"New management is all about money. Rent increased tremendously, parking issues were never resolved (but they made sure they ticketed and towed vehicles), 3 security gates never work and strange people started to wander around and look in people's cars and pull at the door handles, always something wrong with the pool, etc. To make matters worse, upon moving out, they sent a bill for $1,000 to replace the high traffic area carpets that had normal wear and tear (2 years). They even changed up and said "well, it was mainly the living room and master bedroom because you can tell where the furniture was because it's lighter in those areas". Well yes, that's usually how that works, but why would you charge for the entire apartment and not just the master bedroom and living room, if that was the case? (Caught them in a lie there). I ended up having a company come and clean it and they were even shocked that Waverly was charging 1k for a replacement when all the carpet needed was a couple good deep cleaning sessions. (The cleaning was not good enough to them, they still charged me). We were very clean tenants and left the apartment in amazing shape, considering that when we moved in, it wasn't 100% clean due to the tenants before us refusing to move out and having to be legally evicted. During this time, we had to stay in the model home for a month while this legal eviction process was going on. They cleaned it for the most part but not thoroughly because they were trying to get us out of the model home asap and into our unit. I could definitely tell the cleaning was rushed, but I did not make a big fuss. The tubs/showers were not cleaned thoroughly and there was a thick black slimy substance around the drain area (which I put in a work order for because I didnt know what it was), the carpets were not 100% clean, but we did not complain, as they weren't nasty either. We just were glad to finally be settled after all of the craziness that we were blindsided by. Back to the carpet, I just don't understand how after 2 years, they expect it to look brand new when it didn't look brand new when we moved in. We added a large area rug in the living room where there were minor imperfections from the prior tenants (normal wear and tear) and called it a day. They are contracted through a "carpet cleaning" company who supposedly told them that it couldn't be cleaned and just needed to be replaced, even after we hired a company to come out and deep clean. I've never ever experienced this in all my years of living in apartments. It's ridiculous and they just wanted the money! Glad me and my family got away from there. They added some cheap, poorly done paint to the apartments and expect that to make up for the ridiculous increase in rent and inadequate service. We may have still been there if the old managent was there. They actually cared about their tenants and not just the money."
"BEWARE.. the photos I have provided are what happened to the back of my mirror that was hanging on the wall in my unit. I used to reside in building 11 and we were unaware that this unit had TERMITES. I cannot speak for other units in that building but just giving a heads up. We notified the office staff and maintenance immediately and they did not move with any type of urgency regarding the matter. We asked if we could receive some type of compensation towards our mirror as it did not come into the unit damaged but it is now damaged and had to be disposed of but of course it was denied. We did not renew as rent was steadily increasing and no changes were being made to the amenities or inside of the units. It is not a “gated community “ as the gates have been broken for the 2 years we lived there. Overall the community is not a bad place to live HOWEVER it is not worth the money that they require you to pay to live there."
"I could have sworn I already wrote a review but I guess not! We came from out of state a few months ago which meant we were unable to view in person but from the time we applied, up until we got here everything went so smooth and exceeded our expectations!!! Thanks to Tammy she was always availble to answer any questions or concerns. Very good sized apartments, beautiful property, people complaining about parking saying they have to park several buildings away doesnt make sence to me?? Even when theres no parking directly in front of my building theres usually a spot close to the back enterance of the building. Yes the later you get home the harder it is to find a spot but we have never had to park several buildings away. The furthest away for us has been the next building over. We love waverly and have had no issues so far!!!"
"Waverly Station is the worst place to live if you want to park near your building. Everytime I come home I have to park at least 8 buildings away. God forbid you want to be safe & near your building so you park in the street. They will tow you!!! So nice of them. They towed me & 4 of my neighbors for parking in the street with no signs up or anything. They claim they send out emails about it…. we wouldn’t park there if we had emails threatening towing. People have children, groceries. Young people live here. We don’t want to park 8 buildings away if we get off late… Find a better system because y’all are absolutely the worst apartment I’ve been at. Ridiculous. The gates are never closed. Random people walking in & out with Parker’s being next door. It’s unsafe & nobody cares. Some neighbors are still parking on the street because they have no idea. PUT UP SIGNS!! SOMETHING!!! My god is it that hard? Thanks for nothing Waverly Station."
"I have lived here for 6 months now and I absolutely love it! The units are so big and well kept. The community is very quiet and feels so safe. The maintenance staff has always been phenomenal and fast to fix any issues I’ve had. The office staff treat you like family and are a wonderful addition. I can’t recommend Waverly Station enough!"
