it without walking through the managers office. Why even create a room for gatherings if it will be closed when the staff is not there? It does not seem very resident friendly as there is no key access through a side door like there is for the gym. Seems as if it is merely used for photos to show off this place online This is not a good place to live. Please look elsewhere."
